I have been in this hotel quite some times, and I keep coming back. It is not a fancy hotel, but it is very affordable, placed in a privileged location, fair prices, with friendly and knowledgeable staff. Everything is straightforward, what you see is what you get. It is a simple hotel, with a nice, warm, tiny and clean swimming pool, the rooms are basic with decent beds and linen in pristine condition, everything was neat in the bathroom, and elsewhere in the room. The building and the infrastructure is a bit run down, but well painted and maintained, this helps to give a sharp image of an old building. A/C was polar cold, plus a ceiling fan that helps disseminating the cold air, that was appreciated, there is no noise reduction between rooms, so you hear pretty much whatever happens next door. There is no restaurant or breakfast offered, but there are lots of restaurants around, including one of the finest in town with local delicacies right next door (la Chaya Maya), Pola ice cream and espresso bar is just one block away (don't miss it), and the Santa Lucía Park is just opposite with its array of international and local food joints that are guaranteed to satisfy even the most demanding tastebuds.
I don't watch TV personally, but some relatives staying in another room complained that their TV was not working, and when they asked for help, the guy helping them was a bit rude.

There was no breakfast. Lots of restaurants nearby. Location. Pool
The room assigned to us was directly above the reception desk. We were awakened in the middle of the first night by the two (2) young men on desk duty. They were playing games on, or otherwise involved with the hotel computer and having a very loud and animated conversation. I got dressed and went to the desk and asked them very politely could they please lower their voices, as we could hear every word they said. They lowered their voices a little, but were still loud. The next day we moved to a less desirable, but quieter room towards the back of the property.

An excellent location and super staff
The hotel is rundown. The management company (Kavia) seems to run many hotels in the area and have not maintained this lovely hotel. The staff do their best. There is no breakfast at the facility. You go to a sister hotel. I went one day and they were too busy to serve me. It can be noisy at night as room’s window is interior to a hallway where people are arriving/walking. I didn’t have hot water for most of my stay. I told the staff twice. The staff were kind and told me to let them know if it continued. However, the onus of responsibility is on hotel to fix it immediately.

Fantastic location, right across from Parque Santa Lucia and close to many good restaurants, including La Chaya Maya right next door. It's an easy walk to almost everywhere. Beds were firm but comfortable, and the pillows were soft and fluffy. It's not fancy, but it's very clean, safe, and comfortable. (One thing to note: the included breakfast was good, but it's at a different hotel a block or two away.) Would definitely stay here again!
Electrical outlets near the bed would be nice. And our toilet was very fussy, so we had to fiddle with the tank every time to make it stop running and fill up (probably due to calcium build-up). Small problems, though, that didn't really detract from our stay.

I searched far an wide for days for a place we would like. We were happy with these accomodations. We had one of the better rooms in the newer section. The TV had lots of chanels, something I was worried about since the NFL playoffs were going to be on. Nice hot water when we needed it! There was furniture we could use to put our clothes away, and a spot for the suitcases. The front desk staff was friendly. Really a great stay as far as price to quality. La chaya maya for authentic Yucatan food is right out the door, as is The Apostol tap room for Excellent Craft Beers. Bonus - Taqueria la union down the street has some great authentic tacos!! We asked for and got more towels, toilet paper etc.
The only thing we didn't like was that the OXXO stores were about a 10 minute walk away to get beer. No fridges in any rooms either. Therefore we didn't particularly like the location as we kept having to hike all the way to the Plaza everyday. Might be better to stay closer to the plaza. They need more tables at the pool area. There were only 2 for the whole hotel, and they always seemed to be occupied whenever we wanted to use them.

Obit thing - wish the staff would have intervened when other guests were very loud ( ie talking or playing in the pool at night - after 11) thus happened a few times and I heard other guests ask ( forcefully at times) them to be quiet … also if they had a kettle or coffee pot in the room or in the lobby it would be nice - for early starts. Bottled water was axailabke for part of the time in t he e lobby but after a while - not …

Great location, in the historic center, yet quiet. I had a room overlooking the nice pool and courtyard. Comfortable, clean double bed. Very friendly staff. Opposite Santa Lucia park, which is a lovely venue especially in the evening.
After nine pm people are not allowed to be in the pool anymore, but that was ignored by a family who decided to stay and play until 10 pm and then let their kids run around loudly until past 11 pm. There is a young staff at hand, perhaps the situation might have been intimidating? I also realize that this is Mexico, where noise and life go hand in hand.

It's in an Incredibly good place in the city..A hub of activity and the hotel is good as an example of earlier single homes. It's pleasant, the pool is a blast from the past. It's good.
There was a mixup in the reservation and the staff thought I had reserved two rooms. I wrote them a note just to make sure that they understood that I was only needing one room because it was only going to be me. And they reply that everything was good and they would look forward to seeing me on Monday. It was easy to work with them.but evidently that mixup wasn't fully settled so I got a brisk annoyed l note that I didn't deserve. But, I think it's all resolved. I would go again. No

Location is incredible, literally in the heart of Merida! Loads to see and do around yet the hotel itself is very quiet and peaceful. 24h security. Rooms are to a good standard given the price, although the bathroom is a bit cosy and stuffy the swimming pool is lush, and overall cleanliness is great!

I think I had the best room in the hotel (316). Besides the water pressure being a little low at busy times, the room was excellent. The staff were right there if you needed anything. Reception staff spoke both English and Spanish. This hotel is extremely well situated. The pool is sparkling clean, and the whole place is well maintained.
I would have preferred a safe in the room (some do have them), but I was confident leaving it at reception.
