Lovely guesthouse. Location is good as it’s quiet and away from the crowds. There are lots of fantastic local restaurants/cafes nearby and an onsen. Pretty close to some big attractions like the Golden Pavillion. Not too far from everything else with easy bus connections. The vibe here is lovely with friendly staff. Peaceful garden area. Tasty Japanese breakfast. The deluxe room we stayed in was beautiful with loads of space.

Only one shower is a bit of a challenge. We managed fine but just to be aware. Of course you can use nearby onsen if you prefer. 3 toilets are enough.

This little gem of a place was not what I expected. Tucked away in a street it looks unasuming but inside it is a very well kept traditional guest house. Futon beds in rooms, garden in shared space and the staff were so helpful and polite. The shared washroom was kept clean and restocked, the rooms where surprisingly quiet and the whole overall experience was pleasant and comfortable. 😁

I initially took issue with a shared washroom/bathroom BUT there was always ample time between guests to use them and they were cleaned spotless so not really a issue at all.

The traditional rooms are very large, comfortable, bedding is clean and cozy. There is this serene and simple atmosphere that is very relaxing. It is very quiet, a nice little garden, tea and coffee available all the time. What I liked the most: the hosts are very helpful, kind but also very discreet, and the location. I give it a max for the location, although not for the obvious reasons. It is kind of far away from the touristy places, but that is a huge advantage. The area has traditional houses, or more modern ones in the same style, there is a very nice onsen 5 minutes away (Funaoka). It is close to the golden pavilion, Daitoku-ji temple, close to the oldest red-light district in Kyoto (a lot easier to stroll than the more famous one), to the textile center. From here, one can explore Kyoto without the waves of tourists, and can get a better taste of the city. Still well connected to the Kyoto station (by direct bus, the stop is 5 minutes away).

I did not like the breakfast, but not because the food was not good, but because we are not used to the Japanese style breakfast, so perhaps the hosts could offer a "western style" option of breakfast as well.

The owners and the staff are truly amazing! Very friendly and helpful. The place has a unique vibe. The house is a beautiful old machiya. It means thin walls, so you can hear the street and your neighbors, if not well behaved. We did not mind at all, since we understood what a machiya is like. It is part of its charm. For us the location was perfect. We liked this neighborhood of Kyoto. And there is a great ramen shop nearby, which isn't in their booklet ;)

This place was so charming. You could really feel the heart and soul of it. My daughter was crazy about all the little goldfish details, including the live goldfish. But, her favourite bit had to be the garden! It was stunning and I think she’d have spent all day out there. The room was lovely and the beds very easy to put out. They were toasty and incredibly comfortable, too. All the staff that I interacted with were very friendly, kind and approachable. We didn’t opt for any breakfast, but, a fellow guest did and it looked good.

We arrived somewhat later, and, we struggled to find our way in the dark a little bit. But, I’m sure that was on us, and, it was zero issue the next day.

It was a really pretty house to stay in and it was a good experience being in one of the older houses in japan. The staff were really nice and they helped immediately if you needed help with something. They also just left you to your business as well. It’s in a good location and you can rent a bike from the hotel for extremely cheap (and it pays for all day)

Not much to be honest. It was all very practical and overall a great experience. I will probably stay there again if they are available next time I come

Amazing Japanese breakfast, super friendly and helpful staff, the last the house itself and the mixed woody smell in it reminds me my childhood in the quadrangle. "Can do" attitude is a huge plus, it made our stay in Kyoto way much easier. In general they've arranged everything which you may consider/face to during your stay a step ahead. I'd say 5 stars for all the serivces.

No toilet in the 2nd floor which it's a bit uncomfortable for people who needs to use it in the midnight, meaning it may be not good for seniors or juniors. Also another issue with the old house is the low sound insulation. You can hear other guest's conversation in your room. Those are the simple fact of old houses but definately not a problem.

Absolutelly everything was just amazing! Yussan welcomed us, showed the house and let us to the room even before check in time, since it was ready. The inner garden is so beautiful and you feel like you are not just few mins from Kyoto center, but on countryside, there is such a peace! Breakfast in japanese style were delicious. The days we stayed was rainy, so they borrowed us umbrellas and when we returned, they even dryed our shoes. We just felt in love with this place and whenever in Kyoto, we'll definitelly return! I loved the decorations with goldenfish (kingyou) and teru teru bozu ♡ P.S. you will find a lot of magic cafes in this area and Kinkakuji is just 20min by feet.

Such a beautiful and quite space! We loved the Japanese architecture with the little garden inside the house. The room was more spacious than expected and very cosy - I don’t think the pictures do that place any justice. The host was also very kind and helpful. The neighborhood is residential and quiet, however you have shops, cafés, restaurants nearby. The bus stop to the center is also very close…

The host is very nice. He sat down with us and chatted for a while. Their house is very quiet, and has a nice little Zen garden in the middle. Lots of foreigners have come and stayed at this place during our stay there. If you wanted to experience true Japan living, this would be the place. You get to sleep on tatami mats, have sliding doors and this is quite accessible by multiple bus routes. Highly recommend!!
