Alison our host was very friendly and welcoming...the venue was spotlessly clean and tidy. No noise..very warm..had our own door key..no rules in place like some establishments.. The breakfast was THE STAR ⭐⭐ 2 eggs..2 bacon..2 sausages..slice of toast..mushrooms.. beans and a tomato Fresh fruit to start with and as much coffee as you wanted...!
The ONLY thing was...we were asked what we wanted for breakfast as soon as we entered the residence..which felt abit rushed. .it would have been nice to have gotten our bearings 1st and then decided what we wanted to eat... I understood Alison cooks fresh to order...but we hadn't even been shown to our room.. That is the only minus

Alison, the host, was fantastic. Alison picked us up from the train station, which was only a 10 min walk. Alison was very friendly, professional, and accommodating. Our room was very clean, with plenty of coat hangers and loads of sockets. Biscuits with teas and coffees. Everything was thought of. Because the ensuite sink was small, Alison provided a bottle of water to fill the kettle. The beds were very comfy, I wanted to bring Pillows home. The bathroom seemed small but was ideal for 2 people to use. We could have asked for a second towel for our hair but forgot after going in a lovely hot shower. The pre booked breakfast was plentiful and delicious 😋 with the option of having more. Alison had a laundry room for us to hang our wet clothes after a long day walking (it is the lake district) 🤣. Alison also supplies old newspapers to put in wet boots. Everything is thought of. I will definitely be staying here again. Just to see Alison and her cheerful way and delightful business.
There was only one towel per person. I'm used to a bath sheet for body and bath towel for hair. That's my personal preference.

So welcoming, Alison went over and above our expectations to make sure we had everything we needed. No3 was warm and cosy… tastefully decorated with Art Deco/Art Nouveau touches. Alison clearly takes pride in her b&b and enjoys the many guests coming and going. Breakfast menu was extensive. Full English was cooked to perfection. We have stayed at many different b&b’s over the years but No3 and Alison top them all. It’s important to add that the bed and pillows were exceptionally comfortable, something that we have struggled with at previous establishments.
There was nothing we didn’t like.

We stopped overnight in Penrith on our way up to Scotland. No 3 was perfect for our needs. We had the family room, which is three single beds and that was ideal for us. Alison the host could not have been more friendly or helpful, and her cooked breakfast was excellent. There was even off street parking available, which we really appreciated. All round, a great place to stay.
My only suggestion doesn’t concern No3 but just to advise that if you want to eat out in Penrith on a Saturday night, book in advance! There are several good restaurants but they were all booked up when we tried to get a table as a walk in.

Great location in Penrith - easy walk to pubs nearby Good that there is a private car park Room was probably most spacious we’ve had (stayed in 2 B&Bs in Penrith already) and was very clean, had lots of storage space, TV, tea and coffee and bathroom was good size too. Breakfast was lovely and Alison changed it to suit me (sorry I’m awkward 🤣) - took out anything I didn’t like as I’m a picky eater. Veggie options and nice scrambled eggs always a plus!
Only thing with car park is you may get locked in which wasn’t too much of an issue for us and I’m sure Alison would ask the guests to move their car or you could arrange it at the night time. But if you were wanting to wake up at like 6am and go for a drive to a hike you may be unable to.

We liked the cleanliness and tidiness of the accomodation plus the host was very helpful suggesting a place to visit on our way home. We also liked having parking at the B&B and being so close to town. The breakfast was lovely too.
We would have preferred to have been shown to our room on arrival straight away instead of standing with heavy bsgs in the dining room, feeling tired from our journey and then being asked numerous questions about what we wanted for breakfast. We appreciate why you need to know for the following am, but maybe you could have just given us 5 or 10 minutes to make a drink and dump our luggage as we both felt uncomfortable being asked all the questions just as we had walked through the door. Perhaps this info could be typed up and we fill in a form that we then leave in the dining room might be a better idea.

Fresh coffee in the morning was wonderful, breakfast was delicious and made to our requirements. Everywhere was clean, tidy, peaceful and warm ( after being outside all day in February, this was one of the best things!) Alison the owner is an absolutely brilliant lady. She looked after us as if we had been friends for ages! She was helpful, friendly and welcoming. Nothing was too much trouble. Beds were comfy, good sized room for our stay, everything you'd need in the room. Lovely hot shower and clean bathroom. Ample parking in the car park round the back and great location for all of Perith. I wouldn't choose anywhere other than No3 to stay next time we visit.

Alison is a great host; warm, welcoming and very helpful. The room was warm and clean, the bed was comfortable and it was quiet at night. There were a number of breakfast options, and the food was of a good quality and well cooked. The location is excellent, with a private parking area at the rear of the property. I could walk into the town centre in a few minutes and it was ideally suited to visit Potfest. The accommodation is very good value for the prices, and No 3 will be my first choice on future visits to Penrith.

The B&B was superb. Alison was a wonderful hostess. She even messaged (a proper text, not social apps, so thank you for that, really appreciated it) to make sure we were on-track for arrival, knew where we were going, etc. Very nice. We were masking, so she arranged a breakfast time for us when there were no other patrons (and gave us an option of eating outside too). Full English breakfast was delicious and catered to our needs. The decor of the whole place is quirky but tasteful, but the room surpassed expectations. It's tastefully decorated to maximise space. The stone wallpaper in the room and bookshelf paper in the dining room is gorgeous. Bed was super comfortable, plenty of space to unpack, etc. Everything was spotless: the bedding, the towels, floors, the shower, etc. Strong WiFi signal. The room was facing a back street (so we assumed there would be some traffic), but it was dead quiet. Nice short walk to the town centre and restaurants. It was a very luxurious experience staying here, and we felt properly pampered. Would happily stay here again and recommend it to others.
There was absolutely nothing we didn't like. The only thing that could've made it better, it would have been super helpful to have a nice long shelf to the side of the sink (in our room there was plenty of space on the room wall on the left that wouldn't have interfered with using the sink). We had a lot of toiletries between us, and having a proper shelf next to the sink would've given them a better home than on the sink or over the toilet.

The property is centrally located with private parking to the rear. The rooms are exceptionally clean with tea & coffee making facilities, mirrors, TV etc. The breakfast was amazing & catered to our vegetarian requirements. But the best part about staying at No 3 was the fabulous friendly host , Alison who really cant do enough for you ! Will definitely stay again.
