I got a lovely warm welcome and basic info about the local area upon arriving from Eddie, it felt like a very personal touch The next morning and each morning thereafter I met Ana who greeted me by name and was extremely friendly, funny and warm. The room its self was very basic, but it was clean and light with nice fresh bedding and I was offered fresh towels and a cleaning service/top up of bottled water, biscuits, hot chocolate, tea and coffee daily, on that subject NEVER at a hotel, either expensive or budget have I been given so many complimentary hot drinks, im not talking your usual 2 Teabags, 2 coffee sachets and 2 little milks, there was a basket absolutely full, like 10 Teabags, 10 coffees, 20 milks, around 30 sugars etc, plus bottled water and biscuits, this was replenished daily and was EXTREMELY generous and a wonderful touch. Anna gave the impression that nothing you asked would of been too much trouble and my dogs definitely liked her which tells me something. The shower was perhaps the easiest shower to use that I've ever been in, if a little small The place its self was super quiet which I liked, I thought I was the only person in residence! Never heard a soul other than the kids next door in their garden. It was a short walk into town for supplies and the main drag but away from it enough to not be over busy. Infact, the beach at this end was much much nicer AND I pretty much had it all to myself. The beach was 2 minutes away, you can walk along the soft sandy beach if you go left for miles and miles and miles towards caister, scratby and hembsy avoiding the blackpoolesque arcades and bars all together. There really was nothing down this end other than the beach, the water gardens and a few little coffee cabins/cafes on the beach. That's just how I like it. Great yarmouth it's self is quite run down, but this area seemed like the nicer part.
The only thing missing for me was a bedside lamp... stubbed my toe on the corner of the skirting getting up in the night to turn on the light to go to the bathroom... .ouch...I couldn't swear because it was after 9pm quiet time ha ha ha The ensuite was very small, could not close the door to go to the toilet. This can't be helped though it is what it is. Not a smart TV, however I always travel with my amazon firestick so that fixed that issue.

The host was wonderful and moved us to a different rm due to disability and stairs. She managed to help us move closer when we'd had to park right down the other end and also brought our bags up to the rm. We were also given a fan when it was very hot. Can't fault her at all :) The room was lovely, it was clean, the bed was comfortable and the location is perfect, less than 5 mins to the beach. We went down to the beach and had breakfast at the beach hut every morning (highly recommend) The only thing to keep in mind is the parking, although its free on the street outside, if you move the car, chances are you'll be parking somewhere different when you come back, but even that we found was alright... the weekend was the worst time, after that we parked no problem right outside. There are disabled spots dotted around the free parking area as well, which was a godsend at times.
The bathroom was very cramped, not their fault though, as they aren't allowed to change it. It was still usable and we managed to do what we needed, but had a few bumps lol

Room only accommodation, but still value for money. Meals down road at Beach hut were reasonably priced got suntan while waiting and eating breakfast. Used Kensington hotel for non fried food also reasonably priced. Amenities for dogs were very close to hotel by use of recreation ground opposite hotel and dogs can be on beach up to pier on and off lead, our two dogs Shitzu and Cocker Spaniel were in ecstasy once let off lead. All in all a lovely place to visit and stay. The couple who own the property were very helpful for us during our stay.
You had to be quick and early for hot water in sink as the hotel heating system had to work for over 20 rooms

Clean. Tidy. Spacious for a single traveller with one dog. Staff friendly and welcoming. Excellent location - few minutes’ walk from seaside + easy free parking outside hotel. Rooms cleaned daily and refreshments replenished daily. Liked the quiet time between 9AM-9PM. All in all - absolutely fantastic stay, excellent value for money, and highly recommended.
Can’t think of anything disliked.

A very well-maintained and clean room, good for a family of 4 - 1 double and 2 single beds. Nice location, close to beach, free off-street parking just in front of the property, everything else was in close walking distance - Britannia pier within under 10 minutes' walk. Lovely hosts, and good Wi-Fi zone. Rooms only, no breakfast, but the beach hut on the beach provides amazing breakfast from 9:30 AM onwards.
A bit warm at night even if the window was wide open.

Another great visit we wouldn't stay anywhere else the owners are just lovely the rooms are always clean and fresh it's walking distance to the beach so once you get a space to park you don't need to move the car, surprisingly quite, we were lucky to be visiting on a day when yarmouth were playing on the filed opposite so could watch the game in the dry as it was pooring down, looking forward to our next visit
The only thing I'd say is probley just me it would be useful to have a glass or plastic cup for cold drinks. But I'm going to try and remember to bring one with me next visit

The value for money is the biggest selling point. Polite staff that go out of their way to help sort any issue you might have, and good facilities for the price you pay. Only a couple minutes from the beach and town centre, the location is ideal. Will definitely visit again when the sun is shining a bit brighter.
The property operates with a set of rules that feel authoritarian (which is understandable and I'm not complaining, they're there for a reason and should be respected). One rule is a quiet time between 9am-9pm, this is fine when it is respected by other guests. Another is no food to be eaten in the rooms (not a problem for those that can go out in the town, plenty of places to eat).

Excellent value for money for a budget hotel. We were greeted warmly by the manager, who checked throughout our stay that we had everything that we needed. The room was small but spotlessly clean, the bed comfortable and shower powerful. The hotel is located closer to the Waterways, away from the noise of the town centre, but it is walking distance from all the amenities and with free street parking. It is dog friendly.
No breakfast is served, but there are several places to eat nearby.

The property was extremely clean and smelled lovely. The owner was very friendly and was extremely welcoming when I arrived. The room was clean and tidied every day and clean towels were left too. There was complementary tea and coffee and biscuits left which I think is a lovely touch. The furniture is old but that does not take away the cleanliness of the hotel room. And the bed is nice and comfy.
There was nothing I can say that I didn’t like about this hotel.
