Brilliant location, close to Botanic Gardens, Queens University and Ulster Museum, across the road from the Empire theatre/ music venue and in a lovely area with plenty of cafes and little shops and transport links. Room was large and beautifully decorated and clean. Particularly love the little cosy window seat/people watching deck! Self check in was easy and stress free but sadly no free beer left when we arrived, but a lovely touch for anyone who managed to get one on arrival. We stayed in the discounted room above the bar and I was pleasantly surprised at the noise level. You can definitely hear the music but it was almost background level and it was coming from a speaker in the outside seating bit, no noise or vibration coming through the floor or walls. Didn't take us too long to get used to it plus I think it's open until 11 or midnight so no noise throughout the night.

I don't think you could ask for a better location in Belfast. About 10 mins walk from city hall and the main transport stations, 5 mins from the university, botanic gardens and ulster museum, and with plenty of good food, drink and nightlife options right on your doorstep, moreso than if you were actually staying in the centre proper. Hotel bar stays open reasonably late as well.
Check-in is fully automated, so you're at the mercy of a computer as to whether you can have your key and go to the room early etc. whereas a human receptionist might be more flexible, the staff in the bar are helpful but limited in what they can do. The door to my room doesn't swing fully closed behind you but has to be pulled the extra bit, which led to the room accidentally being left unlocked by myself or the cleaners on several occasions. Some might find the very modern dark grey decor a bit unattractive, but that's a minor issue on the whole.

The location is very convenient. Restaurants nearby, bus stop to city Center in the corner. Only 10 mins away by foot from queens university and botanical gardens. Very good beds and cushions. We had a request for room change that was done to our satisfaction.
It is a 3 story building without lift. We had to carry our heavy suitcase to the 3. Floor. Not appropriated for people with poor fitness or mobility. There is a bar downstairs with outdoor seating and it can be very noisy until 2am if you are in a room facing the street. Ear plugs are helpful. It is very impersonal. They have “virtual” receptionists, you can communicate with them only by phone or WhatsApp. They are however nice and helpful. The furniture in the rooms is very minimalist, only 4 hangers, no drawers, no shelves in the bathroom, you can only use the floor for your Necessaire. The kettle may not have a cable long enough for the nearest plug.

Great location. Good size room & facilities. Value for money
Self check in hit and miss! Didn’t work for us! Screen for check in when we reached hotel not working. Picked up phone and asked for help. Lady on phone asked me to speak to bar staff. Asked bar staff. They told me to ring phone! Told them I was told to speak to bar staff! Anyway bar staff helped with their bar iPad and checked us in. Unsatisfactory and got me in a bad mood before entering hotel!

The room was huge. Great to have an iron and ironing board. Kettle and tea and coffee but only 2 paper cups left in the room (there were 3 of us) Good toiletry choices, plenty of towels. Check in was easy on arrival.
Windows were drafty and didn’t keep the excess noise from outside when the local students decided to have a race in the road at 04.30am. The residents above our room were very heavy in their feet so much so that when they walked above our room the mirror on the wall in our room bounced around on the wall with the vibrations.

The room was large and comfy. While it is a staffless hotel, they were responsive on booking.com messages. A nice touch was providing a free beer per person after checking in.
One of our towels was dirty on arrival. So we left it to the side. This was then not changed by housekeeping on 2nd day which as odd. Housekeeping also didn't provide new clean cups for tea or coffee yet gave us new tea and coffee? We had to check out early on our last day before the cafe next door opened thus we couldn't leave our luggage in the hotel which was a little expensive and unexpected. One issue which was a bit strange was that therr were no plug sockets by the bed only specific ones for the lamps.

The hotel is really near the Botanic Gardens if you're in Belfast for a gig there its very handy. It's also a short-ish walk into the city centre. The room was large, and the bathroom had a lovely walk in shower. There was sometimes beer available on arrival, but we only got one bottle between the two of us, unfortunately. There are lots of cheap-ish places to eat nearby.
There was no lift and we were on the third floor, which was quite hard to navigate with a large suitcase. The hotel is situated in a very student-y area, but where our room was located, it was very quiet.

Great location opposite Botanic station, very handy for airport transfer. Close to good restaurants. Very comfortable bed, tea/coffee making facilities. Nice people watching bay window with a comfy bean bag - snug place to read, people watch and drink coffee. Would definitely stay there again
Advised to use an app to sort out room key but app not working. On arrival entered booking details onto screen but no code offered - probably because we arrived shortly before agreed check in. A message stating this might have been useful but issue quickly resolved by using the helpline phone and key cards sorted

The property is in a great location, it’s only a 10 minute walk into the city centre. Lots of places to eat and drink near the hotel. Room was modern, lovely decor and spotlessly clean. The shower was amazing! The self check-in was easy and the complimentary beer was a lovely touch. The food in the Lucky Duck was great! I would definitely stay there again.
The only negative was the vibrations going through the room which would sometimes disturb my sleep. Lots of outside noise, however I did swap rooms with my friend to a rear facing room which was much quieter. Wasn’t all too impressed by the food in the Town Square restaurant.

It was easy to check in,it helped to read the info sent on confirmation which advised to check in prior to arrival.This streamlined the check in process and it took couple of minutes. Got a good workout going up the stairs! We had the quadruple room on the top floor which was spacious and clean. Shower was lovely and hot,lots of fresh towels.Some bottles of water,tea,coffee ect and lots nice wee toiletries. The bed was so comfortable. Good location close to everything.
As other guests had commented the room was very hot when we arrived but we opened a window and problem solved!
