Everything was essentially brand new. The showers were great! They had a cute area out back with fire pits, fire wood, and corn hole games. It was centrally located. Very nice people!

It was our anniversary so we were trying to have a quiet night but the room next to us had kids that were playing basketball around the vehicles at 8pm…It happens… we understand… The next morning, we packed up before we went to breakfast and put the do not disturb note on the door but someone must have seen us leave, thinking we were gone and when we returned the keys didn’t work and a man met us outside asking for the parking pass… but checkout wasn’t for another hour and 15 mins…

The room was bright and well appointed. The bed was very comfortable with upgraded sheets and bedding. My room had front and back windows for great natural ventilation. They provided Adirondack chairs in front of each unit and had 4 separate firepits in back, each with 4 Adirondack chairs and 4 seating areas with tables and umbrellas. There are plenty of food choices near the Inn and the microwave / mini fridge and extra sink in the dinette were excellent if staying more than a day or two.

It would have been nice to have room darkening shades, but it did not detract from the great room and got my day going early. The bathtub had a faucet that leaked after my shower, and I could not find a way to shut it off completely. I am sure the owners will address it for conservation purposes, and it did not make my stay any less comfortable.

Rooms are very clean, modern, very comfortable. Backyard area very family friendly with safe fire puts, and wood available, picnic tables, and well kept landscaping. Staff so friendly, helpful. Little breakfast nook in front office offers just enough grab and go to get everyone fed and out the door making a quick start to your day. We really enjoyed the nearby restaurant too for carry out which we enjoyed in the back near the fire pits. Cannot rec. The Inn at Rye Place enough.

Honestly the best hotel stay ever for us. Will certainly return!

I liked the cleanliness, although you can't really help the dead bug issue in the room come summer. The outdoor space was great; landscaping was great. Staff was friendly, coffee strong, grass green. I will recommend this place! Just wish it was more walkable in the immediate vacinity!

Needed more shampoo and body wash in the shower! I would recommend better curtains for the first floor since the street lights are so strong. Would be helpful to have a way to cut through the building at normal hotel hours, like t 7:30am when trying to get some coffee! Make the TVs adjustable?

Do yourself a favor and BOOK a room here when you're in the Hampton Beach/Rye/Portsmouth area. The Inn at Rye Place is off the beaten path - which means it's quiet - yet it's a quick drive to the beaches, including Hampton Beach. The entire Inn was totally renovated within the past year - and, wow, we were impressed! We entered our spacious room (2 queen beds), we really thought we were the first family to use this room because it was beyond clean, as in not a speck of dust or dirt. The beds were incredibly comfortable, linens were top shelf, furnishings beautiful and well-made. The bathroom spotless with excellent water pressure. The air conditioning in top running condition. Lots of outlets and charging stations by the bed. The kitchenette had a sink with hot & cold water, a regular coffee pot (with all the stuff included), a microwave, and a small refrigerator. Even with four adults in one room, we didn't feel crammed in - it's a roomy room. We also had front & back screened windows for a great cross-current of fresh air. Snack foods (bananas, apples, granola bars, muffins, cookies, yogurt, oj, milk, coffee) are available all day in the office, and bags of ice are available for the asking. The rear of the Inn features 4 or 5 firepits, each surrounded by sturdy adirondack chairs (the good ones, not plastic chairs), a sack of wood is $10. This area includes cornhole boards and a rain garden - just beautiful! 1st come local beach passes at no cost. The owners are onsite during the day (7am - 8pm!) and the night manager is onsite the rest of the time. This was a great place to stay (we stayed 5 nights) and we lacked nothing. The Inn has less than 30 rooms, so it's also a perfect venue for a wedding party or family reunion HQ. The Inn works with many of the local wedding/big party venues - and I can see why - the comfort and happiness of each guest is their top priority.

Only that our stay could have been longer! The Inn is within easy driving distance to the grocery and liquor stores, AND Lago's ice cream (https://www.lagosicecream.com/) is right down the street - 7 year consecutive "Best ice Cream in NH" - you'll need more than one visit!

Our stay at The Inn at Rye Place was just wonderful. Not knowing what to expect at a little motel we were really pleasantly surprised. The Inn was very meticulously maintained from the grounds to the room interiors. Everything is very clean and comfortable. We had found that the owner actually made all the cool comfy furniture in the place. The beds were the most comfortable I can recall sleeping on in a long long time. Everyone was really accommodating, and pleasant. They had lots of great advise on things to do and places to eat. Even offering to help us get reservations at some of those hard to get in spots. I can’t stress enough how great our stay was, and we will definitely be coming back.

The quality and cleanliness of the room and the facility clearly shows the ownership's attention to detail. From the high quality blinds they used to the immaculate landscaping, even the most casual observer could tell the ownership unequivocally cares about this establishment. One of my favorite features is the outdoor seating and fire pits. They even provide the wood!

On busy Rte. 1, but half the room face the back of the property so I was very quiet. I liked the design elements in the room, particularly the lintels that reflected those in the late 18th -early 19th century architecture of the area. The shower was great - hot and powerful, and the bathroom fan worked well. Fridge and microwave, lots of cubbies for storage. The mattresses are really firm and delightful, and 4 pillows with varying squishiness make going to sleep an inviting prospect. I love this place!

Staff are always super friendly and attentive. Rooms are very clean, spacious and beautifully appointed. We stayed on the back/garden side this time. The decor has a modern vibe. Loved it. The gardens are beautiful and the Adirondack chairs and fire pits are wonderful. The beds and linens were super comfy. Bathrooms are modern, upscale and great hot showers. Great place to stay. We enjoy that it’s out of the hustle and bustle, but close to Wallis beach, (our favorite), and a short distance to other beaches. Short drive to Portsmouth and Kittery. The shops located at the hotel are lovely as well.

Only suggestion would be a diners/activity guide in the room.

We are retired Phillips Exeter faculty members who recently stayed at The Inn at Rye Place during a visit with friends who live in Exeter and Portsmouth. We agree with all of the five star reviews for this property, which is clearly owned and managed by people who care very much about giving guests the best possible experience. We appreciated our super clean, thoughtfully designed and quiet room, the muffins, chobani yogurt, fruit and good coffee provided in the lobby at breakfast and throughout the day, the adirondack chairs everywhere, (including in the beautifully landscaped area behind the hotel). The property is on a relatively quiet stretch of Route 1 near the back route to Exeter via Stratham and Breakfast Hill Road. It is less than 15 minutes away from Phillips Exeter Academy, Downtown Portsmouth, and the Seacoast's best beaches, and we hope to be coming back to this excellent motel during our future visits to the area.
