The location is good, around 7 min walk from the Ottaviano metro station and the Vaticano museums entrance right around a corner (a 2-3 min walk). The balcony is quite spacious and even though there's no view of Vaticano it's cool to have it. The room has everything you need. There's an additional couch in the room, which is nice.

The breakfast is just a cup of coffee and a croissant in the nearest cafe, nothing more. The room is small, the elevator is tiny (it's cool to have it anyway, though, because the guest house is located on the 5th floor). The district becomes a little noisy in the morning.

Great neighborhood, close to the metro, bus, Vatican City, and restaurants. Fabrizio is a great host, kept good communication before and during the trip, and responded fast when we needed him. We felt safe to walk around and explore on our own. Breakfast is in a shop one street away from the hotel and this was an easy and good experience as well! Thank you!

This info has nothing to do with the property, it’s more extra information to help the next traveler plan one’s trip: keep in mind that the hotel is far from the Colosseum, the pantheon, and the other main points. If you don’t mind walking, the property is about an hour away and about 30/40 minutes by public transit. So keep this in mind and plan properly.

Everything about the room was great. Comfortable bed, clean and nice bathroom, sunny balcony. I had a fridge, teapot, coffee machine, a pair of glasses and cups, two complimentary bottles of water. I also had access on the roof. I didn’t have corkscrew the first day. I contacted the host about this. He told me that I should’ve had it in my room, I searched the whole room but didn’t find it. The next day he brought it to me. I stayed for two days, and after one day my room was perfectly cleaned. The owner gave me vouchers for the breakfast at the cafe downstairs. Voucher included only coffee and single pastry (which is not much but is a common thing in Italy so that’s completely fine). The pastry there was amazing! I loved it. The location of the property is quite convenient. 5-7 minutes walking to the Vaticano city, 7 minutes to the metro station.

I didn’t have any problem with this property

The location is very convenient for visiting the Vatican. The room is comfortable and clean. We were given the typical Italian breakfast of coffee and bread at a nearby shop. The shop makes wonderful breakfast sandwiches. We gladly paid extra for that. When visiting the Vatican, I would stay here again.

Hot water is very limited. My husband's shower was cold. I messaged the owner. They said that the boiler works properly. So, maybe we were unfortunate that other guests in the guest house used too much hot water.

Very good location as it was near where our daughter lived and was very convenient for the Vatican which we attended on Easter Sunday for mass with the Pope .Very convenient for the Metro too. Also it was also very quiet on the fifth floor away from the busy Roman traffic below. A good size room, very clean and tea and coffee facilities provided in the room. Also enjoyed watching Netflix on TV after a long day sightseeing and sampling the nearby restaurants. Fabrizio the owner was very helpful and attentive and provided a taxi service as well which was very convenient.

We happened to be in Rome when it was unseasonably cold and we were cold at first but once Fabrizio showed us how to use the heating system properly we were fine.

It was a great accommodation, clean and tidy room. It is very close to the Vatican and has good public transport. Metro and bus are nearby. There is a great little cafe around the corner (memo) where you can have breakfast. We had a great time, loved this accommodation and recommend it to everyone. There must be better accommodation, but I think it is very good for the price.

Sometimes the hot water in the shower did not start immediately

The location is quite good, next to the Vatican. The center of Rome is easily accessible by metro. The air conditioning worked really well and there was a fridge in the room. Very comfortable pillows.

The breakfast was quite small, there was coffee and a fresh croissant, but the service was really excellent and the breakfast place was not far.

Beautiful and nice, so clean and presentable, we were able to get in before our arrival time thanks to the lovely lady who prepared it for us, also on leaving was given the option of leaving our suitcases on site We could not have asked for more perfect for vatican and sistine chapel. The breakfast vouchers and dinner recommendations were excellent. I need more experience in operating the instant espresso machine 😐. The room was excellent and the balcony was a great way to not feel cramped in a room when relaxing. The host was very accommodating with letting us drop off luggage early before checking in later.

It’s a big city with street noise and a hospital ~10 minutes away so lots of ambulances at night. No fault of the host or room at all.
