Loved the aesthetic and the art!

A delightful short stay. The terraced garden to the rear was a great place to sit on a Spring day in mid March so I can only imagine how that will feel in the summer. The room was magnificent and the view out across Edinburgh towards Leith the reward for the climb up the staircase to the top floor. In fact the staircase in itself is a wonder land for those who like their art. And the bar is equally well adorned; a great space for a late night drink and the sumptuous breakfast. The staff were all super.

Best hotel I've stayed at in Edinburgh. Very comfortable rooms decorated in wonderful colourful style with amazing art everywhere. Glorious views whether you look out on the gardens or towards the firth of forth. Excellent location very near Princes st and Holywood. Outstanding restaurants of all budgets within 5 minutes walk. Staff go out of their way to be helpful

Not a dislike... just be aware that there's no lift and some rooms up 4 flights of stairs so if that's an issue it's important to let the staff know in advance.

The hotel was charming and the staff were very friendly and helpful, even showing me to my room and greeting me every time I walked into the lobby from my room or from outside the hotel. The room was also well appointed with everything I needed with a lovely view of the back garden.

My only critique (which isn't even a bad thing as it's for safety reasons!) is that I would have liked the window to open a bit more. The afternoon sun warmed up the room quite spectacularly and I couldn't cool down the room effectively as the window could only open a couple of inches. There is a portable AC unit but it could only cool things down very slowly.

Fantastic boutique hotel. All the staff were so accommodating, especially Arturo who was such a gent. The decor and artwork were amazing throughout the hotel, and room was very comfortable. Location was ideal for as so peaceful after a day of exploring but only a 10minute amble to whatever you need to start the day.

Really not a big issue but we were on the top floor and no option but to walk the 3 flights of stairs. That was absolutely fine for us as it is made very clear when booking that this is the case, but might be an issue for some

+ Friendliest staff on the planet. Hands down. Helped us found our way throughout the city, gave amazing tips on places to visit and were receptive to our feedback, prepared us a drink at the 11th hour, etc. + Size of the apartment (surely more than 40 m2) including a fully equipped kitchen, a giant coach, a living room, bathrobes sleeping kit and more. + Great location - steps away from Calton Hill, a few minutes walk to city center, still a quiet and nice street. + Delicious scent in the lobby area and bar. + Availability of a bar and dinning area at all times.

+ Obstructed view. + As the apartaments were on the basement, it felt a bit cold and dark. + I missed the overall Elizabethan decoration that is present in the rest of the building (carpets, wall papers, chandeliers, etc.) in the apartment itself.

Lovely staff, unfailingly friendly and helpful, with some great recommendations for how to spend our time in Edinburgh. We loved some of the little touches like umbrellas for each room to borrow by the front door - we were very glad of ours! We did the whisky tasting with Tony on our last evening. My partner is a whisky fan, I'm not, but we both really enjoyed it. Tony is passionate about his subject and very generous with his time, knowledge and experience. Exceptionally good value for a truly memorable experience - thank you Tony. The hotel is in an excellent location. It's away from the noise and traffic but just a couple of minutes on foot from lots of excellent restaurants and the start of the old town. We recommend Calton Hill just behind the hotel for beautiful views over the city. The rooms were comfortable and had everything we needed. We were on the top floor and it was blissfully quiet, we couldn't believe we were in the middle of a capital city. Good value for money, partly because we got a discount for booking last-minute. We were pleasantly surprised to learn that the price included an excellent continental breakfast (toast, pastries, fruit, yoghurt, cereal, etc.)

Tiny details like the blinds being quite a long way from the windows, which meant the light woke us very early. This may not be true for all rooms, and it didn't bother us for just a couple of nights - a small price to pay to stay somewhere genuinely unique. Sleep masks are provided and I'm sure the staff would have gone out of their way to make any other possible adjustments if we'd asked.

have stayed here several times before and it remains my favourite place to stay in Edinburgh. I know that a clean, comfortable room can be relied on. the staff as always were polite and professional. check-in and out was smooth and fuss-free and the location is perfect. the garden to the rear is beautifully-maintained and a great place to relax when the weather permits.

I’ve never had cause to be unhappy with any aspect of my stay here before, but sadly that changed this time. please switch on the towel rails!! the room was so cold. the radiator gave off minimal heat, no matter how high the setting. I was hoping to add extra heat by leaving the bathroom door open to allow the heated towel rail to emit some heat. unfortunately the towel rail was cold and unlike previous visits, there was no way of switching this on - there was a small note advising this could be done as a special request if arranged in advance. the bathroom was so cold!! I understand times are challenging and cut backs need to be made, but please reconsider the towel rails. Not even in the interests of dry towels, just as a source of heat.

We could see the sunset out of our balcony, right there on the Royal Terrance. A quick walk to Calton Hill, right around the corner from Arthur's Seat and the start of the Royal Mile. Tony and the whisky (not "whiskey" - Thanks for the tip Tony) were a highlight. Didn't expect to do a whisky tasting at the hotel, but now, I'd recommend doing that tasting with Tony, even if you aren't staying there. Art and decor were a fun, hip touch - will definitely be back.

Walk up to the top floor, but well worth the walk. Don't let that sway you, it wasn't that bad, but if forced to find a "thing" I didn't love.

I traveled for 3 months and this was my favorite hotel experience thanks to the lovely team running things. Beautiful hotel with great modern art covering the walls. Quiet garden out back. Great breakfast! I love the location as well. It’s really quiet but close enough that I walked everyday to the tourist attractions. Or a quick taxi ride if you aren’t up for the walk. The trail to Arthur’s seat is a close by as well as Palace of Holyroodhouse and Calton Hill is directly behind the hotel where you can catch an amazing sunset. I started out with a booking for 2 nights in the twin room. Small room but very comfortable and cozy, lovely view of the garden and the bed was extremely comfortable. I had such a nice stay that I ended up extending 3 times and had the opportunity to stay in the smallest room on up to one of the biggest (4 different rooms by the end of the stay). Each room better than the last but I loved each one I stayed in and would happily stay in any of them again. Each was beautifully decorated with a little quirkiness shining through, see the chandeliers! The beds are all extremely comfortable and great views! I can not speak highly enough of the staff. It’s a family run hotel and a small team so there is opportunity to chat with most everyone. They are so kind and extremely helpful. They went above and beyond for me many times without me having to even ask. They truly are the loveliest people. From moving my luggage from room to room to giving me the can’t miss spots on my itinerary and when to run up and catch the sunset. Multiple people even tried to help me figure out where to go/what to do when I ran into a travel planning snafu the day I was meant to leave and was very stressed out. The Whisky tasting with Tony is a can’t miss activity! Great information and fantastic stories. And his blend of Whisky is delicious! Loved everything about this hotel from top to bottom.
