I stayed at the property for 5 nights. The location is excellent, there is a bus stop in front of the property, or you can walk to the Riviera, to Se Porto, and the Old Town. Campanha train/metro station is only 550m from the property. There is an excellent selection of cafes, and restaurants nearby. The property owner is very welcoming, helpful and down to earth. His hospitality is exceptions. Breakfast (bread, rolls, croissant, butter, jams, honey, cornflakes, porridge , ham&cheese, yoghurts, alternative and cow milk, and fresh fruits) is available all day and I could have a bite when I arrived (8pm). The kitchen is fully equipped with the necessary facilities and (big fridge, cooker, dishwasher, toaster, microwave) supplies so if you are fancy to make your own food your are welcome. There are 3 lovely cats that are kept outside and a balcony!

Very handy for Porton Camphana station and Metro. No checki in but owner turned up as arranged very promptly and initial formalities and orientation swiftly done. The bedroom was spacious and well appointed and the bathroom adjacent beautifully equipped with an excellent shower. Just across the hall was a very large and beautifully furnished lounge and kitchen area where there was ample fresh croissant and bread and cereals with a large fridge full of cheese and ham and jams/spreads to make a snack or a very decent breakfast...an omelette could easily me made...frankly one night was not enough!

Not really a criticism but the exterior looks very drab...but this is almost a feature of an old probably 1930s building ... we joked about it once inside and saw how lovely the place was...

The host was welcoming and gave some tips on the city visit - also suggested where to have a Francesinha - it was delicious. The inside of the place looks just like in the pictures and feels very cozy. The place is located close to the station from where one can go directly to the center. Also, the place was cleaned every morning (including the room), so it is especially tidy.

Minor things - there were no pictures of the outside, thus it was hard to locate the Boutique Station at first - there is only a relatively small sign next to the doors. The other thing - mattress of the bed was curved, so at first it did not feel comfortable. After turning by 180° in the bed it started feeling good as only then head was more elevated than legs.

I loved the cleanliness, staff, all day self serve breakfast and amazing charm. Those are + 100 year stone walls in the house - Julio said it took him +4 years to restore them to their original state. I loved the location - it's probably not ideal for most but it's so close to the bus/train/metro terminal that it facilitates day trips elsewhere. I enjoyed the skylights, common spaces - well thought out & supplied. There is space for luggage, plenty of hangers; kitchen is well stocked. I didn't expect it but they cleaned the rooms daily. Very cute feral cats in backyard. Great price for all the above.

1 shared bathroom - it had a funky smell. Also, would have been nice if there was a 2nd WC available in case of urgency. Granted - it's only shared by 3 rooms. Also, could hear/feel vibrations - not sure if from cars or trains nearby. But all of this very minor in comparison to all the ++ noted above. This has nothing to do with the property itself but there is a shortcut - the back way from the train station - do not follow google maps as it adds more mileage and lots of up & downhills - which sucks when you are carrying heavy luggage. Recommend taking the bus to Campanha station instead as it bypasses the front of the train station (and it's way cheaper although not as comfortable). The property is right across from Cafe Campahna

The room was cute and clean. The kitchen area is fabulous and the croissants provided were delicious. The bathroom is modern and spotless. The food variety for breakfast and snacking was very generous and the cooking facilities were terrific. It's a 5 EURO/45 minute ride by metro from the airport. Of course the price was terrific.

The area is not that close to the center (35 to 45 minute walk) or the river like it shows on the map. It's quite a walk down to the river. The room was hot and the fan helped a little but the window made it cooler.

The host (I believe Julio is who I spoke with) was very attentive and had great attitude. I arrived at 12 and went to leave my bags there but they gave me the room straight away which was great. Everything was super clean, the shower had great water pressure, all the facilities looked spotless (I was specially impressed with the kitchen since communal areas tend to be dirty but this was not the case). They have snacks 24/7 which I loved, specially as I was leaving very early to the airport and the selection of food and beverages was way more than I expected :D. They also had some Porto wine to try included. My room had an amazing private terrace as well. Overall I was super happy and can’t wait to be back! Only regret is I didn’t stay longer.

Location outside the hotel was a bit sketchy but it was steps away from the bus station and the metro/train station is very close by. I took an Uber from the city center to the hotel at night as I missed the bus and didn’t feel too comfortable walking alone at night and that was super cheap as it is not too far from center, same with the airport, so overall it wasn’t bad either.

Very clean and near accommodation walking distance from arriving at Campanha station. They have the best kitchen that is fully stocked with not only all the utensils, but lovely food ypu can prepare (rolls, cheese, ham, eggs, breakfast cereals, yoghurt and beverages). I appreciated this after a long flight and a bus from Lisbon as I did not have to go out to find food!

The location is not close to the centre of Porto - you will need to take the bus or train. But the walk is only 8min to the station.

Host Julio is very helpful. Room is big and cozy. There is an extended patio but we didn't use it because it was raining and cold so the thought of sitting outdoor wasn't the best option. Breakfast is self serve. Actually the kitchen is open all day, plenty of juices, milk, yogurt, ham, cheese, toast, cereals, fruits to help ourselves at ANY TIME of the day. There is a TV lounge for guest to catch some TV if you want as there is no TV in the room. The guest house is only 10 mins walk to Campanha Station where we took the train to town centre and Guimaraes. It is also the same area where we took our early morning bus to sintra/lisbon. So, I will say the location is perfect!

The walls are quite thin, we could hear noise when other guest comes and go, as well as guest walking in the room above us. So, you might want to ask for the upper floor rooms if you are a light sleeper.

-We we’re very well received by Julio, who gave us tips on where to go, restaurants, etc. -close to campanha station and also not that far walking from historic centre -a lot of local business around: barbers, cheap restaurants and had an emergency and found a dentist next door :D -great facilities and perfect kitchen to make your breakfast with everything included -some cats to pet outside

There’s nothing I didn’t like

For anyone using public transport it was exceptional. Bus stop at the door, metro and mainline railway station only a few hundred metres uphill. Breakfast was fantastic, wonderful fresh breads and pastries every morning. Plenty of choice of preserves, cold meat and cheese. When I first arrived I wondered what I had come to. As you enter the front door,you enter a completely different world.

Not really a criticism as it wasn't part of the deal. On my first visit, in the lounge was a bottle of port and glasses. A wonderful touch and an appreciated nightcap. Unfortunately it wasn't there on my second visit. Would it stop me staying again. Certainly not. This is now my preferred hotel in Porto.
