Ideal location for walking to Old Town . 1/2 hour walk to Waverly Station. Roomy studio with good fridge and microwave although without instructions the convection oven was useless. Staff superb. All tourists regardless of having a smartphone could use a small map of the immediate area with suggested pubs, restaurants and bus stops. Like backpacking hostels have.
It would be helpful to have two room keys. Need written instructions for cooling system, and convection/microwave ovens. Room was like an oven and windows opened only an inch. Suffocating. Maintenance explained the heat was not on, it was just the greenhouse effect of the windows and just keep adding water to fan which made it tolerable but not ideal.

Our stay was overall good. Good location, clean and comfortable room. Friendly and helpful staff. We felt safe and didn't come across any drunk person like some other reviews said (we stayed on the second floor).
I didn't like that they charge 5 pounds/luggage to leave your luggage there before your check in, as the earliest check in is at 3 am. Another thing to consider when visiting on the summer (we stayed at 29 July - 2 Aug) is that the room gets pretty hot because of the many hours of daytime. As a result, we had to sleep wearing almost nothing. Our room had something like small air conditioning, but it was pretty noisy to run at full speed.

This was my 5th stay at Brae House, I always stay there when I visit the Fringe, and have no complaints. Location wise, it's perfect (right next to the Scottish Parliament), you get a lovely view of Arthurs Seat when you walk outside. The place is always spotlessly clean, the communal kitchen is great (and I have never had any issues leaving any food in the fridges), and the staff are always polite and friendly. Already looking forward to staying again in August 2025!
Firstly, you have to adjust your expectations. If you're expecting a 5 star hotel stay, then you'll be disappointed. These are basically student digs, so don't expect too much luxury. There's no TV in the room (but most people have a tablet - and also, why would you want to sit in watching TV when Edinurgh is on your doorstep!). My only complaint (if that) is that the bed isn't the comfortiest, and I'd appreciate some extra pillows. That's it though really,

The location was perfect and very walkable. But be aware that the quickest way in (and the way Google maps might route you while walking) is via a lot of stairs, so it’s worth looking into alternative routes ahead of time if you have accessibility needs. The laundry facilities are excellent! No cash needed. Everything is by card, app, or touchless pay. This place is also within walking distance of great coffee at Fortitude and great pizza at Pizza Geeks!
There were some mix-ups in the booking system with our room. Once, staff members weren’t sure which room we were in so they disabled our key without telling us, and they only explained the situation when we came to reception asking why our key wasn’t working. Another time, housekeeping came to our room the day before we checked out thinking we were already gone and tried to come in more than once even when we asked them not to. These issues were resolved both times, but it would have been better if staff had communicated with us more directly.

This is my second time staying at Brae House during the Fringe. Basic, hostel-style accommodations at a decent price, especially during the festival season. The rooms are tiny, but that wasn't a huge issue since we were out at the Fringe the entire day and only returned to the room to sleep. Great location - it's a 15-20 min walk to most Fringe venues, but far away enough to avoid crowd and party noise. Shared spaces (kitchen & common room) were clean, well-stocked, and comfortable. Staff was helpful and friendly.
The bunk bed was very wobbly and shook every time I moved around.

The location was great, close enough to the centre but far enough away that it wasn't too noisy or busy. The room had all the facilities we needed. It was quick and easy to check-in, the staff were friendly and able to answer any questions we had.
The floor was a little dirty/dusty and there was a small patch of mold on the ceiling in the bathroom. The room was also extremely warm during our entire stay, we kept the windows open and used the fans provided but they didn't seem to make a difference to the temperature. This is most likely just because we were on the top floor and the windows faced the sun.

I have stayed at BH before and was not disappointed on this trip. It’s very comfortable, clean, inexpensive…very much no frills. It’s excellent for a short trip to Edinburgh on a budget. The fact that there is a shared kitchen there to cook is an added bonus. Extremely friendly and helpful young staff. I was very pleased that my preference for a having room facing Arthurs seat was acknowledged, it’s worth staying there for the breathtaking view alone. I was happy with my stay at Brae House, looking forward to staying that on my next summer trip
There were no real downsides, but it’s worth remembering that this is normally student accommodation. The flats receive an awful lot of wear and tear during term time, so some of the fitting, fixtures and surfaces in the kitchen have seen better days. One of the USB charging sockets in my room did’nt work (actually I think it wasn’t working when I stayed there last year! )There was also an issue with the electricity cooker main in the kitchen (the main fuse seemed to be tripping every time more than one appliance was used, fortunately this was easily resolved!) there is nothing else that was negative that impacted on my trip.

Spacious studio room, full size double bed with basic cooking facilities and large wet room. Quiet location minutes walk from Holyrood Park. Cheerful young staff remedied some initial difficulties such as absence of coat hangers in wardrobe. Good value for attending a conference nearby. Tea/coffee, soap, shampoo available from reception, minimising waste. This is student accommodation, not a hotel, but it met my needs for a three night stay.
My room door sometimes rattled loudly when nearby fire doors were opening in the adjacent corridor. I managed a quick temporary fix but this should be looked at.

It's a student dorm, so you shouldn't expect too much in terms of comfort. Keeping that in mind, the place was clean; toiletries, hairdries, coffee, etc. are available upon request; staff is extremely helpful and kind; it is a good value for money. Location is great if you want to visit Holyrood palace or climb Arthur's seat, otherwise, it's a bit of a walk to reach other tourist attractions.
Beds are small and not as comfortable as they should be. The place is a bit of a maze. If you are unlucky and have noisy neighbours, they will wake you up. The ventilator and light in the bathroom turn on automatically when you open the door and turn off several minutes after you leave the bathroom. This is way too long if you have to go to bathroom at night, as you have no other option but to wait for 10 or maybe even 15 min for it to get quiet again.
