Very nice big room, good double bed, clean bathroom, Indian restaurant next door sold very tasty takeaway !! Very good Full English Breakfast in the Boathouse cafe by the river …very nice location, lots of canal boats…
I did NOT like that Booking.com charged my bank card for two nights stay three days before my stay started ! As the cancelling/ altering is frre until 24 hours before the stay starts !! So I could not alter my booking to one night instead of two nights as Booking.com had already charged my creditcard 🤬 inspite of their message that I was free to alter or cancel And I could only stay for one night !! So booking.com owes me over 100 GB pounds Thank God I used a credit card !!👏 So I will ask for a refund …

I booked it because of the lovely setting by the canal and I wasn’t disappointed but sadly I had little time to explore. The night staff greeting me were friendly and the room had everything I needed and was very comfortable and nicely decorated with I folding doors o to a patio
The place is very difficult to find in the dark with a sat nav and I was directed to the wrong place initially. There were a couple of stains on the cushion cover and the shower could have done with a really good clean of the grout and around the plug hole . It was quite noisy because my room was right next to the car park

- Really spacious room and well decorated. - Great facilities in the Marina Village with cafe and laundry room. - Really tasty curry house on site. - The location was fantastic and tranquil - a real gem of a retreat, just a short distance from London with a train station on your doorstep. - Great for canal walks. - Close enough to village pubs and shop.
- The bathroom was a little dirty but not enough to impact our enjoyment of the stay. - The price of the room was a little on the dearer side, but overall it felt worth the price.

We stayed at the hotel for a couple nights for work close-by. Staff were very friendly on reception and it was easy to register our cars there (ample parking outside the hotel). They offered us 10% off at the Indian Restaurant next door (nice touch). The room was basic (all we needed) but clean and included a kettle for tea/ coffee with biscuits, comfy bed, hair-dryer, large towels and toiletries provided. The hotel is right next to the River Stort (very picturesque!) and there is a café nearby which we will try next time we stay. Thank you. :)
We went to use the shower on the first night and the water wouldn't get hot (past 9pm, so Reception was closed). However, it worked just fine the next evening (we forgot to mention to Reception the next day!). Also worth noting when travelling to the hotel you do travel down a narrow road/ over a bridge which you have to give way on at different points - just something to bare in mind in case you think you've travelled the wrong way.

The Marina Village is principally a 'static home' location combined with a converted mill as apartments and the marina onto the Lea Navigation. The hotel is a recently built single storey development with a few rooms; ours had an enclosed external area with seating and a table; but the hotel only offers beds. On site there is an Indian restaurant and a marina café, and the local village of Roydon offered 2 public houses. The site is located directly next to the East Coast main line, and there are traines at every half-hour at least into London, if you wished to avail yourself of the opportunity. Some 'permanent' residents, apparently, use the site as a base for working in London. Everything is very clean and smart and the staff happy to converse and discuss options for your stay. The only 'issue' if you see it as one, is the adjacency of the entrance lane to a level crossing over the main railway; because of the frequency of trains, the level crossing is a potential hold-up for traffic, so if you are in a rush, leave very early! getting away in the morning is to be carefully considered!
nothing, really. the Booking.com description said it clearly and the description was accurate.

Very well organised arrangement for my midnight check in. All rooms at ground floor level, so no stairs. Spotlessly clean and comfortable rooms. Plenty of parking space too. The Boathouse café staff, breakfast and location were really lovely.
The windows were large but the curtains too thin to block out the early morning sunlight. Blackout blinds please. Sleep was also disturbed by inconsiderate noisy guests leaving at 6am (not the fault of the staff) but cleaning staff moving equipment and noisily chatting outside my room door, long before check-out time, can be fixed. So only a 9/10.

Warm friendly welcome at Hotel and Boathouse where nothing was too much trouble. Rooms were immaculate and comfortable. Excellent location giving a feeling of being on holiday. Food and drink was excellent with fast friendly service and freshly cooked. Even had late breakfast at midday. Food and drink at very reasonable prices, a real gem of a find.
Slight issue with macerator which was dealt with immediately and we were given an immediate upgrade. The Rain and having to leave and come home after beautiful stay.

The parking , boathouse restaurant and Indian restaurant were all close to the hotel. The Boathouse was ideal for a good full English breakfast and reasonably priced . The Indian restaurant was superb, we also got 10% discount as hotel clients. In better weather there would be a nice walk along the tow path and marina. The site was well kept and very tidy.
The room was small but could have had at least one chair. The bathroom shower was tucked in very tightly. There was no bath mat so the towels got wet as floor was soaked. However, the team were quick to restock ur supplies .

A peaceful setting, parking onsite for no additional cost. Staff friendly and helpful. Room clean, neat and tidy with good facilities in the room itself and the en-suite. Indian restaurant next door which we visited and had a great evening meal, (Wednesday, when we were staying, is Banquet night). There is a cafe bar nearby (The Boathouse) where you can get a good basic breakfast with a nice view of the marina.
No problems at all with the hotel.

lovely welcome, very accommodating. we arrived early and they did everything to help us so we weren’t just left waiting. we booked as it was cheap for a local event and although cheap very clean and comfortable, we did have a disabled bathroom which wasn’t a problem but could do with updating. location was perfect and we had a lovely walk the next morning.
nothing really, could do with a bathroom update and plug didn’t drain very well in the shower.
