The self catering apartment was well equipped and had a great balcony view over the road to the jungle- which was full of birds. The other side overlooked the pool area which is beautifully landscaped and exceptionally clean. Antonieta the manager of the complex was a super host and so very helpful and kind... FABULOUS... You can get food delivered from local restaurants which made a welcome change The bikes for hire there were well maintained and comfy to ride about. Great bottle shop just down the road The view from the top floor bar was lovely with spectacular sunsets and sunrises. Take mozzie spray for the evenings!

The location- which clearly cannot be fixed- is a little unusual about a mile from the main drag in Tulum. Walkable and full of local colour. There's a huge wealth disparity between the residential compound and the neighbourhood you walk or drive through to get to the main road where all the restaurants/shops etc are We didn't mind it as we walked everywhere and got to know some of the local people, but it wouldn't suit everyone. Despite it being low season there was no flexibility on price and the refund policy was very rigid ie no refunds!

Big apartment, very comfortable and relaxing stay with everything you need - fast wi-fi, A/C, hot water, laundry service available, Netflix, full kitchen, filtered water. All for a very reasonable price. The staff was also super sweet. My boyfriend and I really enjoyed our stay! Just keep in mind that the closest food/coffee place is a 15minute walk - Aroma Cafe (VERY good by the way and inexpensive), so a car or bike are highly recommended. Luckily, they have bike rentals to account for the location.

This place is really great!!! It has everything you need, a small kitchen, a big living room, a spacious bathroom, all rooms are super clean, WIFI works great, and they have a very nice and clean swimming pool, all staffs are super nice and friendly! We stayed there for 5 nights, made our breakfast there for two mornings! The location is about 30 minutes walk / 7 minutes bike from downtown. It is a bit far from downtown, but it is very quiet here, every night I slept very well, downtown is very noisy! We rent a car, so distance doesn't really affect us much! Tulum is a place you will need a car to go to the beaches, cenotes, and nearby ruins! Anyways, we really enjoyed our stay, we hope to come back here to stay longer for working-holidays!

The apartment was very nicely furnished and had a full kitchen. It even had a panini maker! Antoinetta, the manager is wonderful! She is very attentive and recommended that we have breakfast at Don Tomas (10% off) and it was delicious. The pool is very nice. I loved the AC and rain shower. It’s very peaceful - I admired weaver birds and their nests from the balcony

This wasn’t a problem for us but if you don’t have a car perhaps this is not where you should stay.

Clean, quiet, close to town but far enough to avoid the crowds and noise from parties. Antonieta, who runs the place, is the best! She makes sure everything is kept pristine and that all guests are comfortable. She is very personable and provides great tips for your your trip. Completely recommended.

The room is big and clean. However, there is a smell of oily smoke after cooking in the room, which is not very comfortable. The location of the hotel is relatively biased. The breakfast is a bar opened by the same owner. It takes 10 minutes to drive there. They gave us a 10% discount. The taste is very good and the food is more delicate

Great modern apartments in a safe gated community. Amazing staff, very helpful and friendly! Super clean. Located between Cenotes and Tulum Centre.

A bit far from town/cenotes if you don’t have a car. However the accomodation offers bike rental if you’re up for the exercise.

Everything was super new and spotless. The hostess was a fantastic, nice and kind woman. Felt like home :)

There were some practical issues, but the hostess immediately arranged technical team and solved it

Very clean, comfortable apartment in quiet, safe neighbourhood. Convenient parking places, helpful staff. Great pool surrounded by beautiful plants. Definetly recommended!

Small disadvantages - lack of free tea or coffee in the apartment (you can buy coffee capsules from lady in this place but it is not cheap)

We originally booked for just 2 nights and loved it so much we decided to stay another week! We stayed in a 2 bedroom 2 bath. It was spacious, clean with lots of light. The property was perfect for our family of 4. Antonieta, the building manager, is so wonderful! She really goes above and beyond. She was always kind and so sweet to our family! Our 2 children absolutely loved her! We really enjoyed our stay and will definitely come back!

Wish there was a microwave in the room to heat up all the leftovers from the yummy restaurants in Tulum.
