Atlantic Beach Hotel Newport

We were originally booked for the "suite room" an auto upgrade, i did not request because I did not want to be in the back of the hotel. When I explained it was my 40th bday, the front desk staff gave us a beautiful room with door that opened looking out at the ocean! Now that was an upgrade. The restaurant across the street, Tickets has amazing food and service!

The pool facility was a sauna! Need to open windows/cross breeze. And it needed to be tidied up, no towels available. The lobby bathroom needed to be cleaned. All while the front desk staff sat behind the desk on cell phones...

Room was great -- surprisingly large and stylishly beachy. King bed was very comfortable (would have been better with standard or king pillows instead of the 5-6 curiously small pillows). Bathroom was also surprisingly large, though the layout was a bit "off" with the toilet way too close to the tub/shower. Still, it had a large wooden bench and was very functional and well-stocked with towels etc.

1. Check-in was confusing. We arrived very late and went to the wrong building. Desk attendant at 1st bldg sent us to the correct bldg but there the front desk had a sign saying to go to the other bldg to check in. Desk attendant #1 was able to check us in, but was blatantly annoyed with Desk Attendant #2 (who was present when we returned to correct bldg and said he had been away responding to a noise complaint). Both attendants were friendly and helpful and we were not upset, but we wondered why #1 didn't just check us in, in the first place. 2. Room was great but could have used a coffee table to use with the chaise, and maybe a rug to take the chill off the vinyl plank flooring. Also, instead of standard pillows there were 5 or 6 curiously small pillows.

I have stayed at this property a number of times alone and with friends. Always clean. Certainly a great location. Staff has always been friendly, although have limited interaction as there’s nothing I need to inquire about.

this trip I did not care for the location of the room as it was close to buildings next-door. Which meant I had to keep all the shades down, and the living room did not have the sheer shade, so had no light in there. I did asked to relocate, but there was no availability. Although the day before I was told they were plenty of rooms so I found that a little confusing, but not enough to worry about.

- Good location, you can walk to a lot of restaurants and a few shops; easy beach access. - Decent parking - The beds were comfortable. The bathroom was a great size. Nice darkening shade on the window for nighttime. - They cleaned our room really quickly, I don't know if it was because we were first on the list but they were done by the time we got back from breakfast! Did a great cleaning job. - Staff seemed friendly, gave us lots of extra towels and pillows when we asked. They do offer late check out until 12 if you ask, and they offer 10-20 dollars and hour for any extra after that. Hotel was clean. Snacks in lobby, we didn't buy any but it's nice they're right there in case you need something.

- No place to hang your wet stuff outside to dry. I know it's a hotel, not a motel, but that was hard for us. We had to put our beach towels and bathing suits in the bathtub. This is really my only real complaint, but nothing to make me not happy with the stay! - It's 2 buildings worth of hotel. The pool is in building 1, so it's a little strange if you are staying in building 2. - The tv remote wouldn't let us change to HDMI 2 (I had brought my laptop so we could watch movies) so we didn't get to watch what I brought. Remote/tv was confusing, but this wasn't that bad as we only used it at bedtime. We also didn't ask for help.

The location far exceeded our expectations! We were traveling from North Carolina and were unfamiliar with where to stay in the Newport area. The beach access and close proximity to the Cliff Walk was a tremendous bonus - and we especially enjoyed the discount and relationships with Tickets across the street, which made it easy for us to grab several meals, including breakfast! Would love to stay in this area again! Staff assistance at the guest services desks and the quality of the daily housekeeping was extraordinary!

We knew the rates would be expensive everywhere this time of year, and we stayed in a King Suite, which was lovely, albeit more like a room with two kings than a "suite" similar to large, nice hotel chains - but two other families we were traveling with were in smaller rooms that were less appealing. I worry they won't want to stay here again. It would be awesome if there were special deals for staying multiple nights during the week or something like that to make it feel like a good deal for to stay at this hotel.

I loved the location, I’ve stayed around this area many times before and this hotel was definitely on my check list to try out and it did not disappoint. Great walking distance to restaurants, liquor store, the beach and to many more little stores and places you might need to go to. The staff was nice and helpful. The 10% discount for Tickets was also a great touch, such a good restaurant. So great we went twice!

The bed we slept on is in need of an upgrade or needs to be flipped. I managed to sleep a little better than my significant other but it definitely dipped in the middle of the mattress and my partner having a bad back from slipped discs definitely made it a tough night on him. I tossed and turned but was able to get a better sleep than he did. I wasn’t the biggest fan of the pool or the pool room being as hot as it was even though I know a lot of people do like that but it was already hot outside so we didn’t end up staying in the pool area for long.

Loved location. Loved room itself. Staff was lovely. Noise wasn't an issue for us as it seemed to be for people in the other reviews (seemed as though it was most families staying in the double king suites in the second building.) We asked to be away from the lobby just in case.

The hallway carpeting needs to be replaced in the second building were we stayed and we weren't impressed with the indoor pool and it's general cleanliness even though it was useable.

Hotel's location is perfect for the beach and Cliff Walk. It is a couple mile drive to downtown Newport so if your looking to spend most of the day there, plan on spending $30+ dollars to park.

Bed and pillows were not very comfortable. Bathroom was a little dated, needs some TLC. Other than that, the amenities offered in the suite (fridge & microwave) were a nice added touch.

We were so lucky to be able to check-in at noon. We appreciated dropping our luggage off and exploring, thank you.

The room was very small for 4 people. The space was tight and the furniture felt as if it was on top of us. I just felt that for $300 a night we could have stayed somewhere that had more space. I also felt the mattress was so hard, not very comfortable.

The location is amazing. That is what you are paying for. The beach is across the street. There are plenty of restaurants and bars, etc in walking distance. If you ventured a longish walk, you could get to the Cliff Walk and Bellevue Avenue. Regarding the rooms...The beds were very comfortable, the housekeeping was very good. They come late to your room to be refreshed. The shower was excellent. There was free coffee in the lobby, which is better than the generic Keurig that is offered in the room.

You are paying a premium for the location. I stayed during the height of the tourist season, so I do understand the high cost. The room itself is sparse. I am assuming for cleaning purposes there is no rug. The room consists of 2 beds a dresser and a table, with a table between the beds. No decor and no curtains. You will have shades. The bathroom is adequate Has a great, strong shower. There is only one parking space per room. We payed close to $400 a night for this room. The housekeeping was very good. Staff nice enough. No breakfast is offered. You can go across the street to Tickets for all meals. The breakfast at Tickets was good. The area during this summer, post covid season was extremely busy.
