The villa clearly states that you need to pick up the keys at K's house and we had no problems following those instructions. They kindly organised and paid for a taxi for us to then get to the villa, although it is only a short walk. The villa is in a fantastic location on a tiny street so narrow there is no car access. It is opposite the canal so has a nice view. The layout worked really well for our family of 4. The little hidden laundry was a bonus and such a clever use of space. The kitchen was very well appointed. Kyoto is a city made for cycling and we hired bikes from the reception at K's house one day to get around, which was a lot of fun. I would happily stay here again and would recommend it to other families

It was like a little home away from home. The quiet peacefulness of the residential area was lovely to come back to after busy days exploring. The coffee set up was a highlight, laying in bed with a hot fresh coffee watching the snowfall each morning was perfection. Location was incredibly convenient and the communication leading up to and during our stay was fantastic and much appreciated. It was wonderful to experience a little bit of traditional Japanese living. Couldn’t rate this stay enough.

Everything is clean and perfect. The staff is very friendly and thoughtful, they allowed us to check-in early, and prepared a very warm (literally), cozy house that make us feel immediately comfortable when getting inside. The sleeping area is spacious for 5 people. The house has everything we need to have a comfortable stay and is convenient to cook meals.

It would be better if there is a floor towel for the bathroom in stead of a carpet

The house is lovely, great position and the staff couldn't be more helpful. Great amount of space for a slightly longer stay (we did 6 nights)

The futons were very hard to sleep on, especially after a couple of days. Also there is no bannister on the stairs which made it a little dicey, for anyone with small children would it be a worry.

A great place to stay if you want to live like a local. Perfectly equipped house in a quiet residential area, bus stay and metro station easy to reach as well as daily shopping opportunities and some restaurants (all within 2-5 minutes walking distance). 15 minutes walk to Kyoto Station.

Great location, well equipped, comfortable apartment, nice neighborhood, plenty of room, helpful staff. It was just about perfect.

Only the noise of work outside, but Shigata ga nai. Not the owner’s fault.

Really loved the arrangements they had to drop us till the place and even kept our luggage till checkin time. Quiet and peaceful surroundings with a lot of convenient stores nearby. All facilities are really clean and checkin/ checkout was really simple.

Small nice house by a little river. From inside it was a mix between modern and traditional. The personal of K‘s were very friendly and helped us for example with the luggage delivery.

The staff were so amazing and helpful!! We left our bags there in the morning so we didn't have to cart them around all day. And when we got back we got a free taxi from the office to our villa which was beautiful inside and out. Thanks for having us!
