Location, and design are awesome. Originally chose this location because it is gated, hate having my vehicle broken into at hotels. I love not having to check in like a typical Hotel in a waiting room.

I wish there was information on the web site or in the rooms about what facilities are on the grounds. Are there ice machines, laundry, or staff on site somewhere? Our building had a glass door, is that where the facilities are? What would the code be, if so.... I texted the number I received my gate, and room codes from with these questions, and did not get a response.

Our room had a window facing out and we could see a little bit of the beach and water, so it was more private then many of the other rooms facing inward of the hotel compound. The bed was comfortable. Having some basic dishes in room was a big plus. There was a smart TV and good AC. Keyless entry was convenient for going out to the beach.

The shower had very little pressure and would work the best only on hot water temperature. The toilet had trouble refilling with water towards the end of our stay. The gate to exit / enter from the beach was difficult to operate and needs W40 and maintenance.

Very nice location, in the middle of nowhere and right at the beachfront (accessible by a gated boardwalk). Staff is super nice, everything is clean.

Don’t stay here if you are sensitive to light (when sleeping) as there is always light coming through the window in the door as well as the blinds. Also, you have to take out your own trash and turn on the dishwasher upon leaving - which is fine but they charge a 49 USD cleaning fee, which annoyed me. Just felt that it was a bit overpriced for what you get here - you basically only pay for the location and then it’s a bit much.

Looks nice, room was clean, bed was nice, beach was nice.

Unable to use any of the outdoor amenities. The mosquitoes were terrible and we had to RUN every time we stepped outside. They would swarm you and we were constantly covered in bites. We heard multiple people scream and run outside our window as they got attacked by mosquitoes. We wanted to sit at the tables and fire pit area or on the rooftop areas, but we could not. We went to the pool and immediately left because of the mosquitoes. Every time my husband and I opened the front door we had to kill mosquitoes in our room.

It is absolutely beautiful! They thought of EVERYTHING that could be needed for a vacation from kitchen ware to utensils, bbq stations with grilling utensils, fire pit, outdoor game area, heated pool, to the walkway to the beach with a rinse station!

There are alot of stairs but it was absolutely manageable.

This is a lovely property and an easy and pretty walk to the beach. The large living/dining room kitchen was a great place to gather and separated the bedrooms from each other. Modern, clean, good showers, beds, and linens.

We were on the second floor and the patio lights from the 3rd floor public deck were on all night. Our window shade didn't dim them much. The property should have a timer on those lights to go off at 11 or so that the guests who are light sensitive can sleep. Also, good for the environment. The plugs for hair dryers in two of the three bathrooms didn't work so you couldn't dry your hair in front of a mirror. (And tried pushing the reset on the outlets but nothing happened). And, if you are cooking, you need to bring everything----no salt and pepper on-site or other condiments. Just four pods of coffee for four cups and we had 6 people staying two nights.

LOVE the location, surroundings, bright and airy! Kids loved the top floor bunk room, fun pool. Also kind staff, fairly well equipped kitchen and good amount of towels. Really enjoyed the boardwalk to the beach, and the way the entire property is surrounded by natural dune habitat. Wonderful family vacation!!

(Beautifully) lit up landscaping that was on all night, plus no black our curtains, and zero curtains on the stairwell to the bunk room, made for very bright sleeping. Bring sleep masks if you like to sleep in the dark;)

This was our first visit to this section of the beach... We had been to Port A, but found Lively Beach to be perfectly located outside of crowded Port A, minutes from the Padre National Seashore and immediately adjacent to the N Padre Beach access, which allowed us to drive our truck right out onto the beach. Campfires are allowed on this section of beach, too. I huge plus having the kids fall asleep under the stars in front of the fire. Make sure to get the beach parking pass sticker, and you're good to go.

The only complaint is that some of the beachgoers that use the public access beach near the property will sometimes leave their trash (bottles/cans) behind... Our kiddos took it upon themselves to grab some of the free beach trash collection bags and policed it up. Overall beach felt clean (wasn't strewn with trash)

The short distance from beach was nice with ability to drive to beach with our vehicle. This location is close to all the restaurants. Overall, great place to stay. Our condo had a small kitchenette which allowed us to bring some food for our stay.

The one room condo was slightly too warm. We had the thermostat on the lowest setting and had a personal fan which helped some, but it could have been cooler. This was not a deal breaker though.

Very peaceful, beautiful place to vacation with the family.

No house keeping in sight. You have to pay a cleaning fee but I cleaned my own room and there was no one to ask for clean sheets or towels. The pool felt like a sauna as the day got hotter. As much as they charge the property should invest in a waterfall to keep the water rotating and cool.
