The staff is amazing! The owners are very accommodating... they really go the extra mile. The complimentary daily breakfast is homemade and delicious -- with a number of choices available. Breakfast runs from early morning until 11:00 a.m., which makes it great for everyone's schedule! All in all, Sea Breeze Inn is a friendly, happy place with top-down great attitude. Would love to return soon!

Would have enjoyed a 2nd floor ocean view unit (with balcony) in an ADA-equipped unit -- inn does have an elevator -- but the smaller, wheelchair-accessible first floor room worked fine.

Everything was perfect and we loved the breakfast. The room was comfortable. The owner and staff were very helpful. I did however feel there was a bit too much noise from the street, and wasn't aware it was on a major road.

The older waitress on the second morning at breakfast, was not very attentive and often walked away without making sure we had everything we wanted. She didn't seem to be interested in what we wanted and then didn't come back with any second coffee or anything else, and we had to keep asking her for things as we didn't get what we wanted. I wouldn't say she was rude, but certainly wasn't very interested in her job or performing her waitress duties The younger waitress the day before was a sheer pleasure. So other than the waitress issue the second morning, we had a great time.

The Sea Breeze Inn was absolutely wonderful! The rooms were very nicely renovated and were kept very clean. The decor reminded me of a small hotel in Greece (I loved it!). The bed was comfy. The staff and service was amazing. The complementary breakfast at Yiayia’s Cafe was a great way to start off our day. The food and coffee was delicious. The inn is within walking distant to many restaurants, the beach, and the Cliff Walk. If you like to walk, it is possible to walk to Downtown Newport as well.

Breakfast at yiayias was very good. The bedroom and bathroom were very spacious, good looking and comfortable. The location was great, close to good casual dining and also a short car ride away from very beautiful places. Very friendly and lovely place.

Small pragmatic details would have made it better for actual use, such as, it would have been excellent to have a mirror in the bedroom close to a socket; hooks for coats in the bedroom and more than one for towels in the bathroom; proper mugs in the bedroom, rather than tiny paper cups; better blackout blinds.

Room, lobby and restaurant was beachy and decorated nicely, bed was really comfy. Excellent shower pressure and hot water. Staff was super warm and friendly. Had a great nights sleep and delicious breakfast too!

Seeing graffiti on adjacent building doors and it’s a busy street. Traffic could be heard from the room, but regardless we still got a good nights sleep. Elevator needs a good wipe down. Bathroom was clean aside from the exhaust fan over head, floor tile needs regrouting.

Love this Inn. will definitely return! The Inn keepers were Wonderful friendly people Alot of thought process went into the design of Sea Breeze Inn. Easy access parking elevator to the room. The room was bright spacious full length mirror 2 peraon shower vaulted ceiling lots of light The bathroom very bright with a skylight so great for ladies to do your makeup and even a magnifying mirror White and Blue colors in Greek style. We loved it and didn't want to leave. Breakfast included all home cooked. Lot's of places to walk and to the Beach ⛱️ Definitely stay here if considering

love this place. Family run and operated. Great location to the beaches. 5 min walk to Easton's beach and 5 more to the cliff walk. This small hotel also has a great restaurant that serves amazing breakfast and lunch maybe dinner not sure. I would also look into take-out for the beach food is fantastic. We really enjoyed our time there. The attention that the staff and owners give to this place is amazing. They are involved in every aspect of this hotel. We had the pleasure of meeting them as we checked in; while in the elevator,at breakfast, and even outside watering the plants. We will be back! Thank you for a wonderful stay Sean & Katie Gilligan

Updated in seaside blues and whites, immaculate, friendly 16 room family-owned hotel. Warm welcome and hospitality, great linens and towels, small frig and balcony, delicious daily breakfast for two included in room charge. Snacks and desserts, including homemade Greek pastries, beverages, lunch available in the restaurant or to go. Great location for Newport, Middletown.

Minor feedback on a great stay, but hooks in the bathroom and a full length mirror would have been ideal. On an active street with some minor traffic noise when the sliding door to the deck was open, but not an issue when the door was closed or air conditioning was on.

So well located! only minutes from the cliff walk and Newport mansions. The room was a good size, one king bed and a balcony with spacious enough bathroom. The room was very clean and they did a great job cleaning while we were out and replenishing our towels and toilet paper. The complimentary breakfast was a nice touch with good food.

The shower temp was very touchy. One minute you would be cold the next it was burning your skin off. It would be changing constantly. The lights were weird as well. There must have been some crossed wires because two light switches did the same lights but they had to be switched a certain way otherwise the other switches wouldn't work anymore. It got confusing but was manageable.

The location was great! Close to restaurants in the area and a quick drive to Easton’s beach and downtown Newport! Yiayia makes a great breakfast for her guest! We enjoyed it everyday of our stay! Room was clean and comfortable! Would definitely love to stay here again! Highly recommend!
