Staff was helpful. She helped us to book car to Chiang Rai with fare rate. There was no breakfast; but some coffee, tea, cereal with milk and bread with strawberry jam are prepared for you. You can use the kitchen with utensils for your meal if you want. Room are clean but extremely basic; only bed, air-con, fan, hair dryer, towel and clothes-hanger are provided. You have to bring your own travel packet like toothbrush, toothpaste, comb... There is no fridge in the room, but has one on the shared-kitchen floor. However, you get what you pay for and it is reasonable. The guest house is in the heart of old town. Walking distance you can see Tha Phae Gate and some main temples like: Wat Chedi Luang, Wat Phan Tao ... Sunday Night Market is just at the corner, very crowded in the Sunday night. 20m from the house is Thai-cooking-school where a lot of visitors enjoy their cooking course and try the Thai food after that. 7-Eleven, bars, little eateries are all around. We are crazy about Fruiturday with "Sticky Rice Mango Twist", we vote 5-stars for the smoothie shop. Some nice eateries: Blue Noodle, Chum HUM Northern Kitchen @Old City, 3-Baht Noodle ก๋วยเตี๋ยว 3 บาท and Suki Chang Phuak you should try.

There was no flip-flop or slipper in the room and it was really uncomfortable, especially when you stepped into bathroom. The faucet in the bathroom of our room at 3rd floor is clogged and no water run. Air-conditional is set at inappropriate place, it blow the cold wind directly to your face when you lie on the bed.

The location is perfect, very close to lots of the places you'll want to visit (temples, markets, walking street etc) yet tucked down a peaceful lane which is quiet in the daytime and almost silent at night. Room was big and comfortable, aircon effective and very quiet. Well run by friendly and welcoming staff who will offer help and information if you need it but leave you in peace if you don't. Nice reception area to sit in and gaze out at the street. No food but cold drinks are available and there's a good vegetarian restaurant right opposite & a lovely cafe with green patio a bit further up the same street. If/when I come back to Chiang Mai this is, without doubt, where I will stay. Thanks for a great stay!

the room was very big and they bring water everyday. the bed was very comfortable, air conditioning worked well and there was a fan too

the bathroom wasn’t the best, it was clean and warm water but the shower was hand held, there wasn’t a way to put it on the wall. The roof was also clearly deteriorating.

Room was spacious, bed was comfortable and the aircon worked well. Needed to use the blinds as the neighbors could see into our room. The small entry area was nice and cute with cards and games. We were allowed to park our scooter inside the building begind a gate.

Maybe some coffee would be nice, however so many nice spots around you dont really want to eat in the hotel or have coffee there anyway. We did have an instance were people unlocked our door and came into our room without asking and that was very awkward. Other than that was a good value for money option.

We had a very nice stay, 4 nights. It's a great location with many nice spots around the corner. They have very nice coffee and also a fridge with drinks, beers also. The room was very nice and clean, good AC and comfortable blankets. Enough space for our luggage, two big bagpacks. We had a basic room with 2 beds. Good shower. It was very quiet. We slept very well. (we were not bothered by the dogs of the neighbours, we only heard them once in 5 days, for only a few sec) We would stay here again and defenetely recommend this place for a peacefull stay and all the action within walking distance.

This is a small yet cozy guesthouse run by a family. Located in a small lane with local neighbourhood, a few local eateries (a must try cafe is a vegan cafe Bodhi tree cafe located just right opposite the guesthouse) and a massage parlour where we had our best massage in this Chiangmai trip. The owners and staff are friendly and went extra mile helping us in navigating to our Thai friend place. The housekeeping cleaner even walked us to the main road and helped us with the communication to the local Songthaew drivers. Would strongly recommend travellers to stay at this place.

Basic Guesthouse with lovely thai-family as hosts! the rooms are spacious and the location is very good near Thapae Walking Street!

Some places in the guesthouse definitely need some cleaning, and the bathroom was not the nicest.
