It was clean modern and the big bed was comfortable. Road noise was very quiet as it’s in a side street. Staff were lovely. Bathroom was clean and modern. Price was great for Edinburgh. Will come here again for sure. Had complimentary water and snacks in the room as well. I liked this hotel. If you have no issues walking around it’s only ten mins to princes street and all the sights. The St James Quarter in door shopping centre is really close and so is the Playhouse Theatre. Lots of places to eat and drink too that end of town.

Nothing much. Only minor issue is doors in corridor bang loudly when people walk along outside your door. But it was minor.

Room was comfortable, well equipped and a great bathroom/shower. I was a little suprised when we checked in to find the room was in an annex across the road from the main hotel, but apart from making it trickier to bring a coffee to our room, we found it didn't make a lot of difference. Central location was great, lots of restaurants, bars and shops nearby and about a 10 - 15 minute walk from train station (even less from bus station).

Breakfast in the basement (garden room) was just about adequate. A limited selection of almost hot food and a very limited selection of cold foods. Most disappointing was to see the scrambled eggs being topped up; not many guests so turn-over of food was probably slow, but rather than remove the old eggs in the dish, the member of staff added the fresh scrambled eggs to the old batch and mashed them all together. I didn't have eggs from then on.

The rooms were of good size, except for one on the first floor, which didn't have space for opening 2 suitcases on the floor even. Also, it didn't have an attached bathroom.The other rooms were of good size. We had one large room on the ground floor and 3 rooms on the first floor. The kitchen-cum-dining room and the drawing/sitting room were on the ground floor.Our unit was # 24.The kitchen is well equipped.

None of the doors in the apartment had door stoppers, which are a necessity in a family apartment. Also, some lights in the kitchen were not working and the one on the ceiling is not enough. The bathroom on the ground floor bedroom had its water-stopper in the basin missing - risk of loosing a ring, while washing hands.

The location of the hotel is excellent and it was a quiet room across the road in a seperate building. Lots of space in the room with very large ensuite. Love the coffee/tea and crisps/biscuits. The room was very large and very clean. Felt very safe and secure as a single female.

The room was slightly cold and no extra blankets....did then find an extra heater in the cupboard. Location of the fitted heater was just blowing the warm air into the wall? Double bed was two beds put together which is never quite so comfy as there is a gap in middle but pillows were very comfy and the bed was big.

Didn't get a name but the blonde woman at reception was lovely and friendly. The room was small as expected but comfortable and the bathroom was clean although a bit oddly laid out which may be a problem -- we were okay with it! The location was great for either walking or tram/bus to center of town or to explore Leith which we loved.

The only thing that could use improvement is the breakfast -- powered eggs not great, more fresh choices as far as breads (croissants and muffins from grocery) and fruit would be nice. Coffee machine is great.

the house was very spacious more than what we expected, very huge infact. there was a huge bedroom on the ground floor with a huge bathroom and a lovely kitchen. the first floor also had the similar size huge bedroom and two medium sized bedrooms with attached washrooms. to be honest it was enough to accomodate 8 people. the location is superb because it's just 15min walk from princes Street and there is a bus stop right near the reception. this is an apartment which is not part of the main hotel but 4-5 buildings away but that's not a concern.

while the description says they don't service the apartment however I feel that can be a demerit if you are staying for long period , for us it was fine as we were there for 3 nights. the dishwasher didn't work well, it was leaking. the washing machine also doesn't have a dedicated drying mode. also there should be manuals kept on how to use these two equipment because they are different and everyone may not be comfortable with this. also like other bnb u expect minimum things like salt to be available, not sure why sugar , tea, coffee sachets was there but no salt and pepper. isn't that very basic!

The hotel is in a great location, right beside Calton Hill and about a 15-20 minute walk from the main attractions: Royal Mile, Edinburgh Castle etc. Tram station is a 5 minute walk from the hotel that goes directly to & from the airport. Staff were very friendly and welcoming, and the room was a good size and great value for money. Bed was comfy and the extra snacks that came with the room were a welcoming bonus. Lots of shops and restaurants nearby as well, St. James' Quarter shopping center is in walking distance. Overall would recommend for a short stay in Edinburgh.

The windows in the my room seemed old and could hear traffic passing by during the night through them.

Loved pretty much everything! The location is perfect - about 10 mins to walk to Waverley station. The room was so cosy - the perfect size for one person, with a radiator to adjust the temperature (stayed here on a chilly night, but the room soon warmed up). The bed was cosy and there were extra pillows, and everything was super clean. I also loved the finishing touches - for instance, there was a mini-kettle with tea, coffee, water, and even biscuits and crisps! I was so impressed with how cosy and welcoming the hotel was, and all at such a reasonable price.

There was virtually nothing not to like. The room was a bit chilly (on a very cold day) when I went in, but it warmed up very quickly once I put the radiator on. The shower (which is above the bath) leaked onto the bathroom floor slightly, but not in a major or disruptive way.

Location was great, walking distance from everything; tram/transport, center of the city is about a 20 mins walk in a great neighbourhood. Building and facility were great, staff was lovely and welcoming even on Christmas eve. Room was neat and lovely for a short stay and had a couple of teas free of use.

Bathroom was great but I found the bath area to be a bit dangerous as the bath is very elevated and there isn't much to hold onto to get in or out of the bath, there is a definite risk of injury if you're not careful.

The room 404 across the road from the hotel was lovely, not large, but perfectly fine for us.The bathroom was a really good size. Everything was clean, and it contained everything we needed. Breakfast was self-service, again, everything to could want. Cereals, fruit juices, croissants, hot food, cold food tea and coffee. Perfect. Then, when we were leaving, the lovely receptionist with the blonde hair gave us a little box with 2 macaroons, so thoughtful. The hotel was situated in a lovely part of Edinburgh, near St James Quarter and the Playhouse theatre, really close to all amenities. Thank you
