I really liked the quiet of the area this time of year. It was lovely to see the farmers fields… I really appreciated that we were on the first floor although it did require three big sets of stairs to get there. When the restaurant opened at 7:30, it was an absolutely lovely experience and very relaxing with good food and service.

I don’t think I realized when I booked how far away it was. It was €45 from the airport to get there and €35 to get back to the airport. I didn’t like that we never saw any staff. We didn’t realize that there would be no one to ask a question of and it felt very isolated. We weren’t even certain the restaurant was going to open that evening, although we did find out around 7 o’clock. it was just a very different stay.

Because of its location near the airport, this worked well for us to overnight on our last night in Italy before an early-morning flight. The room was clean and fairly comfortable. The restaurant downstairs was wonderful and just what we needed for a final meal on our last night. Simona was very helpful in answering questions via WhatsApp and providing information to book taxis. While this location is somewhat close to the airport, it is still about 15 minutes away so there is no loud airplane noise to be concerned about.

Getting to the property is a challenge from the airport because it’s super close. You will be ripped off by the taxi. Talk to the hotel for them to arrange their driver. Worth it.

The B & B was in a reasonable location near the airport with an excellent restaurant on the ground floor. We didn't meet the staff but communication through Whats app was good, so we had the room code before our arrival. There was plenty of hot water and clean towels and the room was clean. The staff provided us with the number for a driver, who was extremely reliable and picked us up late in the evening and was back the next morning to take us to the train station at the airport, we also stayed a 2nd night at the end of our holiday, so we used the driver for a further two trips both of which were on time. I would say for a place just to sleep and shower for the night this B & B was very good value for money and I would stay there again.

Even though on the map the B&B is near the airport, it is still a 15 minute drive. The first room we stayed in was larger but the toilet seat and lid wouldn't stay up, so that was a little difficult, we had no issues with the second room. The breakfast consisted of water, juice and packet cakes, but to be honest for the cost of the room I don't think you can complain.

Shuttle service to airport (reason for me to book) was out of service at the moment. I would recommend that you also provide the service of booking the restaurant downstairs for us, that would be even easier for us.

Big room, huge bathroom- very clean & service efficient. Exceptionally helpful host - Simona - who sorted a taxi overcharge & helped us negotiate our way to Rome Central via WhatsApp. There’s a great & reasonably priced restaurant beneath the BnB with jolly staff & lovely food.

It is miles from main transport routes & any town. But we should have checked that. There’s a bus to the airport - but they don’t run often so check the times! The breakfast was minimal, & no tea! - but there is nice cafe up the road.

Room was clean, organized, bathroom in great shape. The restaurant on the ground floor was a delightful surprise. Very affordable, tasty food in what our taxi driver called a typical Italian local restaurant. My wife is Italian 3 generations removed but the home made red wine brought back fond memories for her. Great to be out of the typical tourist places.

Little things, the American B&B experience includes breakfast in a common area with others and usually the owners, that was missed. At a B&B part of the charm is the conversations with others. Breakfast of packaged cakes while nice but again isn't the typical B&B experience in America. Would have liked to have opened the shutters but to see out but could not seem to get it to go up. Since we were there about 14 hours total, none of this is a big deal.

Room was great, although the slanted roof caused us to bang our heads a lot. The best part was the delicious restaurant on the ground floor, too bad only open for dinner though. The room had all the amenities but the breakfast was disappointing -just a few packaged pastries. We couldn’t make coffee or tea in the room. Also the TV had no English channels. The staff was very accommodating though and gave us the info we needed in advance. The location was far out in the countryside though, which surprised us but the staff helped to connect us with a driver to get us to/from the airport. All in all we were happy at this facility, especially the dinner!

The room was gorgeous, super clean and comfortable. We ate breakfast out in the little terrace which was lovely. Dinner at the restaurant was spectacular--the al fresco seating, the homemade wine, the antipasta platter, the focaccia bread and the pasta were simply devine and the perfect way to spend our first night in Italy. We drove to the beach in the morning before heading to Manciano and sat in the hot sun listening to the surf. Absolutely one of the best memories we will take home from our trip.
