We loved our stay. It is is a very nice area surrounded by restaurants and bars. It is a very easy walk from the bus and train station and about 20 minutes walk from the Rialto Bridge. Our room was not huge but it was very clean and comfortable and we had the unexpected bonus of a kitchenette. The owners could not have been more helpful and it was lovely to have our breakfast each morning on a terrace overlooking the Grand Canal at their restaurant just a couple of minutes walk from our room. We also had dinner there and the food was very good. I would highly recommend.

For the middle of Venice we could not fault it but there is a very steep staircase up to the room which may be a problem for some.

Breakfast was included and it was nice. They serve you some fruit or cheese with ham, coffee, juice and some bread. The view on the main canal was awesome. The room was clean and the bed comfortable. The place has air conditioner which is great for the warm days in Venice. Staff was polite. They let us leave our bags in the restaurant before the check-in and after the check out, which was very helpful. I would recommend staying here!

The check in was confusing and not very clear. We didn't know which one our room was. Also when we got to the place there were many cleaning plastic bags on the hallway and it was a bit hard with our luggage. We had a crib in our room that didn't need. You can hear the noise from outside (since it is a main, busy street) and the main door opening and closing. We didn't mind at all and we were able to sleep great!

We were pleasantly surprised with how well managed the place was. It was newly renovated and had all necessary amenities, including kitchen area. The place was perfectly clean. The owner also owns the restaurant with a nice terrace, where we were offered breakfast. They also were kind to pack us breakfast, when we had an early morning flight on our last day. Location is great, less than 5 minutes from the train station, with a lot of nice food places just across the bridge in Guglio.

Not the fault of the property, but one thing you should be aware of at this moment, is that the windows and shutters don't open, which means, that you don't have any light during the day. It was ok for us, as we left early morning and came back late. Another thing also not a fault of the property - it's pretty loud from the busy street, which may be problematic for some.

The room was in an excellent location, close to the train station. The size and amenities were just what we needed, small fridge and microwave. The staff were friendly, and the food at the restaurant was excellent. Our plans and travel day through off our arrival day timing and Simon was super kind to us. We can not say enough good things about this place. It made our first visit to Venice even more special. Right down to the morning we left for the train, we opened the door to a travel breakfast waiting for us to take with us. We highly recommend this intimate home a way from home.❤️

Nothing it was perfect.

The location was perfect (close to the train station), the room was clean and confortable. I particularly appreciated the fact that there were two types of pillows on the bed. The little kitchen area was very well equipped, from cutlery and pans to coffee and sugar. The check-in and check-out process was fast and the representatives were friendly. Overall, if I ever get the chance to come back to Venice, I would definitely stay here again.

The breakfast was nice and filling, but a little repetitive - brie and some ham, warm croissants and fresh bread, toast, little packets of jam, butter and honey each morning. The coffee was quite nice as well.

The room was well-situated and had everything we needed. A continental breakfast was provided at a restaurant a few minutes walk away and was served at a table overlooking the Grand Canal. As we weren't flying until the evening, they kindly let us leave our cases at the restaurant until the afternoon.

The room was quite noisy as it was on a busy thoroughfare that seemed to funnel all the noise upwards. It was reduced greatly with the windows and shutters closed. There was air-conditioning if it got too hot.

We had a chance to stay in Venice for a weekend and chose this hotel last moment - definitely didn't regret it! The hotel rooms are very clean and comfortable, equipped with a kitchen and a bathroom with a shower. It is an older historical building, and the rooms are separate from the check-in location. You can check in at the restaurant 3 minutes walking away - so good thing to keep in mind that the check-in times are strict to the working hours of the restaurant (until 10 pm in the evening.) The breakfast was amazing, with a view on the canal and good food and coffee. Personnel deserves an extra word, as they were all super helpful, kind and welcoming. very nice people. In general, i will definitely stay here again on my next trip to Venice.

Five stars! The staff at check in at the restaurant are so friendly, helpful and clear. It was an easy process and we found the check on point and room very easily. The room is a great size, very clean and with small kitchen. It was a bit noisy at night but that is simply due to the perfect location. Very easy walk from the train and bus station. The breakfast on the deck of the restaurant was a highlight of our time in Venice, it is such a lovely spot to sit and the breakfast was generous and delicious.

Plenty of storage, very quiet even being on a busy street, comfortable bed, excellent location in a quieter and less crowded area of Venice. We could walk everywhere in less than 30 minutes. Good AC for the hot weather outside.

No English channels or Netflix on the TV. Very steep stairs up 2 floors to room with no elevator. Breakfast is the same everyday, a continental breakfast with no hot food.

This property surprised me so much! It was at a great location, the apt was spacious and provided everything we needed during our stay and also since we reached early they stored our baggage for us too. I don’t know why people in the reviews were complaining about the breakfast, yes it was simple but if you’ll notice Italians tend to have a simple breakfast. I personally really enjoyed the croissant, the butter they provided was literally the best I’ve had (clearly Italians know their butter), the fresh fruit and the warm cafe latte and not to forget the incredible view.
