The staff really made my trip the most memorable trip of all and I was so thrilled that I booked Kan Tulum! I have plans to visit Tulum again and I plan to stay at Kan Tulum and always recommend it to my friends who will be traveling that way. The rooms were BEAUTIFUL with an amazing view of the jungle, they even have little nests throughout the property where you can climb up to see the sunrise or the sunset. The cenote in the middle of the restaurant Ixchel inside of Kan Tulum is beautiful and makes for a romantic spot and set up. The pool is well maintained and you can see the animals and lizards while you swim with plenty of shad to be out of the sun but also enough sun for those that want to get their tan on. I wanted to recognize every staff member at Kan Tulum for how incredible they were and how much they made my experience one I will never forget. I may not be able to remember everyones name but I'll try my best to call out those by names. First, I want to give a very big thank you to Armando at the front desk... he was so very helpful with making suggestions on where to eat, where to go, where to get cash and so much more. He was so much fun and made me feel like family and was very interested in ensuring I left happy. Everyone at the front desk was also amazing but I found that Armando went above and beyond. I wanted to also recognize all the staff at the restaurant in the middle of Kan Tulum called Ixchel. The food is vegan and vegetarian forward and I'm mostly a fan of meat but still found myself enjoying all of the food and all the amazing drinks the bartenders executed well. There were a couple of the bartenders I can't remember by name but all of them were amazing. One in particular was Tony (I believe he's the bar manager) and I just wanted to say he does an exceptional job at what he does and should be rewarded as such.

Beautiful setting that makes you feel as if you’re deep in the jungle while only being a short ride from the main part of town. The rooms, facilities, and common areas are very well thought out, designed, and constructed. I was very impressed by the use of bamboo, wood, and stone.

There is truly nothing to dislike about this amazing place. I suppose the only thing I could recommend would be to have a more accessible on-site water refill but even the furthest rooms are not far from the bar (where you refill) and the room service is outstanding (you don’t ever have to leave it you don’t want/need to)

Let's start with the beautiful sustainable design. As an interior architect, it was a lovely retreat. I met the designer Sam during my stay and learned more about the design of this special eco-friendly project. I highly recommend staying here for at least one night. It's a small hotel, but very pleasant. I wanted a getaway from work, but I couldn't help myself from studying its design details! Wonderful! It's designed with bamboo in an organic architectural style where you feel very much connected to nature. They even have a small natural cenote that they preserved when digging up the property during construction. The room design is perfect. Very relaxing, functional, and comfortable. Very peaceful and quiet too. A rare find in Tulum. Perfect mix between modern, authentic, natural and luxurious. Their bathroom faucet even has a mix between the stainless steel faucet and bamboo! The architect Ivo Popov did a great job in translating the designer's vision into a highly functional and beautiful architecture. Salute! I'd love to come again! They had some snacks inside the room which was a nice surprise along with glass water bottles - way to go to keep your guests hydrated and nourished during their stay! And the breakfast was delicious too. 10/10!!

The only thing missing was an iron machine in the room to iron your clothes as you would see in any luxury hotel. Other than that, everything was perfect! Can't wait to see the hotel when the other buildings are finished with construction.

Firstly the location, it appears that it's on the edge of town. Having never visited Tulum before and realising it was spring break, I was concerned by the potential for noise. However, I needn't have been. It's surrounded by trees such that any outside noise is blocked. It's also inset from the road so you won't hear any traffic (the road isn't that busy anyway). In terms of food, the vegetarian breakfast was really tasty and warming. We tried lunch a few times and really enjoyed what we had each time, however, the menu is limited (4 options). I think they are adding a restaurant as part of their next phase though. That being said, you can easily order from tomato.mx and there are plenty of options to order from (for lunch and/or dinner). Staff were also really friendly and welcoming throughout. They are also available via whatsapp throughout the day which made is easy to ask quick questions or check the bike availability. We also received welcome drinks on arrival which was a really nice surprise! Temperature wise, the hotel is a few degrees cooler than Tulum due to the surrounding trees and greenery. This was definitely appreciated when we went to Tulum Ruins and noticed the sharp increase. Related to that, taxis into town are expensive (~450 pesos) compared to the other parts of Mexico we visited so be aware. The rooms are pretty separated from each other so there was plenty of privacy for us. Some of the rooms face into the hotel though. There are also a few view points throughout the hotel where you can look out over the jungle or watch the sun rise/set. Note that there was some construction ongoing while we were there (looks like buildings to house more rooms) but we weren't affected by it and couldn't hear any of it from our room (we were further away from it though). I definitely wouldn't let that put you off what is a fantastic hotel!

There are quite a lot of mosquitos about and while the hotel does provide free bug spray (and free refills), my partner and I were still bitten a fair amount. Nothing really the hotel can do about it (they did have small smoke pits to keep them away) but I'd recommend taking bite cream! We found that the temperature control of the shower in our suite was difficult as it was either really hot or really cold. We ended up using the bath instead though which worked better. Minor issue but the bath has strips to prevent slipping when using the shower. This was uncomfortable if you slid too far when using the bath though as the surface is quite course.

As Two architects we absolutely loved the concepts & buildings of KAN - it was literally a dream! The owners have put so much consideration into the buildings, the views, the sustainability, the ecology & ensuring you feel fully immersed in nature - despite being less than 5 minutes from town. Our room was beautiful & very private with a spectacular view over the jungle! - I really hope this isn't ruined in years to come by encroaching developments. The staff were lovely & helpful. The pool area could be in the middle of a jungle just beautiful & the cocktails are delicious & different! Private Cenote was a lovely novelty! such a refreshing lunchtime plunge!

It was on a very busy road between tulum town and tulum beach - Although you cannot hear the road noise, it is terrifying to walk or cycle down & I definitely wouldn't feel safe after cycling back after dark. As a result we ended up driving when we wanted to pop out. In line with the sustainable principals - The hotel doesn't have any meat on the menu. I'm not a barbarian, so I can live without it - But it did leave us feeling like we needed to drive into town for authentic Mexican meals & some others might feel the same. - The breakfast pancakes and Leche peanut butter was next level though! I could eat those every day for the rest of my life

We really enjoyed our honeymoon and my husband’s birthday stay at KAN Tulum. Even before arriving, the team was very helpful with booking airport transportation to and from the hotel. The vegan/vegetarian breakfast was so fresh and we enjoyed the bar onsite!! I recommend the honey monkey, I think I drank 6 in the span of 3 days lol. The staff also uses WhatsApp to communicate and helped us with every taxi that we needed

We loved absolutely everything! Kan is centrally located right between Tulum Centro and Tulum beach, but also for this reason, you do have to take taxis everywhere unless you have a car rental

At the begining we order the privet pool room. I don't recommend this room because the pool is connected to the main pool and main area, and there's no privacy in the room at all because the windows. After asking we changed to the 3rd floor with the view and we loved it. The massage was great. Small and beautiful place You have to have a car or taxi to stay here.

The room with privet pool is not privet at all. Very not recommended. The pools were all dirty. When it's raining there's nothing to do here because the rooms are small and all outside

We stayed in Kan Tulum at the end of our stay and this was the best part of our stay. During checkin, we were welcomed with a welcome drink and had a tour of the property explaining the architecture, showing the cenote and all the amenities. We chose the infinity pool room, where you have a small patio with direct access to the pool (shared with the other infinity pool room, there is a separation area, so the pool still feels very private). The interior of the room is very well designed and convenient. The cenote inside the hotel is definitely a big plus - and it’s exactly as per the photos :) you have the possibility to swim and there is even a chill area next to it if you want to sit and relax. The breakfast is vegan with options for eggs and very tasty. The shared pool is very nice too, with possibility to use sunbeds around it. On the roof of 2 of the buildings, there is a « nest », a relaxing area where you can sit and enjoy the view over the jungle and sunrise / sunset. The staff, at the reception, at the gates (security) or doing the cleaning were very attentive, friendly and welcoming which contributed a lot to the relaxing atmosphere. The owner also explained us a lot about the architecture and how they are building the hotel further.

The only suggestion for improvement that I would have is related to the bikes made available by the property : the hotel has some bikes available but there is limited availability (less than rooms) and no« visibility » on their availability (I.e is there any available, at what time etc..) so in the end it was easier for us to rent them from external company.

Super chill, not crowded at all. No annoying drunk tourists. The saltwater pool is kept very clean and the cenote is small but very pretty. Healthy and really, really good breakfast and coffee served daily. Rooms are nice with comfortable beds, soaking tubs, air conditioning and a stove and sink. There are nests perched above all the rooms in which to watch the sunset or a storm come in. Each room has its own balcony large enough to watch a storm with out getting wet. They are building more rooms and what looks like communal spaces all in a sustainable and eco friendly manner. There are too many things to list in a review but if we ever go back to Tulum we will stay at Kan Tulum again.

A little far from the beach and city. Cabs are expensive in Tulum but they have bikes, scooters and ATV’s to rent. ugh

Staying here felt like we had walked into a different dimension. So peaceful and gorgeous. The architecture and foliage are stunning, but we also really appreciated the staff, especially the bartender, who was there from noon–8 every day—she's a genius who turned me onto a local mezcal. A very tasty vegan/vegetarian breakfast is included right there at the hotel, but all other meals you'll have to venture out for or order in easily on the Tomato app. We were actually glad for it, because we took two bikes complimentary from the hotel for a short ride into Tulum Centro to shop and eat and came across the best ceviche we have ever had in our lives. At night, we hung out in the rooftop nests watching the sun go down over the jungle. Everything was magic.

As many others have said, it would have been nice to have an option of a restaurant available onsite later in the day, but the food we got in town really makes that quibble negligible.

The owners have put so much consideration into the buildings, the views, the sustainability, the ecology & ensuring you feel fully immersed in nature - despite being less than 5 minutes from town. Our room was beautiful & very private with a spectacular view over the jungle! - I really hope this isn't ruined in years to come by encroaching developments. The staff were lovely & helpful. The pool area could be in the middle of a jungle just beautiful & the cocktails are delicious & different! Private Cenote was a lovely novelty! such a refreshing lunchtime plunge!

It was on a very busy road between tulum town and tulum beach - Although you cannot hear the road noise, it is terrifying to walk or cycle down & I definitely wouldn't feel safe after cycling back after dark. As a result we ended up driving when we wanted to pop out. In line with the sustainable principals - The hotel doesn't have any meat on the menu. I'm not a barbarian, so I can live without it - But it did leave us feeling like we needed to drive into town for authentic Mexican meals & some others might feel the same. - The breakfast pancakes and Leche peanut butter was next level though! I could eat those every day for the rest of my life

We really enjoyed our honeymoon and my husband’s birthday stay at KAN Tulum. Even before arriving, the team was very helpful with booking airport transportation to and from the hotel. The vegan/vegetarian breakfast was so fresh and we enjoyed the bar onsite!! I recommend the honey monkey, I think I drank 6 in the span of 3 days lol. The staff also uses WhatsApp to communicate and helped us with every taxi that we needed

We loved absolutely everything! Kan is centrally located right between Tulum Centro and Tulum beach, but also for this reason, you do have to take taxis everywhere unless you have a car rental

At the begining we order the privet pool room. I don't recommend this room because the pool is connected to the main pool and main area, and there's no privacy in the room at all because the windows. After asking we changed to the 3rd floor with the view and we loved it. The massage was great. Small and beautiful place You have to have a car or taxi to stay here.

The room with privet pool is not privet at all. Very not recommended. The pools were all dirty. When it's raining there's nothing to do here because the rooms are small and all outside

We stayed in Kan Tulum at the end of our stay and this was the best part of our stay. During checkin, we were welcomed with a welcome drink and had a tour of the property explaining the architecture, showing the cenote and all the amenities. We chose the infinity pool room, where you have a small patio with direct access to the pool (shared with the other infinity pool room, there is a separation area, so the pool still feels very private). The interior of the room is very well designed and convenient. The cenote inside the hotel is definitely a big plus - and it’s exactly as per the photos :) you have the possibility to swim and there is even a chill area next to it if you want to sit and relax. The breakfast is vegan with options for eggs and very tasty. The shared pool is very nice too, with possibility to use sunbeds around it. On the roof of 2 of the buildings, there is a « nest », a relaxing area where you can sit and enjoy the view over the jungle and sunrise / sunset. The staff, at the reception, at the gates (security) or doing the cleaning were very attentive, friendly and welcoming which contributed a lot to the relaxing atmosphere. The owner also explained us a lot about the architecture and how they are building the hotel further.

The only suggestion for improvement that I would have is related to the bikes made available by the property : the hotel has some bikes available but there is limited availability (less than rooms) and no« visibility » on their availability (I.e is there any available, at what time etc..) so in the end it was easier for us to rent them from external company.

Super chill, not crowded at all. No annoying drunk tourists. The saltwater pool is kept very clean and the cenote is small but very pretty. Healthy and really, really good breakfast and coffee served daily. Rooms are nice with comfortable beds, soaking tubs, air conditioning and a stove and sink. There are nests perched above all the rooms in which to watch the sunset or a storm come in. Each room has its own balcony large enough to watch a storm with out getting wet. They are building more rooms and what looks like communal spaces all in a sustainable and eco friendly manner. There are too many things to list in a review but if we ever go back to Tulum we will stay at Kan Tulum again.

A little far from the beach and city. Cabs are expensive in Tulum but they have bikes, scooters and ATV’s to rent. ugh

Staying here felt like we had walked into a different dimension. So peaceful and gorgeous. The architecture and foliage are stunning, but we also really appreciated the staff, especially the bartender, who was there from noon–8 every day—she's a genius who turned me onto a local mezcal. A very tasty vegan/vegetarian breakfast is included right there at the hotel, but all other meals you'll have to venture out for or order in easily on the Tomato app. We were actually glad for it, because we took two bikes complimentary from the hotel for a short ride into Tulum Centro to shop and eat and came across the best ceviche we have ever had in our lives. At night, we hung out in the rooftop nests watching the sun go down over the jungle. Everything was magic.

As many others have said, it would have been nice to have an option of a restaurant available onsite later in the day, but the food we got in town really makes that quibble negligible.
