Good location for university meetings, good breakfast,helpful staff.

The hotel has a deal with a very unreliable taxi firm. The staff know this but are prevented from calling better firms. Our taxi was half an hour late and we were late checking in for our flight. Several other guests were also kept waiting for cabs that morning and the tension in the hotel foyer spoiled our visit. This is a decision outside the control of the hotel staff which needs to be addressed at a higher level. I would advise guests to make their own arrangements and not rely on the hotel to book taxis

Self service breakfast included in the price. Good selection of cereal, fresh fruit and juices, toast, pastries, yogurt, hot food. Comfortable bed, two good pillows. Good sized tv with enough channels. TV in reception showed some of the football. There was an all day menu and reasonable bar prices. Location was fine for us, about 15 minute walk into city centre. There were buses on the main street but it was easy enough to walk. Nice, pleasant staff at reception.

No milk or tea in the room for two out of our three days, had to get some at reception. No fried eggs at breakfast. Those clothes hangers you have to fight with.

The breakfast was good with a goid selection of hot and cold food on offer this was replenished regularly although cooked items were cold on the first day of our stay. It would have been nice to have local wheaten or soda bread on offer.

People wandering around, especially at breakfast time, in their pyjamas and night clothes. We thought this lowered the tone of the hotel and found it most inappropriate. I have never seen this anywhere else we have stayed. Toilets in reception were not cleaned for the duration of our stay until I made reception staff aware. However it was immediately dealt with as soon as I made them aware.

Location was great. The receptionist was very polite and met us with a lovely cheery greeting. Explained every and indicated our room was ready. Was a very pleasant and enjoyable stay apart from one moment.

The only issue we had was the person at the bar. We waited at the side where it clearly said to order food/drinks. He saw us waiting and then asked us to come to the front. We went around as he directed and waited to order yet he still served the others who came after us. After being ignored while he served others we decided to have our meal elsewhere. That was the best Italian meal we had and for the rest of our stay we had our meals outside.

The room was roomy and comfortable. Pillows just right. All the amenities, bathroom, coffee, tea were great. The breakfast was ample and considering the crowd that was there, there was always enough to go around. The staff did a great job. Staff were bright and very helpful. It was a great idea to put a bar in the reception area so that you could just relax before even taking your bags upstairs. Parking the car was a breeze.

Sadly the day we arrived was a wet, windy and cold day, so getting to the carpark in the rain was a bit unpleasant, but not really a big problem. There is a small section between the building and the carpark that is not undercover. That same day or night the TV reception went down (probably as a result of the weather) and wasn't up until the next day. A bit of an inconvenience when the weather didn't turn it on as well.

The room was very clean and spacious with everything you would need for a few days in Belfast. Bed, Pillows and duvet were so comfortable. We both had excellent nights sleep. The breakfast was very tasty, with lots of choices. There was plenty of onsite secure car parking at the rear of the hotel. Queens University and Botanic Gardens were just a few minutes walk away. The city centre was about 20 minutes walk but there were plenty of bus stops a few minutes walk away if that option was preferred.

The hanging space for clothes was quite small and most of the space was taken up by the iron & ironing board. This wasn't an issue for us as we were only there for a few days and lived out of our suitcases any way. But if you needed to hang a suit/shirts or dresses, you would have to take the iron/ironing board down and find somewhere else in the room to store it. The scrambled eggs on offer for the hot breakfast choice were quiet dry. It would have been nice to have had a choice of cold meats & cheeses as a Continental option.

The location was perfect. Parking is available and secured. The dining areas is spacious with satisfying breakfast. Shampoo and body wash is also available and I really like the smell of the handwash. We can hear the on coming traffic across the road but as a light sleeper, it didn't even bother me so I can say the vicinity is nice and quiet. There is a large enough tv which is perfect for staycation and a high power blow dryer. There is also a full body mirror with good lighting. The staff is polite and professional. The room overall is very comfortable and I enjoyed our stay. I definitely recommend this hotel.

It would be better if there is a separate light switch for the lamp by the desk so I don't have to turn on the lights on the entire room waking my sleeping partner though this is very minor.

Absolutely lovely welcome after a really long day sightseeing straight from the airport. Staff throughout make a big effort to take care of guests. Breakfast was good, we had a hot meal and it was very tasty and filled us up. There was plenty of choice of hot/ cold food. Bed was comfortable and shower was perfectly adequate.

Location is a little bit out from the centre and not in the nicest area ( looks like student area?) but felt perfectly safe as just off the main road and walk into the city is flat so fine for us

The hotel is conveniently located, close to bars, pubs, restaurants - and of course the University of Belfast - within walking distance from the town centre. Add to that, if you arrive by car, there is a car park accessible for free. The staff at the reception and for breakfast are warm, friendly, welcoming and professional. The bedrooms are rooms and well-decorated in a contemporary style and are immaculate.

However, there were a few minor flaws, eg, no glasses available in the bathroom, to rinse one's mouth after toothbrushing, it was a bit too warm in the room and it was quite hard to settle the temperature. There was a lovely view on the roofs of the brick buildings nearby but the window was actually quite small and the thick and large curtains on either side of the window were meant to work on an enlarging effet that did not really work out well.

This is an excellent base to explore Belfast. We attended a gig at the Empire Music Hall (5-10 minutes walk away) and walked into the city centre (less than 30 minutes walk) the following day. Hotel is modern and clean, and the staff are exceptionally friendly. We arrived early but were checked in without question. Special mention to Conan who chatted to us while clearing our breakfast plates away and who took the time to write out a few pubs and restaurants he recommended based on our interests. We would definitely stay here again when visiting Belfast
