We loved the décor and very comfy bed. There was a great ambience which helped us to feel like we were in London. We used the bus route which was at the end of the road near the super Deli & Cafe which takes you to all the sights past Harrods! Having a separate door for Hotel guests meant we had a key so could come and go what ever time we liked. It was great to feel independent and on a few occasions ordered food from deliveroo as we didn't want to go out! Lovely stylish rooms great bathrooms friendly staff and good location on a leafy street with nice properties around !!

The location is well situated on the furthest end of Kensington High Street. Bus number 9 is just around the corner and it takes you straight to Piccadilly Circus if you don’t fancy a walk to any of the tube stations which are about 20 minutes walk away. Also around the corner is a Costas for a cheap and easy breakfast on the go or sit down. There are plenty of cafes about 10 min walk which serve nice full English or lighter options. Restaurants are plenty and very nice close by. And the one downstairs in the pub serves a great fish and chips! The rooms are somewhat dated. But it’s an old building which makes floorboards creak and naturally wonky. It’s some of the charm living in a house which dates back to the old days. The bed was very comfortable. The heating was working above expectations. The shower and facilities were nice and clean. It’s a great stay for the money and the girls working were helpful and cheerful. We are very much looking forward to our next stay - because this quaint, wonky gem is well worth a second visit!

Location within 25 minutes walk to the Royal Albert Hall, 10 minutes by uber and 5 minute walk from train station. No breakfast provided but the meals served in the pub downstairs were excellent with Friendly approachable staff. Traditional period type establishment with high ceilings and sash windows. In need for some modernisation but a large, bright airy room. Adequate for a short stay. Road a little busy and noisy but as expected for London. I would stay again if visiting this area.

A small fridge to store extra milk etc would be desirable considering there is no breakfast option. There is a small shop a couple of doors away. There was no hairdryer.

Staff .. lovely.. location great .. pub downstairs good .. not noisy!! Room very spacious.. bed comfortable .. tea / coffee maker with biscuits everyday.. nice white fluffy towels everyday

Silly little thing .. details really .. carpet ill fitting.. mirrors all distorted when you look in them can’t do make-up or hair only in bathroom . blind in bathroom needs replacing..hot tap needs adjustment.. These are things that you can work around.. but !! The carpet up the stairs and hallways needs getting rid of it has an unclean odour as you walk in .. not in the room though

This was an excellent location for an Event we attended at Olympia . Also, it's about a 20 minute walk to either Earls Court or Shepherds Bush tube stations which was convenient for us for getting around London. We didn't use buses, but there were plenty en-route. The room we had was facing onto Holland Road which surprisingly wasn't particularly noisy at night, just passing traffic which was ok for us, we stayed for 2 nights. A hairdryer is available if required at the check-in desk which is located in the pub. There is a separate secure entrance for access to the rooms when the pub is shut. The shower was excellent and the bed comfy. We also ate in the restaurant/bar one evening and food was great.

There was a small Krupps coffee machine provided in the room but coffee pods were not provided. My opinion is that if you provide a coffee machine like this then I suggest providing at least two coffee pods per day (for a double or twin room), else don't bother with it. Instant coffee sachets were provided if you like instant Nescafe.

Jude on the reception was very helpful and professionally resolved a couple of issues for us. The pool, spa and gym were excellent. Breakfast mediocre, with small choice and fatty hot food or very little choice of healthy options. Room was okay nothing special for the price.

Breakfast was the most disappointing thing. Some healthy options rather than just an apple and a slice of water melon would help. There were no nuts, seeds, fruit, sugar free cereal, or choice of healthy hot food. If you like a fry up for breakfast you may like it.

Ideal location for us for the Royal Albert Hall and Great value for money for London room good size and great size bathroom, staff really friendly and helpful, towels good quality, tea and coffee facilities, great size bed but only down side was It didn't have a mattress protector...I would recommend this place for others and would definitely stay again.

Iike the shabby chic furniture but the carpet could be updated, in room and on stair case, just let it down a little

We were a little nervous to be above a pub but didn't need to have been. The staff were amazing and there was little or no noise from the pub. Location is great. Just a few minutes walk from Olympia and Opera Holland Park and near the overground and underground. Food in the pub is outstanding value and really good too!!

The only niggles (and they are minor!) is that the bar shuts at 10pm and you can't get a nightcap. Also, there isn't an aircon in the room. WiFi is free in the bar but didn't reach our room. All in all, nothing to stop us coming back in a heartbeat!

Perfect location for museums, Kensington gardens, Royal Albert Hall. All walkable but easy bus journey too. Nice staff. Quite location. Room comfortable with tea, coffee, bottled water and biscuits. Most welcome. Pub downstairs seemed nice.

I couldnt really open the window, or keep it open. It was very hot day. They had provided an electric fan for the room which was great, but I do like fresh air when I sleep or i get a headache, which I did, but that's not anyone's fault.

When we arrived at the location it didn't look much from the outside , but the inside of the room was very clean and comfortable. Location is good, has a supermarket 3 min away and several bus stops close. The staff was friendly, room was cleaned every day, coffee and water available daily and a little fan, as we arrived during the heatwave in London. Bed was really nice, slept very well. And not as noisy during the night.

There were no tea bags available and the shower was draining very slow, to the point where you had to turn off the water several times during a shower to not flood the bathroom.
