• water temperature in the shower was great, it got very hot. • the house is nestled in it's own little spot, surrounded by trees. • plenty of parking. • room was an excellent size with French doors to outside. • no fuss check in. • tea and coffee available. • the mattress was comfortable. • wifi. • dog friendly. • generally clean. • great location, 8 minutes from the centre of Inverness and 2 minutes from the local dessert cafe! Ice cream didn't have time to melt on the drive. • clothes storage. • fridge.

• handwash that was available was empty and broken. • bathroom sink did not produce hot water. • black mould in bathroom in several places. • room needs a small amount of TLC to bring it up to an even better standard, some items need fixing, some need cleaning. • one incredibly flat pillow each on the bed.

The location is great, just on the outskirts the centre. The room was massive and the bed i found to be comfortable.

There was information on this site and on their website stating that breakfast could be booked on arrival, however that was not the case. It then meant a late run to Asda to find something suitable to eat in the morning before the marathon. This should be made far clearer. Also didn't see or hear a single person who worked there. I understand contactless check in etc is preferred nowadays, but it felt really quite eerie and isolated that there was noone around at all.

We were in a Superior Queen Room which was really lovely and spotlessly clean as were all the communal areas. The room was probably the biggest room we've stayed in with a really big comfy bed. The House is in a lovely quiet location, we spent the afternoon sitting in the garden in the sunshine reading our books, the only sounds we could hear were the birds. We really enjoyed our stay and would stay again.

No negatives but a car is advisable and no shops nearby.

I loved this hotel- I loved the room (tartan on beds was a nice touch) and I loved the 'extras'. The microwave in the hotel was a bonus for travelling on a budget and was a welcome surprise. Likewise, the fridge in the room was another bonus to put some food items in to keep them cold for a night. The third bonus of this hotel was the fantastic garden- perfect for having a play with the dogs before bed. It was bigger than my own garden at home and it was nice and secure all the way around with the only opening at the driveway entrance. Even without dogs, it would be a lovely garden to sit and relax in, with a nice little sitting space.

This was very minor but I thought I had won the lottery when I discovered a microwave lol. I am not sure that it was for guests but I hoped so as I had a microwave meal with me for my dinner! But then I hit a stumbling block when I couldn't find plates or cutlery and there was no reception to ask, which would have just made it a whole lot easier. I found myself having a little look around but not really sure if I should be so I was a little anxious. I guess if the microwave was for guest use then even having a few plates and cutlery on the cabinet at the side would have solved it...unless the microwave wasn't actually for guest use!

There was no breakfast option. I saw not one member of staff during my stay which saddened me as I like to meet new people. However apart from these 2 things, it was awesome. The bed was 100% comfy. I felt so spoiled having a room like I did all to myself for the night. It was fantastic value for money. The peace and quiet of the location was just what I needed. So I thank the accommodation. I arrived and was very tired - it was lovely to see a kitchenette in the room I was allocated , so I was able to prepare food and go to bed - there are some lovely walks around ! It was very relaxed ! Clean and private ! I didn’t see another person, the whole time !

It actually really served my purpose - no restaurant on site, but a Tesco close by and food making facilities in the room ! I didn’t see any members of staff - and the duvet was very thin, so there was no-one to ask for one ! I bought one from Tesco !

No staff to be seen anywhere!!!! Pillows and bed were flat and hard, cooker didnt work, very noisy when people are staying in the room above. Very unhappy about cancellation policy. A family member passed away hours after booking the room, we asked to cancel and they said they needed a death certificate to refund our money.... Not something you are going to ask the family member for when they are grieving!!! Booking.com were not helpful at all. We ended up going on our holiday but could have done without all the upset when speaking to the hotel, no sympathy at all shown by them, they can waive the no cancellation and pay your money back, but chose to be horrible instead

The location is brilliant, situated on the outskirts of Inverness, so you’d need a car. It is also very quiet with lots of parking. The room we had was spacious, comfortable and clean. What more would you need? The check in arrangements were super easy to follow and the hallway is welcoming. Ok, carpet has been badly fitted but the communal space was fresh and clean. We liked it immediately. Negative reviews are unfair.

The outside is a little bit formidable. Perhaps a couple of planters or hanging baskets might soften its austere first impression. The gardens could also do with a tidy. But that’s it. For the money we paid we were delighted!!!

Very comfy bed. Easy to work tv. Very easy self check in. Locality to supermarkets and taxis easy enough to book to go into town. Plenty of parking. Ginger the hotel cat who is lovely and likes a little drop of milk for a treat.

We were there 5 nights, managed to bump into the cleaner one day to take away the rubbish.... would have disposed myself but unable to locate any bins outside. We had no replenishment of tea, coffee etc but we had actually taken more with us just in case. The hotel is lovely but could do with a bit of tlc / upgrading in some areas.
