OK - so this is a lovely lovely B&B in the south part of Lowestoft which I am of the opinion is the nicer side near the pear the sea front gardens and lovely cafes and beach pubs. The house itself is a gorgeous 1900 with large windows and large rooms and high ceilings. Is absolutely spotless. Free parking on the road out front. Sheets and huge huge towels smell so lovely and fresh. The lovely Caroline does front of house and breakfasts are awesome - great products cooked by Andrew to absolute perfection. The rooms are well catered for you to be able to stay in and use as your own space. Would highly recommend.

We were greeted by the owner Caroline who was very pleasant she handed the keys to our room and explained the facilities.Breakfast is pre ordered and served at a reserved time and table slot which was good. The room was clean and tidy and we were provided with fresh towels bed linen tea coffee and biscuits which was a nice touch. Fresh bath towels soaps shampoo and conditioners provided and toiletries. The breakfast was excellent consisting of cereals toast tea coffee fruit juices and a choice of freshly cooked items all pre ordered to your choice. We will definately be re booking here. Parking was outside the house unrestricted. However there is a school opposite so timing you arrival outside school drop off or pick up times is essential to secure a parkin g space.

The ONLY issue was the poor pressure of water for the shower...that said we were on the top floor of a three storey build so until a power shower is installed this will always be a dissappointment, but it did not spoil our stay and EVERYTHING else was excellent

Our stay at South Beach was exceptional value for money, our room was compact, but adequate, it was very clean, fresh and with all our needs catered for, a modern shower a comfy bed and a tastefully decorated room. Our breakfast in the morning was an extra treat having a choice to eat cereal, fruit and yoghurt and a cooked breakfast which we both thoroughly enjoyed. Caroline was front of house always happy and ready to help with any questions asked, restocking our bedroom teas with a little extra chocolate treat a nice touch, we both thoroughly enjoyed our stay.

The location was perfect. I wanted to be close to the centre of Lowestoft and it’s a pleasant 20 minute stroll. Car parking is directly outside, it’s free and due to school holidays it was very quiet. The room was very comfortable. I had upgraded and had armchairs so I overlooked the sea which made it perfect. It was lovely to have bottles of water as well as tea and coffee. The bathroom was superb. Breakfast was really nice and hot. I had to preorder but that wasn’t an issue for me. The teapot was refilled to order. I was made to feel most welcome and would thoroughly recommend staying here.

The location was amazing, right in front of the seafront. Caroline was so lovely, couldn't do enough for us and even had hot water bottles on offer...which I gladly took! The hotel felt really welcoming and friendly, it was like visiting family! Thanks to Andy who did us a lovely breakfast! We will definitely be coming back again and can't wait for our next visit, it's a lovely location with loads to do. Can't recommend enough! Thanks both!

Nothing at all!

Fantastic hosts and very welcoming. Exceptional breakfast. Great variety cereals, sausage, eggs, bacon, toms n mush, fruit, etc. Great view from our room. This was lovely and spacious. Very comfortable bed. Pillows soft for me but not for hubby. I forgot to bring my own, I have a cranky neck. Lovely shower and great smelling products.

Not much choice of decaf or other teas e.g. Green, Earl Grey, English breakfast etc. Or other coffees Cappuccino, Latte etc.

We had a wonderful 2 night stay in the king suite We were greeted at the door by Caroline who was a fabulous host and gave us all the info we needed for our stay . The room was amazing spotless with everything we needed . The view was great looking out at the sea . Andy did a 10 out of 10 breakfast with Caroline taking care of all the guests needs ,wonderful team work Thanks for having us and we had the best break thanks . Kind regards Tash & Stef x

A lovely guest house with a really friendly welcome. I stayed in a single room with a sea view which was absolutely spotless, with light, very nice decor and very comfortable. Breakfast was superb. The B&B is ideally located, a short and pleasant walk along the promenade to all the shops and restaurants. Easy, free parking on the road outside. Recommend.

Nothing to note

Delightful sea-view B&B within easy reach of the beach and town. Everywhere was spotlessly clean and well maintained by the friendly and helpful owners, and breakfast each morning was excellent. My single en-suite room was very comfortable with all facilities, and had a good fan to use in the really hot weather. Free parking on the wide street outside, and just across the road is access to the cliff top promenade with pathway to the lower promenade and beach. Miles of beautiful sand and a lovely walk north to the lighthouse in the old town or south to Pakefield with its thatched church and pubs. I also enjoyed sitting in the small park nearby with its café, boating lake, Japanese garden, tennis and bowls. Great accommodation in a lovely area and I hope to return.

There was absolutely nothing to dislike!

The breakfast was a great start to our day! We had a full English each day and Caroline was attentive and always offered us more to eat or drink too. The location of the B&B was good for us too as I love the beach and it was just across the road! The room was beautiful and spotless too! I prefer not to wear anything on my feet indoors, and I felt comfortable doing this because of how clean everywhere was :)

To be perfectly honest there was nothing that needed to improve, apart from maybe having a towel for my hair, but that’s just being pernickety! In the information booklet it did say we could ask for more towels etc so I could of had one if I’d have asked!
