We’ve stayed here a few times now and every time had excellent first class service. Chris is an exceptional host nothing is too much trouble. On arrival he offered to carry our bags to the room. The rooms are lovely, very spacious and spotlessly clean, the beds are super comfy, the super king size bed was amazing and had plenty pillows which was perfect for me. The bathroom was spotlessly clean even had shampoo and shower gel provided (and as I had forgotten to bring shampoo I was delighted to see that in the shower, Friday night after coming to Filey straight from work). The towels were lovely and fluffy too. The rooms all have a mini fridge with fresh milk (daily) and bottled water. There are the usual coffee/tea making facilities with the provision of usual branded tea/coffee but Chris also provided decaf coffee/decaf tea along with sachets of hot chocolate and mustn’t forget the proper sized cups (don’t know about anyone else but when I have a cuppa I like a proper size cup). Mustn’t forget the lovely biscuits provided too. Delicious. The breakfast is amazing and all of it freshly made to order by Chris, great selection of delicious things to chose from. Fruit juices tea/ coffee, yoghurt, fresh fruit, cereal and a choice of cooked breakfasts. Amazing. Chris really is a friendly, attentive host catering to individual needs ensuring everyone is happy and enjoys their stay while they are with him. He is always cheerful and smiling he really is a fabulous host. The guest house is well maintained outside also and has a bright tidy exterior. The guest house is within a few minutes walk down to the beach and near all the amenities of the town centre too, it is ideally situated. Parking is a little hit and miss, BUT it totally depends what time of day you arrive as to whether you can park near the guest house or not. We have always been rather lucky when we have arrived and managed to park on the street just a few doors down from the guest house.

Everything about this B&B is top notched. The host was great. The room was large and the bathroom was big enough to fit both a shower and bath in comfortably. Breakfast was fantastic and fresh and plentiful. The host's attention to detail in all aspects is excellent.Mineral water was provided every day biscuits were restocked, fresh milk, supplied and a plentiful number of teabags, et cetera. Absolutely everything was right and exceeded expectations. This was the most positive B&B experience we have had over more than 40 years. The location is also excellent for the beach and local venues.

Host (didn't catch his name!) brilliant. Friendly and chatty (but not too much). Breakfast good. Place was clean and nicely decorated, dog friendly, dog towels available at the front door, great location, windows were very noise-proof. Had to nip the dog out to the toilet in the middle of the night and the noise the seagulls were making from outside! Couldn't hear them back in the room. Would 100% stay again
Only marked bathroom down as I'm I tall guy and the toilet was a bit tight up against the bath/shower. Toilet seat could do with a bit of bleach or a new one.

The facilities were excellent. Comfy bed and spotlessly clean throughout. Our hosts were attentive, with good information for our requirements. Breakfast was plentiful and good quality with lots of choice. The b&b was well situated just 1 street back from the top promenade, which had a stunning view of the bay and lovely public gardens which were beautifully maintained. We found Filey very inviting to holidaymakers. Plentiful play areas for children, crazy golf, amusements, lovely clean beach, cliff to walks and lots of benches for just enjoying the view and seaside..
The only issue was parking bit that was due to the b&b being situated in the Victorian area of Filey when cars were not as plentiful so parking spaces were not catered for. Saying that the streets were all free parking you just had to find a space.

The property was well kept and decorated to a high standard. The hosts were excellent. Gave us full instructions in advance on how to access the house etc. Delicious breakfast both days. Highly recommend the ham and cheese omelette. Hosts were efficient whilst being very friendly. Property couple of minutes walk into the town with some good pubs and restaurants.
Our bed although had a mattress topper wasn’t the most comfortable; I would definitely stay there again but would choose a different room with a bigger bed if possible. There’s no parking outside the house and I wondered why the church hasn’t been approached to use the car park there say £5 a day as opposed to car park further down the road at £9 a day. Possible insurance issues?

We loved our stay from start to finish. The owner, Chris, runs this place perfectly. He's friendly, helpful, efficient, accommodating and a brilliant cook. The breakfasts were amazing and such an added bonus to our stay. As previous reviews have mentioned parking is not easy but then that is a common problem in Filey and it was worth the walk from the car. We definitely recommend this place and the next time we visit the area we will stay again.

The guest house is located in a ideal spot it is very central to everything in Filey. We were very lucky to find a parking space right outside the guest house and we liked the keylock way to enter the house. Our room was spotless (as is all the guest house) with ample toiletries and brewing up hospitality tray, the fridge with fresh milk and bottled water was a nice surprise. Bed was really comfy so much so that we would of had a lie in on the second morning but as the breakfast was so lovely on the first morning we didn't want to miss it so we dragged ourselves up. The hosts were superb very friendly, chatty and attentive to all out needs. We will definitely be looking at the Rutland House Guesthouse availability next time we want to visit Filey.

This is an exceptional bed and breakfast. The bedroom was spacious and very comfortable. The shower and bathroom were compact but still in excellent condition, with good hot water. The proprietor was very welcoming and friendly, and made us delicious breakfasts chosen from an extensive menu each morning. The hotel itself was in a quiet location no more than 10 minutes away from the station, town centre and beach on foot. The place was spotless. We couldn't have asked for a better place to stay.

We've arrived very late at night, and Chris has done all arrangements for our hassle-free check in. The room was exceptionally clean. In the room we had kettle, choice of teas and coffee, cookies 🍪, and fresh milk and water in little fridge. And the breakfast was delicious) Definitely would come back)

All was A1. Chris was very friendly and a great host. The accommodation was very comfortable and decor attractive. The breakfast room was spacious and the breakfast itself had lots of choice and very tasty! The location is so convenient for the town or beach, yet quiet and peaceful. Easy to find near onstreet parking at this time of year.
