My mum and I stayed in a twin room overnight. Although the room has a sink, it does have the bathroom outside the room which we didn't think was a problem. The bathroom is clearly labelled with our room number so that other guests wouldn't use it. Besides, they have their own bathroom ensuite in their rooms. Strengths: - HUGE room sizes! By far the biggest room we've had on our short tour of the Highlands. - CLEAN environment! Everything felt spotless and welcoming. - PROVISIONS provided! There were small shampoo and shower gel bottles, teas, coffees etc. - BREAKFAST included! Breakfast is a semi-buffet. You need to sign-up for what you would like cooked the following morning (eggs, bacon, sausages) and then in the morning they also provide a choice of cereals, toast and jams. There is coffee/tea too and juice. - CATER TO NEEDS! I am vegan and I messaged them ahead of time to ask if they could provide a slightly different breakfast for my dietary needs. They went out of their way to me, which shows they really, truly care about their guests! I was provided with some avocados and berries alongside the toast/cereal options I could access. I did bring my own milk but that's okay! - KIND STAFF! The housekeeper is a Chinese man from Dongbei! He is super kind and will go out of his way to help you! He has very limited English so just be patient with him! I happen to have a degree in Mandarin so I was able to speak with him but mostly he will rely on a translator to talk to you! Just bare with him! - LOCATION! It's so close to downtown Inverness, literally just a 10 min walk so you won't need to rely on transportation. Some restaurants are nearby and you get to walk over a bridge that moves a little bit, which we found kind of exciting!

The housekeeper was extremely accommodating considering we didn’t get in until after midnight due to delayed flights. He let us leave our luggage there in the morning for a couple of hours.

Our allocated room with an ensuite had been taken but there was a spare room downstairs - just had to go upstairs to use the bathroom.

Good price. Great location. Kind staff and very helpful. Comfortable accomodation. Buffet breakfast, not a cooked breakfast but plenty of choice. I enjoyed my stay there.

Access to the toilet was just outside of the room but not in the room itself although it was a private toilet. Shower was in the room itself, tiny but worked well. Cannot really complain for the price.

Very easy to find a easy 5-10 minute stroll from the city centre, basically walk down from either the bus or train station towards the river, cross the "bouncy" Greig St foot bridge, continue straight on, cross a main road and its the second house on your right. Very nice, comfortable room, immaculately clean as you would expect. Very nice continental style breakfast with a good choice.

Location was excellent. Host was very accommodating to request for leaving the car parked while we walked into Inverness. Thank you!

Check out time of 10 am was good but would prefer later, say 11 am.

I had a very pleasant stay. I was arriving late, but there was no issue to arrange my late check-in. Even arriving late I still got a parking space at the property. I slept well - sign of a good quality mattress. The hosts are very kind and caring, and the breakfast was great! The whole place is spotless, well located. What else to wish for :) I am sure I will be back!

The rooms were spotless, the man made us feel welcome and comfortable very close to everything you could need and an excellent rate. The breakfast for continental was excellent with a great selection and fresh well worth the cost.

The bed was amazing, the room was spacious and the hosts were super helpful and friendly. The place was a 15 minute walk away from busses and trains which made it super convenient.

I was in the downstairs room 5, which is right at the entrance so people coming down early and having breakfast made it a little hard to sleep past 7.30.

Everything! After 15 different hotels in Scotland, some of which we far more expensive than this property, this one was sky high above the rest. We will 100% be staying here again. Thank you for an incredible stay, your true care for making sure we had a great stay & your efforts at breakfast! AMAZING!!

Lovely and welcoming staff, delicious and homely breakfast and very comforting rooms. Felt like staying with family!

The only fault I found was with the cups provided in the bathroom, which were stained a little with what looked like toothpaste when we arrived. Besides this, everything was beyond perfect!
