This 5th floor B&B has all the charm of 18th century Roma from the 2 person Otis elevator to the lovely no frills room. Guido met us at the door to assist with luggage. We arrived early so he kept our luggage until 10:30 check in. The check in process with Martina was very smooth. The room was clean and comfortable, and was serviced each day. We received vouchers for our daily breakfast at the Leon Bar (just 110 meters walking) that provided us with pastry of our choice and coffee. The location was very convenient for us. Most landmarks were easily within a 15-20 minute walking distance. On our last night stay a bottle of champagne was on our bed. We would definitely recommend staying here.

The only thing we didn’t care for was the height of the shower made it a bit difficult getting out of for concern if slipping.

Very authentic and beautiful apartment. The interior is truly breathtaking. Location is great as well. There's a metro station nearby. It's near Villa Borghese and not far from main attractions. My room had an amazing view on the Borghese park. The room itself is nice. There was coffee machine inside. Bathroom is clean and new. Hosts were very pleasant and accommodating. All in all it was a truly wonderful experience.

The ventilation in the bathroom wasn't strong enough so some days there was an unpleasant smell. It went away every time after cleaning service took place but came back later. The street can be noisy during the night.Bit that's the price of living in a big city. However, if you're not accustomed to it it can be challenging to sleep with open windows. There is also a hotel in front of the building and they have a restaurant on the roof. It was a party on the Friday night and it was even more noisy with music and everything. Anyway there's the AC system that works very well and with closed windows the noise doesn't disturb much.

Martina guest house was beyond beautiful and kept clean. This b&b gave my trip to Rome a perfect feel of the city full of history and art. Martina made the check in and out a smooth process and her communication was a 10/10. We were travelling late after check out and she kindly let us keep our luggage in the house. Guido met us at the house on check in and was a gracious host and was happy to answer all questions and gave us amazing recommendations for the best restaurants around. Nothing was too much hassle for both Guido and Martina. I would definitely recommend this b&b to anyone that wants to visit and have a real feel of Rome and the culture. If you want to stay central enough to explore the city on foot as-well as having the peaceful nights this place is perfect. I would definitely stay here again. Thank you both for your hospitality.

No faults!

The staff here are incredibly kind - we can’t fault our stay! The room was comfortable and fitted with everything we needed, the location was great - about a 15 min walk into the city which is fine when you only do the trip twice a day. The bed was made and rubbish emptied every day. Barely heard any noise from other guests. Breakfast was also delicious and great service at trecaffe bistrot!

The bottom left corner of the bed slipped off the frame a couple times, it’s an easy fix though - the staff were aware and were looking into it!

Excellent location, handy to everything and very quiet. Rooms are large and comfortable. Martina organised a transfer from the airport for us and it was great.

Bathrooms are tiny! Breakfast is ok but not great. There is also an extra charge if you check-in after late afternoon. It was quoted as EUR35 but when we arrived the man insisted on EUR50. He didn't speak fluent English so he could not explain why the charge had increased. He indicated we should ask Martina the next morning but we never saw her during our stay. We had no choice but to pay it and that felt a little sour.

the property was pretty good. maybe the type of breakfast could be better and the guys at the restaurant could do table service to people coming from Martina house as well (we are paying as well).

Everything was amazing. The location is wonderful, close to many restaurants, shops, sights. The building is unique, with an authentic Italian spirit, the conditions were more than wonderful. The breakfast in the cafe next to the building was nice. It was very clean, spacious and comfortable. The hosts were amazing, very kind, smiling and helpful. I highly recommend the place if you want to feel the spirit of Rome and charge yourself with positive emotions. Thank you for everything, see you again :)

Absolutely impeccable in every possible way. Martina, the host is the superlative in courtesy, kindness and punctuality. The location, unbeatable, and being on the 5th floor, not only was it silent at night, but the view over the Giardini Borghese was nothing less than breathtaking both in the morning and at night. I took public transport here and the directions Martina gave were precise and it was really simple and convenient. The very large room was gorgeous, the whole structure was so tasteful and beautiful, you felt almost as if you were a guest in someone's home (but with 100% privacy, in fact, after check in, I was fully autonomous and it almost felt like I was coming back to my own home after a day out, what a good feeling that is), and I never felt like I was in a hotel. The bed was extremely comfortable. Unlike so many hotels, the showers leave something to be desired. Not this one! This will definitely be my "go to" hotel in Rome. I cannot reccommend it highly enough!

Fabulous b&b in a quiet area of Rome, but close enough to get down to the Trevi fountain and Spanish steps. Villa Borghese is just behind the building. The rooms are so pretty, with original doors from the 1800’s. Rooms and bathrooms are spotless and the hosts could not do enough. Highly recommend

Great communication with the FANTASTIC staff. Superb! Beautiful, very clean rooms in a nice, safe building in a very good area. Great restaurants nearby. The two breakfast bars (for which you get vouchers) were nice. I enjoyed the Bialetti espresso machine in the room!

While the individual room doors are stunningly beautiful, they don't at all meet today's usual hotel safety standards.
