If you are looking for a very comfortable, clean and quiet place to stay in Rome, outside the noisy centre but with very convenient options to travel to all tourist places in Rome - this location is highly recommended and should be your choice! A quick summary of main points: - Rooms are located in a clean, quiet apartment house in a small dead-end street, all rooms have view to a recreation area, some with balcony. Very nice, large and thoughtful rooms, newly renovated, with very comfortable beds and a nice, decent bathroom with rainshower. Very clean, daily service. Portier service, elevator. - The host, Davide, and his staff are extremely helpful and friendly - he was very attentive and always looked to make our stay as comfortable as possible, and gave good recommendations for restaurants, interesting places to visit (apart from the well-known ones). - Kitchen area (shared) with fresh cookies, espresso-maker, soft drinks. Breakfast is currently available in a typical italian bar located in the apartment house, which gives you the best start into the day and the italian way-of-life. - Transportation - though in quiet part of central Rome, the location is conveniently situated a 5-min-walk away from the tram station, the ancient city center is a 20-min-ride away, and you are at Piazza Venezia, Collosseum, Pantheon etc.. Also to Vatican it takes about 20 min by bus. For airport transfer, ask the owner to pre-book a taxi, it has been very reliable and less expensive than other options. - Food - as the suites are located in an area where the domestic roman population is living, there is an excellent choice of restaurants available in 5 - 10 mins walking distance. No tourist traps, but authentic, excellent food for fair prices. Highly recommended: Osteria SIA or Trattoria Da Cesare al Casaletto. Overall, an excellent choice to stay - very comfortable, convenient and well located to visit all attractions in Rome, with good restaurants in the surrounding.

Honestly, there were no points which would deserve any critic.

The location was fine. I am sure the rates were a little lower because the location was on the edge of Rome. Not in the middle of all the action. Worth the savings because the busses are so efficient. We took the 8 bus back and forth easily running frequently. Also the local restaurants had better food and Lower prices than in the city center. We felt like we got to see what living in Italy would be like. Out side of the very touristy area. Also the h bus took us to the Train to our next adventure which took us to Florence . Next time I would stay my entire Rome visit here. Save money and still see everything because the buss service is so good. The buss stops right out side the complex where we stayed. We had complimentary breakfast every morning at a cute cafe with great coffee. Our favorite place to eat was ceazare just a couple blocks away. Local style. Great food. Priced lower than in the touristy area .

I have to say, this room greatly enhanced my trip to Rome. It's located about a half-hour drive from the city center, and right below is the "8bus" stop, with a bus every 2 minutes, so transportation is never an issue. What stands out the most about this place is the service. The landlord goes above and beyond to meet your needs. In my view, he values the guest experience over profit. Whenever I needed assistance, he promptly provided the best solution he could. So, the high rating this place received on booking is truly well-deserved. Once again, I'd like to thank the landlord for all the help during my stay.

It’s like a gem hidden in this local residential area. The surrounding is very home like feel. The apartment is converted into B&B suites…so chic and pretty…sparkly clean. My suite has a balcony with a nice view. The whole environment is peaceful and quiet, You will be given all information and guides by What’sApp and it’s so smart and responsive and feel like having a remote butler. The lady housekeeper is nice will clean the suites and place everyday. The breakfast place is right next to the building and it’s very local and cute. Great place to stay!

The room was very nice. Looked splendid with a nice comfortabel bed. Bathroom was luxurieus. Staf was very friendly and helpfull. At 3 min walk there is a busstop which takes you directly to the citycentre. The only reason that we rate this B&B with a 9 and not a 10 is breakfast. For breakfast you get a voucher which you can use in the bar on the corner of the complex. One voucher values €3 and gets you a cup of tee, a plain croissant and 1 espresso. Other options are a donut, a croissant with chocolade or honey. Probably a typical italian breakfast, but nothing more than that. The people of the bar are very nice and helpfull though.

Of course it's beatiful, i liked the system with the breakfast BUT best of all was definetly the price difference to others! We've looked into over 100+ hotels and must say it was a very nice experice. No problems with taxi or uber either

not many things i can think of.. Wlan was fast, that was very important for us. The only "negative thing" i remember, was that upon arrival there was a very thin blanket, i personally dont like that so the house keeping lady changed it immediately

The staff were very helpful and friendly and this ensured our break went smoothly. The room was clean and well decorated. The instructions we were given to check in and enter the property were clear and organised and everything was prepared for our arrival. Our contact provided us with thoughtful information about our location and provided us with places to eat and visit close to our location. We appreciated this thoughtful information as it helped us settle into our short break.

I was initially turned off by the reviews on booking that complained about how far the location was to everything. But honestly the tram line is up a small hill and it took me to all of the places that I needed. There are also plenty of buses that are a short walk away. If you're okay with commuting for <30mins, this location will definitely get you to many places. For breakfast the bar owners do not speak English, but were very kind to me. The breakfast tickets that you get for the bar are only valid as one ticket, per person, per day. The breakfast ticket got me a drink and a croissant, which was yummy but sweet. The room itself is very spacious and feels like a hotel room. The bed is super comfortable, it was the best sleep I had in Italy. The room was very clean, the wifi worked great, and the AC definitely came in use. The city tax must be paid in cash at the time of departure so be sure to have exact change in hand.

I cannot say enough wonderful things about our brief stay here. Not only were the suites absolutely beautiful and the beds so comfortable, our host Davide was an absolute gem. He made sure we had all of the instructions for getting into our suite. He checked on us to see if we needed anything and even ordered our shuttle service for the following morning to the airport. I recommend this place 100% and will definitely stay here again!
