Central location easy walking access to all the tourist spots. Staff friendly, hotel small and only 10 rooms. You pick what you’d like for breakfast on arrival for the upcoming days and it’s freshly done for you and saves waste. You can have brioche, breads, jams, cereal, yogurt, boiled egg, cheeses, meets, fresh fruit, cereal and cappacinno/teas. You can tick all and have good breakfast before setting off exploring. There is hand wash & shower gel in bathroom. It’s also great as they had a kettle so can make yourself a coffee or tea (no milk) we brought with us 2 in 1 coffee sachets. You have a fabulous view in lounge/dinner of the canals and great to see what’s going on and you can see the market being set up on the other side. The Rialto bridge is minutes away. There is lots of restaurants, cafes, shops in the area. You can have a snack on the go or go to lovely restaurants. You can honestly get a Aperol Spritz from €3.50-€8 Coffee from as little as €2. The hotel and staff lovely and helpful, everything on your doorstep. Recommend going to Vivaldi Four seasons too. Not far away and even if you’re not into classical it’s very Venetian. We had a great stay Sunday to Wednesday and it exceeded our expectations. Would stay in this hotel again for sure. Perfect location in an old palazzo situated on the Grand Canal, with only a short walk to the Realto Bridge and St Marks Square. The staff were friendly and helpful, pointing out places to go and see during our stay. Breakfast was delicious with Canal views. The hotel itself is on the third floor of the palazzo, which can be reached by lift or stairs, accessed behind an unassuming door off the busy Strada Nova. Our big, comfortable and clean room provided queit and relaxion from the crowds after full days walking around the sights. We would definitely stay again and highly recommend the hotel!

The hotel is perfectly located for reaching the vaporetto station to/from the airport or other islands in the lagoon. It's also conveniently situated away from overly touristy areas, making it easy to access the main Venice attractions without being in a hyped-up location. The hotel is somewhat hidden, which made it a bit difficult to find. However, once found, it's a small but very charming hotel with incredibly friendly and helpful staff 🙂 One standout feature is the option to order breakfast and, notably, gluten-free options, which I've never experienced before. A huge thank you for that!

Wonderful location near the ferry station (ca d'oro), shops, restaurants. Friendly and efficient staff.

I didn't give maximum score because of the noise. My room (12) was right next to the reception and the elevator. The door did not close perfectly. The other rooms were occupied... I stayed two nights. I put a blanket on the door :) It was the only inconvenience.

our stay was really amazing. beautiful building in center of Venice, very nice staff, breakfast was nice, and you have several option, event if you are vegetarian - you will be happy. our room was clean.

we had room just next to reception and it was little bit noisy, the door didn't quite fit, so there was light and noise coming through from the reception

The location was perfect for strolling around Venice and we felt it was walking distance from everywhere we wanted to go. The breakfast service was individualised and very nice, the waiter was very attentive and friendly. We liked that he was interested in where we were from and had a great chat with him! :) The breakfast area was very relaxing and we loved the view over the grand canal. In my opinion we didn't need the canal view from our room as we could hang out and enjoy the view from this quiet lounge area. We loved our time in Venice, the staff were friendly, helpful and it had everything we needed for a relaxing start to our honeymoon!

The only negative (and this is only minor given the precise time we were there) is that on one or two of the nights we felt a bit hot, but the hotel runs heating until a certain date in the year when it then switches to air con - it wasn't quite the time to switch over to air con when we visited. We decided to sleep with the window open which made it much cooler, but the downside is that this invited in some mosquitos and I was bitten 20 times that night! The next nights we just decided to feel a bit warm but keep the mosquitos out and I wasn't bitten again!

1st the staff, all were amazing, special thank you to Anna-Maria for her kindness, calm and efficiency. We had room number 4, pleasant, air con,good shower, not noisy at night. It fees like an hotel particulier, in a residential building yet you cannot hear the other people around you ,it s through a courtyard,the view from the communal lounge/ breakfast room is amazing at night. The breakfast was simple and sufficient, I liked the basket with the extra toasts etc on the tables. Every single member of staff was friendly and helpful. The hotel is located near a few restaurant , we particularly like the one on the small plaza , turn right on hotel exit, the left on the plaza, literally on your door step. The hotel has a small lift which is ideal as it’s on the 3rd floor. I was unfortunately unwell during my stay but I felt very confortable there even being poorly. We were able to leave our bags on check out and pick them up later. If I ever come back to Venice I will without a doubt rebook this lovely hotel. Thank you !!!

The 1st thing that made me happy when I arrived was the elevator..for those with luggages like me is pure gold..but what really made my day, was the so warm and friendly welcome I recieved when I arrived at the reception..thank you again Antonella😊..while I was waiting for the room to be cleaned I was offered a coffee which I enjoyed in the balcony with a beautiful view at Canal Grande and Rialto bridge.. My room,no5, was very clean, big,cozy and warm,welcome things waited the guests in the bathroom and in the room(tea,coffee,2bottles of water in the minibar)..lot of storage space..spaciouse bathroom..also safe included..map,great advices usefull during the sejour..etc...I felt very sad that I couldn't stay more because was fully booked the next nite..maibe with other ocassion when I will come in Venice again ,I will have more luck and same great room The location was perfect...like5minutes from vaporetto station, on the main street..easy to get to Piazzale Roma,San Marco,Rialto..coop supermarket not too far..etc I gladly recommend it to all

Wifi in the evening very slow or at all but I had roaming so It wasn't such a big problem for 1nite...but a light on the way to the elevator area would be good because was none and was so dark in the evening..I used the phone light to see where I walk and I managed to get to the elevator ok

We were in the heart of Venice, but outside the St. Mark's tourist area. Great shops, restaurants and transport was nearby. It was easy to get to Murano and St. Mark's from the hotel by Vaporetto (Venice public transit) The Continental Breakfast was great with a good selection of items to choose from. Our room was very large by any standard ant the water pressure in the shower was great. The view of the Grand Canal was very good, especially in the Breakfast room. The staff at the front desk and in the breakfast room were very helpful, brought us whatever we needed and make reservations at very good (and reasonable) restaurants for us. The entryway for the hotel is through a door off the main street into a quiet, well kept courtyard that made for a calming barrier between our hotel and the busy main street.

The bathtub was kind of high, so it might be hard for someone with mobility issues to get into it. There was only one set of keys for the room. It would have been nice to have two sets as we are two single ladies traveling together.

great location , lovely breakfast , very kind and helpful staff

my room (12) was ok right beside reception you could hear guests arrive and leave , the staff on the phone , the staff on the computer , basically everything . also it was right beside elevator so this was another noise to deal with . most of the rooms have a bathtub which I requested instead I got one of the few rooms with a very small shower in a dated bathroom . I felt I was given this room because of the great price I got on booking .com I must say if it wasn’t for the location , the aesthetic of the hotel and all of the lovely staff I would have rated differently . I hope they double door room 12 soon as I wish to return one day .
