It is a really quiet location, just enough off 395 to eliminate traffic noise, but close enough to walk to restaurants, etc. The hotel is really cute and the staff is friendly. It's all one floor, with dedicated parking spot for each unit, so if you have a bunch of junk to unload, it's easy to do so. (plenty of street parking too if you had multiple cars for some reason).

I really don't have much to complain about, I guess the room was small-ish, although more than adequate for our one night stay. We purposefully booked the smallest size room since we knew we weren't going to be spending that much time in the room (and didn't have much luggage), so it was not unexpectedly small.

Window spring that keeps the window up was broken and non functional. In the process... when that spring broke, the window fell and it broke the retaining latch off the window, too. No way to keep the window up and open and letting cool air in in the evening to cool the room off. Ad also states continental breakfast served. Yet you go inside the lobby, after they have your credit card # after a long drive, and a tiny little sign says "no breakfast". Not even a fresh brewed pot of coffee, just the poor little coffee maker and stale grinds in your room for coffee, with an inadequate amount of creamer or sugar for the whole 24 ounces of coffee, four 6 oz cups.

I liked that The window HVAC unit was heat and cool and I could set it to continuous fan while we slept to provide a nice loud white noise. I liked how you literally park right next to your room and the city park is right next-door.

I did not like the HVAC unit if it was set on heat mode and the fan would cycle on and off I wish the fan could stay running constant. luckily I brought extra blankets in the car that kept us warm while we ran just a fan overnight.

Very clean - the most important criteria for all hotels. The rooms are in little bungalows that have seen a few years but are newly renovated with hardwood floors, bathroom, and a new window air conditioner unit. Friendly proprietor. Lots of little animal statues scattered around the property.

The room was a little small, and there was no fridge. The air conditioner / fan was pretty loud, making it hard to sleep at night (Bishop in the summer reaches 100F/38C).

Very comfortable, super friendly staff. Easy to get to from the main road.

It was rainy when we were packing up, and the floors were wood/lane ant so we got water all over coming back and forth a bit…not sure the easiest way to keep that dry other than put towels down for future stormy days? Very nice flooring but messy when wet.

Really good option for the price. Friendly and easy check in. Very clean. Quiet. Small but nice rooms. Good location - central but off the main drag so peaceful.

It was nice that they offered a continental breakfast (rare after COVID!) but the options could be improved.

Can park very very very close to the room & each room has a reserved spot. makes loading & unloading easy. also heater in room was very good, it would be perfect for even the coldest night. also location was walking distance to many restaurants like Holy Smoke Texas BBQ.

Well located, clean easily accessible rooms, parking right by room so easy to move your stuff in/out of the room. The owner had even made it a point to turn up the heat and hour or so ahead of my arrival. Not sure why this place gets relatively low rankings, it is great for basic accommodation.

The husband and wife who operated the Motel were exceptionally kind and helpful. I really loved the room and the grass area with tables and chairs lots of trees. An absolutely great place to relax and enjoy the views, even in the heat.
