The room is convenient for solo travelers like myself, it's small but it does the job. The bathroom is located outside the room, so you must remember to keep the key with you all the time so you don't lock yourself out, the bathroom was clean everytime I used it which is great. The staff are exceptionally nice and respectful, the Irish lady was super sweet and nice (sorry, I didn't catch her name), same goes for the other lady, I would definitely book again. I was amazed by the convenience of the location, it's literally in the middle of the action if you are going for leisure, highly recommended.

The stairs are a bit too steep so if you have big luggage, you better prepare yourself for a workout. The bathroom is not very convenient since it's located outside the room, but I guess this is how things are in most hotels in Ams as far as I understood. Still wasn't a bad experience with the bathroom, but definitely would have loved it more if it was located in the room instead. There was some noise coming from next buildings but I guess it was a wild week because the King's day celebrations so it was okay.

Whether I was exploring the neighborhood or venturing further afield, I appreciated the hotel's proximity to everything the city has to offer. Breakfast was fantastic. The variety of options, from freshly baked breads to made-to-order omelets, ensured that there was something for every taste and preference. The quality of the ingredients was exceptional.

Was nicely surprised with this hotel. We were in room 15 which was large and the bed very comfortable. The owner was really lovely and helpful. We paid extra for breakfast on the 2nd and 3rd day and wish we had done this the first day too. Was an excellent breakfast of eggs (the best omelette I have ever had), yoghurt and fruit, croissants, bread/butter/jams etc, coffee (am sure you can have other drinks), orange juice. Much cheaper than breakfast at a surrounding cafe and the breakfast was made especially for us. Hotel was great location. 5 mins walk to bus 397 which goes direct to airport.

The breakfast was homemade and was very good and especially made for us. Mary, was very sweet and welcoming. She was the best person we met in Amsterdam and gave us recommendations of good places to go. The hotel is very central and very clean and if I go back to Amsterdam I will book my stay there again, for sure. Me and my kids loved it, mainly the lovely Mary and her husband 💕

Of course it is not so comfortable as a 4 or 5 stars hotel, but I looked and compared to others hotels with the 1 star and this one is a superior one indeed.

Lovely authentic town house, in a peaceful road overlooking a pretty canal. Good value for money, with a friendly and helpful host. Our room was very clean, large, quiet, with pleasant decor (room 19), the shared toilet and shower facilities were also clean and convenient to use. Leidseplein neighborhood has a nice happy and safe vibe, and is an excellent location for using the airport bus or bus 12 to central station for sightseeing. My family and I had a very enjoyable stay here and it exceeded my expectations for budget accommodation in Amsterdam!

Conveniently located near the light rail and getting from Amsterdam central using this was very easy.

It was very hot in our room in the bottom floor. We could not utilize the double glass doors to let in fresh cool air as outside the room where the doors open to was a communal area. We requested a fan, and this came at a cost of 10€ per day — this should simply be included because you could not cope in the room without a fan in the very least.

We were really worried about staying at this hotel because some of the reviews had been less than favourable. I was staying on my own with my 14 year old son, so was concerned about having to change hotels if it was awful. However, from the time we arrived to the time we left we had no complaints at all. Location was excellent, the man that ran the hotel was great and really helped us when we needed to get the bus back to the airport on departure day. The communication style (written) was sometimes a bit abrupt, but I think that's a result of residents not following instructions.

The hotel is a listed building, which means they cannot have double glazing and consequently the noise travelled from outside, but there is nothing the hotel can do about this. I actually got bitten quite badly on the last night (12 itchy bites) which I think were down to a mosquito - again, not sure what the hotel could have done about this. The tv didn't work as wasn't tuned in - but this didn't worry us as we had other ways to entertain ourselves and I forgot to mention it to the owner, so again, nothing they could do about this.

the hotel is located near the city, you can just walk anywhere you want to go. room was really clean and nice, the rest of the hotel is too. beds are really comfortable and there is fantastic view of the canal. what made our stay even more enjoyable are the people. everyone working there was just nice and kind and you can tell they really care about their guests which is great. if i ever get the cance to come back in amsterdam, i will be staying in the kooyk hotel. 10/10

Great owners and staff, check-in was easy, breakfast consisted of white bread rolls, traditional bread, jams, yogurt with fresh fruit, eggs (boiled or omelette), ham and cheese. Pierre provided local knowledge on request and was happy to help in any way possible. We had room 3, small twin with a sink and window, which looked out on the next building (very close) the view didn't matter, there is so much to see in Amsterdam when in the room we were asleep. The beds were clean and comfortable, towels changed daily. The private wetroom was a short distance down the corridor, plenty of hot water and spotlessly clean. Located 2 minutes walk from Liedseplein's bars, restaurants etc. There are tram and bus stops in the area. The Hotel is exactly as described. I am already planning my next visit, Family Hotel Kooyk ticketed all the boxes for me; Family run, traditional, clean & comfortable, great location, reasonably priced and lovely hard working, friendly management & staff.
