Our stay at Rosebank guest house was made so special by the host Caroline, she was so friendly and welcoming upon arrival and made us feel right at home. It was lovely every day to be greeted with a smile, she shows genuine care and interest in her guests. The room was spacious, clean and bed was comfy! We had everything we needed there and a kitkat put in our room every day (which was a lovely touch!). The cold water in the fridge was great too! Really had the best value for money too, and it was perfect location! We walked to the station which was about 20 minutes away and into town which was about 10 minutes. We will definitely be staying again!

I would say to anyone looking for accommodation in Perth to look no further than this accommodation It is wonderful you are welcomed by the host Caroline who explains all about the location takes you to your room We asked Caroline in regards to restaurants in the area and she gave us a map with local eateries all marked Everything is walking distance park your car at the front door and walk to the local shops across the road or walk into the city about 5-10 minutes Recommend this is s 5 star ⭐️ ⭐️⭐️⭐️⭐️accomodation location and most of all a wonderful welcoming host

The host Caroline is very kind and went above and beyond. The welcome was so thoughtful and thorough. Bedroom modern, well-equipped and very comfortable. Many thoughtful touches. Well-located for seeing Perth or bike rides out of town. And Tim Hortons doughnuts across the road!

Nothing. Everything was perfect. There was even a small fridge in the room.

The room was beautifully decorated, clean and the bed was really comfortable. Plenty of tea and coffee and fresh water in the fridge which I really appreciated. No noise from other rooms and windows were soundproofed to cut down the noise of traffic from the busy road at the front of the house. Breakfast was delicious, fresh, warm and Caroline was such a wonderful host. I would definitely return.

Caroline was very friendly and welcoming. The breakfast was perfectly prepared and tailored to our dietary requirements. The location was a very short walk from the town centre and we were provided a map with recommended restaurants on it which was very helpful. If we go back to Perth we would happily stay there again.

The owner Caroline was exceptional, she couldn't do enough for us and was always on hand with help and advice. She served up a super delicious and hearty breakfast made exactly to our taste by taking details the night before and the room was clean, tastefully decorated, modern with excellent wifi and a comfortable bed.

Caroline, the lady that runs Rosebank couldn't have been more helpful, the breakfast was amazing, and she gave us every consideration. The room was always clean and tidy, and offers of help with bags, destinations, restaurants, etc every day made our stay very comfortable and enjoyable. I should add Caroline runs the place single handed most of the time, and she does it with a smile and great humour. It was a real pleasure staying in her guesthouse. We have already recommended Rosebank to our friends.

Absolutely no complaints. The only downside was that our stay was too short. We could have done with a couple of weeks more, there is so much to see and do in Scotland. Perth is the ideal base for travelling to all parts of Scotland. We managed Scone Palace, Inverness, Aberdeen, Fort William, all the Lochs along both the North banks and the South Banks. But still there was so much more we wanted to do and see.

The breakfast would be hard to beat anywhere. Started with a delicious bowl of mixed fruit with yogurt. The Scottish breakfast was piping hot and set us up for the rest of the day. There was a plentiful supply of fresh juice and coffee.

We had absolutely no complaints.

The owner was very helpful and friendly and the site provided free parking. The room was clean and the bed was comfortable.
