We made a last minute booking with this motel and frankly we were impressed. It was just 5 minutes drive from CBD where my conference was. It was quite and cozy. We had 2 cars and there was plenty of parking for both of them(free of cost) which was helpful. Room in itself was very clean. Nothing flash or fancy but a practical budget accommodation. Thank god there was air con in the room which was quite helpful in the cold evening. Reception gave us additional blankets when requested. All in all had a great sleep. No complaints

Reception is on the otherside of the building so was a bit confusing. Otherwise nothing much to complain about.

Loved the staff, so friendly and happy and accommodating. Loved the location, onsite parking and the room had everything we needed. Loved the shower 10/10 pressure (adjustable head). Loved the price point, it was on par with the condition of the hotel. Overall, the hotel is cosmetically run down, the photos look pretty appealing but that isn't what it looks like. ...BUT... I wanted affordable accomodation for 2x nights for the 2x teenagers and I and this place was in my budget. From the moment we arrived I felt genuinely welcomed by the hosts, our room was clean, there was towels, soaps, coffee etc. We set up the Xbox so we could watch Netflix, the kids logged into the guest wifi, the beds were comfy and we were all happy. Woke up the next am and wondered where all the cars came from, it was packed...didn't hear a thing. Left and realized we backed onto the mway....lol didn't hear a thing. I will book here again in a heartbeat

The concrete tiles in courtyard driveway/outside room/parking have lifted in places from old tree roots. I forgot to bring extension cord but that's my own fault as there was no plug next to table to plug my laptop in while I was working, but I just rearranged the furniture to suit...problem solved.i didn't ask staff as I had sorted it. I didn't like leaving, I was enjoying spending time with my eldest 2 sons. I was thinking I made a huge mistake after I booked and I read the reviews, but after our trip I realize I only wanted certain features. . 1. Clean 2. Not emergency accomodation 3. No bed bugs 4. Affordable 5. Good location So I feel I am simple person and this place ticks all my boxes.

Great service, little unit but clean. Great location, close to the city and ideal for a cosy rest for our shopping exerscion up there. Recommend for those on budget. Price was below $100 for 2 adults, 14yr old and infant. (Booked a weekday) No ph in unit to call office. Need a long ph cord as power outlets were not abundant or easily accessible.

Only ones booked in the bottom units, but we still managed to have a heavy footed guest booked above us. The units are tiny, couldn't understand why the guest felt the need to tramp loudly for long lengths of time above us. He was also the only unit occupied on that level.

Loved how the staff member ( a wonderful friendly Fijian woman) stayed late to ensure we got to check in after the usual closed check in hours. She was very accommodating and helpful, top tier service and beautiful hospitality. The manager is always friendly and lovely too

Very good value for money. A comfortable unit, very good price and close to Newmarket shops and easy reach of city centre.

The cutlery, toaster, kettle and microwave were all packed into a tiny corner around the sink, making it tricky to make toast and boil a kettle at the same time. Could have done with a small table next to the sink.

Room was accurate to pictures. Clean bed sheets and pillows which is always great! Decent sized room and close to the city (for diner/leisure activities) - Also the staff member who checked us in was very nice and happy to help out with questions I had :)

Didn't have enough towels for our little family of three (motel provided 2) - purposely didn't pack towels thinking there would be enough for the 3 of us. Also had people being very loud shouting and screaming around 10pm at night (I know out of control of motel - but wasn't exactly pleasent)

We did not stay at the Rayland Epson , as on arrival we were told that we were being shifted to the motel next door, the Ascot Epsom. Very friendly motel operater at the Ascot Epsom. Room was clean and warm, and plenty of room. . Tv worked perfectly.

There was no sink to wash our breakfast dishes. Had to use the bathroom vanity. Dish washing liquid and teatowel were provided. Tea coffee was in the room. Also a small fridge.

The location to Newmarket and Auckland city and the staff. The 2 reception staff Kay & Salla were very helpful. Thank you The cleaners were also very obliging. I would return

The motel exceeded my expectations. Yes, this is an older motel and not perfect and since the price was very reasonable I did not have high expectations. However, it was freshly painted with new carpet and linoleum and very clean. It had a great TV and heat pump as well. The location was very convenient for our sports tournament and only 6 minutes to CBD.

I stay at this motel frequently . I like the fact the staff are friendly and efficient with a breezy check-in . The room it self was nice and clean and smelt devine . The rooms also have all the facilities i am needing during my stay . Also that the housekeeping come around at a suitable time .

Yu really can not fault this place ,for the price yu pay .
