The location was great - whether you walk towards the left or the right, you will find many local restaurants, etc. San Marcos Square/Basilica is 11 minutes walking. A 5 minute walk and you can catch the AliLaguna boat that for €15 takes you directly to the airport in about 30 minutes. I stayed at the Private Suites and the unit was beautifully remodelled with a modern touch. It was very comfortable for 3 people - there is a twin bed in the loft for 1 person and a large Queen bed on the 1st floor which can probably sleep 3 people.

There is NO ELEVATOR so make sure you can carry your luggage up 2 floors. Also the building is not on the water so you will have to walk 5-6 minutes with your luggage if you travel through water - which is the easiest way to travel in Venice. Lastly I wish they had a Nespresso machine for coffee.

The hotel staff was extremely helpfull (we needed to make calls to our car rental agency, and they not only let us use their phone, but talked to them for us, since we didn`t speak italian very well). The recepcionist is a gentleman, completely in love with the city itself. Pierluigi, thanks for being so nice to us!

There are no lifts for the rooms, but the hotel staff carried our luggage for us, so it wasn`t really a problem.

It was a big room for 3 of us with my friends, the rooms were clean gave free food and the toilet was amazing, i mistakely left my wallet in a room and one of the staff came right away to give it to us it was an amazing experience i recommend this hotel as is a very good hotel and the price is perfect.

-Breakfast was good and abundant, and fresh. Many options. Presentation was also appetizing. -The hotel has their own Private dock for water taxi. A big plus. You dont have to drag your luggages to the public transportation to and from the airport. That is if you're willing to pay more for private transportation. -another big plus is the Aircon. In the summertime, the heat is almost unbearable. The AC is working great, so we're happy and satisfied with that. -Employees are nice and ready to assist and help with any questions and enquiries. -cleaning ladies are also efficient and nice. -the location is centrally located. Restaurants right outside the hotel, walking distance to Mark's Square and Rialto bridge, etc -high ceilings, so it gives a feeling of big space -shower jets in the bathroom was good -there is a bidet you can use -good, comfortable beds and sizes -towels are changed every 3days

-big minus for us was the internet being in and out of connection. I think it's because our room was placed far from the internet router in the hallway. (Room 6). We had to sit in the dining area to access to the internet uninterrupted. -fridge in our room was not working. Tried to fix it, we thought it helped, but it didn't. Informed the cleaning lady, but it was already almost at the end of our stay, so we didnt see the need for them to fix it on our stay. We hope that they're going to fix it for the next guests. It is important to store cold water there when it's hot outside.

couldnt even ask for a bowl because its restricted to staff only. had to walk 70m to get glasses at reception because reception is at a different hotel. wanted 2 glasses of wine had to walk there at midnight myself to get them. wasnt a 4starred suite service id expect. place has no elevator. we were a group of 5 ppl with 8 luggages so had to carry those up and down the stairs ourselves.

Good price for Venice stay. 8 min walk to Rialto bridge. 10 min walk from ferry. If you are arriving to Venice with a big suitcase, everything will be hard for you because there are a lot of bridges for walking and there are few steps at the hotel. It was not so hard to take our room key from another hotel because it was 30 mt.away. Thanks to the staff who walked with us to the Proverbi suites. At the room the bed was very comfartable, shower and water was fine. The staff was helpfull. They cleaned our room everyday.

Heater system was strange, everyday when we get inside the room we opened it, but sometimes it worked, sometimes it closed itself. Lucky for us, weather was fine. Above our room probably there were a family with a child and the kid run all the time when they are at the hotel/home so the noice was too much.

It was clean with white crisp sheets and fluffy white towels. Very quiet room and everything comfortable. Staff from other hotel very informative

Nice clean room in a great location.

We spent around 30 min to find the closed doors with tel number at the doors that nobody answered. Thanks to somobody"s review we had found the reception in the nereby hotel. We were adviced there was no kitchen, but actualy there was one next to our room (?) Almost no daylight in our room.

The hotel is located in Cannaregio which is a very nice neighbourhood of Venice, not over-touristic, with many nice local bars and restaurants. Location was ideal for us as it is not far from Fondamenta Nove the first stop in Venice of the Alilaguna boat from the airport. The room we stayed was a duplex, with a very nice living room and the bedroom upstairs.

Not a huge issue, but it was difficult to find the appropriate temperature of the room as hot air goes up, so it was a balancing act not to have too hot upstairs and too cold downstairs.

The location was perfect! Getting to our room was super easy from the airport. We have received a very warm welcome from our host and our room ready sooner than we expected as we arrived early. We were guided and received a proper explanation about everything from a very nice a kind gentleman that works at the reception. I would certainly recommend this property when traveling to Venice. You will not be disappointed!!!
