The location of Xenia is amazing! Nothing is more than a 25-30min walk away, you’re very close to Travestere which is a neighbourhood full of amazing restaurants. Breakfast isn’t included, though there’s coffee and tea making facilities, a microwave and a fridge. The property is very clean. Maria and Federico are so helpful and kind! nothing was a problem. We will recommend and be staying here again. Thank you for making our time in Rome so wonderful.

The bed is more on the smaller side (small double) and the shower is also quite small, though the shower head is high, so trying to shave my legs was fun lol! My husband is 6’3 and I’m 5’9 so if you were shorter it wouldn’t really be a problem.

Fantastic modern, guesthouse in a stunning, three hundred year old building in the centre of beautiful Rome! Maria & Frederico were the perfect hosts, making check-in and check-out easy, as well as providing lots of great recommendations for local restaurants and cafes, which was really helpful. The guesthouse is in a brilliant location, only 10 minutes walk from Trastevere and 10 minutes walk in the other direction to the centre (Piazza Navona), and 20 mins walk to the Colosseum, Roman Forum etc. The room was beautiful and very clean, with lots of lovely touches such as toiletries, coffee and a fridge. It was also quiet night, despite being so centrally located. It is on the fifth floor, but there is a lift. Thank you Maria & Frederico for a wonderful stay - we will be back!

Comfortable bed, free espresso any time =] hair dryer worked well, the entire place is very clean. Very nice shower, and the water gets hot quickly. We felt very safe in the guest house and surrounding area to walk even at night. We felt right at home with the staff, Maria was fantastic! The guest house is centrally located for easy walking to all of the main historical attractions Rome has to offer, as well as dinner in Trastavere. The guest house also had a refrigerator and microwave in the common area that is convenient for leftovers and reheating as needed.

Convenient location near all the best parts of Rome. Maria was there to greet us and was incredibly kind to us during our short stay. She helped round out our last evening in Rome by making dinner reservations on our behalf and setting up an early taxi to the airport the next morning. We hope to find an excuse to come back to Rome soon so we can come and stay at Xenia again (and not just one night!). Thank you for everything!

There’s nothing for me to critique, everything was a delight especially for a short overnight!

I aas coming to Romw a few day prior to a scheduled cruise and didnt know where to stay. I came across Xenia House and was ao lucky to have found it. The place is beautiful and the location gave you a beautiful view of Rome. Maria and staff were wonderful and so very accommodating and approachable. The room waa beautiful and tastefully done, small but most are in Rome. Food and shopping is nearby. I know when I return to Rome I will definitely stay here again. Unfortunately I didn't take a picture of the room and bathroom but recent picture reviews are accurate.

There wasn't anything I didn't like.

It’s location was brilliant. We could walk to everything we wanted to see. We had a view of the inner courtyard so it was very quiet. Facilities were great.

We arrived at the property and rang the doorbell but no one responded. Luckily we had the phone number of the owner who was waiting upstairs for us. Booking.com should make it clear that no one is generally in attendance at the property. There are only four rooms with a small lounge area on the fifth floor. It’s ok once you know - you are given keys for entry to the building, guest area and room.

Beautiful clean room only refurbished 6 weeks ago. Very central location but amazingly quiet overlooking a courtyard. Our flight was delayed 3hrs and we only arrived at 11.20pm, however the communication with Federico from the start of our flight was second to none and he had to let us into the accommodation remotely at that late hour as the online link access didn’t work. We also met Maria during our stay who gave us lots of restaurant recommendations. We cannot highly recommend Xenia enough based on our amazing experience!

No breakfast, only hot drinks provided. Fresh milk would have been good too (simply observations which didn’t impact our stay)

The location is fantastic. You can walk or take a bus to almost anywhere you have in mind. The room was very clean and just the right size. There is a lift and the bathrooms are modern. The building is beautiful and secure. The best part of our trip was the hospitality we received from Maria! She was the highlight of our stay. She made sure we had restaurant recommendations. She helped us book transportation when we needed it. What a gem! I would recommend this property because of her alone. Thank you Maria!

The courtyard was beautiful! The hostess was very warm and welcoming and helpful us navigate Rome beautifully. She even gave us her personal cell number should we need to get in touch. Great location across bridge to Travestere with the best restaurants. Our apt was clean, modern and spacious. Even the bathroom accommodated both of us. Great value for price. Would highly recommend staying here!

Literally everything. The rooms are the cleanest I have seen, with great bathrooms, great beds, and a lot of space. The building is beatiful, and situated in a perfect location to get to any place in Rome - by foot and by public transport. The hosts take care of every single detail, offer great coffee, soft towels, fresh sheets and more. Will recommend the place to everybody, because it's simply worth it. 10/10
