A simple room, with all the amenities one might expect from a BnB, clean and presentable, with comfortable bed as well. Staff made check in very simple and communicated things well where necessary. Good enough Wifi to meet basically all needs.

Not too much negative to write here, the only reason I couldn't rate this higher was the parking situation, and a lot of that doesn't fall into the fault of the proprietor. However, the property could do with dedicated parking spaces as the majority of spaces nearby are permit only, with only a small handful of spaces not falling under this. With a local school in the vicinity these are also often filled the majority of the day. Property should arrange for a parking space for each of the 4 rooms, depending on bookings.

Access was 'unusual' but extremely efficient and very welcoming with exceptionally helpful information from Lorraine, the proprietress - 'talked-in' from where I was parked, by phone to access [a] the back garden and back door, [b] the key-box, key-safe and key, [c] entry to the property AND [d] entry to the room with ALL the information I would need during my stay. I appreciated being on the ground floor, which had a toilet immediately opposite my room. The shared bathroom was upstairs: no problems at all.

I had omitted to say that I am allergic to bananas - my fault entirely. However, I would have appreciated a toaster and also a tea-towel and washing-up liquid.

Friendly staff, directions given were clear to get in the property. Bed was comfy Great location close to everything Was clean and tidy when we arrived but a little dated.

Parking is a bit of an issue as residents area so hard to see where you can go. Did manage to park on the property drive way so all good in the end. Property is a little dated Some noise from other residents/neighbours in the early hours

The room, while basic, was really spacious and clean. Loved all the appliances available without having to 'bother' anyone for it. Great to have a fridge in the room with milk for a decent brew! Cleanest shared shower I've seen. Continental breakfast was a nice touch but it wasn't replaced during my 3 days. Nice armchair too.

I'm fiercely independant and prefered the useful appliances to up to date decor etc.

I booked a single with a shared bathroom and ended up getting an upgrade to an ensuite double. Very clean, comfy bed, nice shower and good tea making facilities and continental breakfast in the fridge in the room. Toaster too. Very good value and good location with frequent number 192 buses to Manchester and Stockport or Peak District. Rang BnB owner on arrival who talked me into room really easily and quickly. Very happy.

We had the twin room on the ground floor....spacious, clean and with a large ensuite...breakfast was a carton of cereal and banana...tea/coffee, bread, butter, jam and a toaster was also provided along with yoghurts in a small fridge...ample for what we needed. We needed secure parking as we had music equipment in the car...at first we thought this was going to be an issue but the landlord got that sorted for us.

Good breakfast, although it would have been nice to know beforehand that they had time slots as I thought it was 8am - 10am for everyone, but when I arrived I had to go for an early slot as others were taken. Beautiful guest house with clean and comfy rooms. Helpful staff.

Maybe some toiletries in the bathroom would be nice and a rail or hook to hang your towel when showering.

Friendly owner, very comfortable. Good breakfast laid out in the room ready for the morning. Fridge in room. Clean property. Good location close to public transport.

Nothing not to like. The property is a little dated but it's however very clean. Not keen on shared bathrooms but it was ok.

The room was spacious, very clean and comfortable. There was a generous variety of items left in the fridge for our breakfast. The owner visited shortly after our arrival and checked we were satisfied that we had everything we needed.

We were woken at 07.15 on the Sunday morning by a male voice shouting loudly in a foreign language [sounded east European] which was most disconcerting. During this tirade of angry shouting it sounded like the person was using keys to open some doors upstairs and downstairs, fortunately not ours. The shouting continued, on and off, for about 40 minutes and I was reluctant to confront the person as he sounded sounded very angry.

When I arrived I had to make a phonecall in order to check in. Initially there was some confusion as the owner thought she'd rang me earlier on to ask me to go to their other hotel as they were overbooked. (I however had received no such call and even if I had, it wouldn't have been convenient at all for me to have been moved.) The confusion was however resolved and I was given clear detailed step by step instructions about how to gain access. I was pleasantly surprised by the room and shared bathroom; it was clean and spacious. The bed was was also super comfortable and I had a great nights sleep.

The breakfast; it was odd but I knew what to expect based on other reviews (paninis, jam, variety box of cereal, yoghurt, capri sun) but I was more than happy to embrace it. I was however disappointed to discover that the paninis seemed stale, and then I discovered that they were best before 2 days earlier. It was a let down at the end of a otherwise lovely 'overnight stay'.
