Apartment is a 20-25 minute walk along the main fast road into Bellagio. An easy walk but parts do not have a footpath. I understand there’s a Villa you can walk through in the summer months.

There are no kitchen utilities and the accommodation is not close to any supermarket market or restaurant so you’re basically there just for sleep!

The apartment was beautifully furnished and had an amazing wet room/shower. The breakfast was plentiful and amazing quality. The hosts Alissa and Clizia were very welcoming and super helpful during our stay. The location was really good, away from Bellagio but with great connections. It was a peaceful place with a lovely little cafe/wine bar literally on the door step. You could even get a bottle of wine to take out and enjoy on the harbour wall while sun sets. The local fish restaurant, ristorante mella, which serves beautiful Lake Fish was around the corner (a must try for fish lovers!). We also had a free beach 3-4 minute walk away which had an amazing Riverside cafe for food and drinks looking out over the lake. Villa Melzi gardens were a further 3-4 minute walk away. Buses were available into Bellagio with the stop a 5 minute walk near the local bar, or if uou are happy walking, it was about 20 minutes depending on how quickly you walk, to Bellagio sea front. The town of San Giovanni has its own harbour (small), so ferries stop to other destinations on the lake, you can also hire or book tours here too (we did not have time). Overall, we were very happy and would recommend to anyone.

From the moment I arrived, the experience at this apartment was nothing short of wonderful. The standout feature for me was the cleanliness of the place. Another highlight was the breakfast which was included during the stay! Overall, the stay was remarkable. The combination of a pristine apartment, a helpful host, and delicious breakfasts made the trip unforgettable. I highly recommend this place to anyone looking for a comfortable and hassle-free stay.

Very clean, comfortable apartments. We were surprised by the very tasty and filling breakfast that awaited us in the morning in the lobby. Free parking, where there were many places, right next to the entrance to the apartment, you didn’t have to drag your suitcases for a long time

There were difficulties turning on the air conditioner; it did not turn on. We arrived late at the apartment and there were almost no open restaurants nearby, you need to walk for about 20 minutes to reach a place where there are many restaurants. But we chose the location ourselves, so we can’t count it as a minus.

Lots of modern comforts, which were very welcome after a few nights of staying in a more "old-fashioned" guesthouse. After pulling heavy luggage around, I was so relieved there was a small lift for us to reach our 3rd floor room! The owners have thought of everything. Great options for breakfast. There was a ferry stop (San Giovanni) within a minute's walk from the accommodation (though it's not served by as many ferries as the main Bellagio terminal). We loved being woken in the morning by the authentic sound of the local church bells. Lovely walk from San Giovanni into Bellagio through the lakeside gardens of Villa Melzi - was worth the garden entrance fee and our ticket also covered a return walk. Alissa was so helpful with guidance and suggestions for our stay.

There was WiFi but it wasn't very strong at all. Although this is probably an issue with the locality, rather than the accommodation itself!

Slow wifi connection

It's a very good place to stay, clean, beautiful, very spacious, on the 3rd floor with a good view and an elevator. There is a large balcony to sit and relax while sipping your morning coffee. It is next to a cafe and near many restaurants. There are all the amenities like at home. There is a private parking garage. I can cook because they really have all the equipment. There are lots of wine glasses. There are a lot of hangers in the closet. I really like it. The bedding is complete. The bathroom is fully equipped and includes a washing machine. Verana, the owner and her father are very sweet and kind. Verana responds quickly to messages. and explains everything in detail. I highly recommend it if looking for a nice place to stay in Bolzano.

The accomodation is located in a fantastic area, close to the lake. The rooms are characterful and beautifully designed, very clean and neat! Breakfast was very tasty and plenty, it contained protein (egs, ham, cheese), croissants, a variety of youghurt, jam, chocolate, butter, good coffee. The location is easily accesible, close to the centre and villas. It has parking spaces nearby. Check in was smooth and easy. We’ll definitely come back again 🥰

Excellent stay at this cute B&B right in the heart of the cobblestone streets of San Giovanni! Alissa is a very responsive host and ensured we had what we needed throughout our stay. The bed was comfortable and the room was incredibly clean. We were in apartment 4 and there is a lift which is helpful with luggage. A lovely breakfast is provided and the NeNe family cafe is just around the corner. We had evening drinks there before dinner. Just a quick walk to the pier to catch the ferry to other villages. *The ferry does not service San Giovanni on Wednesdays. Also a 20 min walk via the street to Bellagio (wear comfy shoes...lots of hills but a gorgeous walk) or you can pay a small fee to walk along the water and through the garden of the villa next door during certain daylight hours. There is also a small train that services a few stops including the parking area just outside your door. We had a car and there is ample parking. This is the PERFECT location to be near the activity of Bellagio but still feel like you are nestled in a tiny, quiet village. Expectations exceeded! We hope to return and when we do, will definitely stay here again!
