Meals were good. Staff was extremely helpful. Room was comfortable.

Did not realize it was going to be a dorm of mainly college students. But it was ok. Missing a bathmat and blow dryer but they provided when asked.

The hotel room was located in the basement - with a view of the landscaped garden. The toilet was not working properly. When asked to correct it, the staff kindly replied that they knew, but did not respond in any way. The room was not cleaned for three days. However, the comfortably furnished lounge on the first floor with coffee/tea and various games is a great compensation for the room's shortcomings. There are no TVs, but the overall atmosphere is great, inviting you to spend time talking, gardening, reading books, playing games and listening to music. It is a student hotel that also offers accommodation services on Booking.com. The hotel is managed by a Christian community, it has a very pleasant atmosphere, a nice yard for relaxation, a barbecue area, a children's playground. A good breakfast and dinner (also vegetarian) are included in the price, which is an added value. A suitable place for families. Great location in central London.

The toilet did not work properly. The gap between beds.

Staf!!! 100000% perfect!!! Thank you Location - near tube Earl´s court, 10minutes to Victoria station. Food - good. Main, desert, fruit. Garden room - at 7-8pm you can be in garden room and drink coffe and tea or play games (table tenis..)

Breakfest time and dinner time - breakfest at 7:30am, sunday 8:30am - for students OK, but for tourist too late. Dinner 6pm - again for students ok, for tourist too early - you have to come from visiting London to hotel, or you are hungry :( Sunday without dinner, only lunch at 1pm - again for tourist bad. Bathrooms - some out of order, some old, some dirty - hair... I understand, it is not really hotel, so ok. Noise - not from street, but from students. Party to 3am. Again ok for young people, not for families.

Nice meals - including breakfast and dinner - that are nutritious and tasty; Convenient location within 10 minutes of the closest tube station; Friendly staff who is always willing to answer questions; and well-maintained laundry facility. We also like the big and quiet backyard that is available for outdoor dining, and a Ping-Pong table and other entertainment for kids, as well as plenty of public space and bathrooms for guests. Overall, it was a wonderful stay that exceeded our expectations.

We arrived late, and my cell phone did not have any signal. I could not call the staff to let me in, which was the only way in at late night. Luckily, another customer came back to hotel late and helped us out. So remember to make a contingent plan if you are going to check in late.

People are very kind and helpful. It's clean. It's in an excellent position near the tube and in a very nice and quiet area. Very convenient for most attractions and well connected with all airports and stations. Food is amazing: a great variety, you can eat as much as you wish, quality is excellent. There is no television in the rooms, but who needs one in London!

There is no air conditioning and in a hot summer it might be a problem. It was not a problem for us, though: it was September. There is no fridge in the rooms and that could be useful

Good value for money, but a little bit of a strange setup. The building are actually student halls which were turned in to a hotel for the summer. Staff were very welcoming and gave us an unexpected tour on arrival. You can use the lounge, games room, garden, laundry rooms and all sorts during your stay which was a bonus. Rate also included breakfast and dinner, served from the canteen on site (expect to have a tray and be reminded of school dinners). Didn't try the dinner, but great if you are on a budget. The garden was lovely and we enjoyed eating our breakfast out there one morning. Me and my friend shared a twin room with shared bathroom. Felt like being on a school trip haha. On our floor/corridor, there were then 4 individual showers, 4 individual toilets, and 2 combined showers and toilet rooms. They were all clean and well stocked with toilet paper, and never had an issue with having to wait to use one when needed. Some mini toiletries are provided in the room, but we had brought our own. Overall enjoyed our stay and it was a bit different and more wholesome than a typical soulless hotel.

The staff actually all seem to be volunteers, tied in to a Christian organisation of some sort. It didn't bother me, but for some people this might be a factor they'd want to consider/be aware of. There are prayers cards dotted around and a chapel on site for prayer. Alcohol is also not allowed in the common areas. At breakfast, it was a bit haphazard. Came down on both mornings just after the start time and the breakfast buffet wasn't quite ready and things were missing. Not a massive problem for me, but if you were in a rush and relying on an early breakfast it's something to be aware of. May tie in to everyone being a volunteer?

Friendly people. Good food, especially the breakfast. Best shower ever. Quiet area, but parks and pubs nearby. After arranging with the drawbacks of the room we enjoyed our stay.

It was a bit disappointing to be placed in a room in the basement, and below the games room it was pretty loud one evening. It is not possible to open the windows properly, and due to the re-arrangement of the beds the room becomes smaller, there are shelvs in the way and reading lights are not in the right place. Arrival after 16:00 is difficult, as there is no one at the reception and it is not possible to enter the buildung. Luckily someone helped us to get in and called a student for us.

It's a really great place. Highly recommend! Perfect location (tube, stores, parks, restaurants all around and very close). Very kind and welcoming staff. Tasty meals (both breakfast and dinner). Green and cozy backyard. Warm and well organized room: it had everything we needed. You just should remember, that it's not the 3* or 4*star hotel, originally it is a dormitory for students. And the type of room doesn't refer to standard "hotel expectations". But if you look at the photos and read reviews carefully there will be no surprise.

Excellent location in a quiet street in the heart of Kensington, 7 minutes walk to Earl's court station or Holland Park. Much better value than a traditional hotel with the opportunity to enjoy the premises including a quiet garden, a games room and a lounge in particular, all this in a studious and relaxed atmosphere. The bedroom was clean and the beds were comfortable, everything was functional and clean in the bathroom, the shower can have strong pressure if one like it. There's free and fast WiFi and we've been given 2 sets of keys on request, which allowed us to gain freedom during our stay. Staff are always available and courteous, as well as the people in pension for their studies. We won't look anywhere else if we're back in London.

If you choose to have dinner there the main dish is often spicy, kids may not like. There are USB ports in the room but they didn't work for charging devices. Normal sockets work fine however.

The moment we stepped in the door in Lee Abbey it felt like our second home. The location is excellent as it is only five minutes walk from the heart of Kensington, rich of shops, restaurants and anything you like. Two metro stations in easy reach and effortless to get to almost any part of London in a short period of time. At least two amazing parks nearby; Kensington Gardens and my favorite Holland Park. The house it self is a gem, build in a time when elegance was high on the agenda. The rooms perhaps bit spartan (as to expect) but very clean and practical. The most powerful shower I have met and lots of clean and soft towels. Nice beds to relax and sleep in; cosy and comfortable. Privacy perfect. But the jewel must be the garden. To step out into the garden with your breakfast or just to relax is just heavenly. Very quiet and rich of many trees and plants which would suit a Queen. Lots of chairs and tables. The breakfast and dinner was always good and nourishing with a mini-salad bar always readied to compliment the main meal. But the most enjoyable part of our experience staying in Lee Abbey is the people there. Amazingly the guests were all very relaxed and positive and very friendly. We made quite some friends in our week there. I adore the Staff. If there was anything we needed it was solved by the staff on the spot and with a bright smile. Unmatched even on and by Hotels with many stars to throw around. Their demeanor and manner just unparalleled. And finally I have to mention the atmosphere. It is calm, friendly and warm. It feels like belonging to a large, beautiful family. Can not wait to visit again.
