This is a fantastic B and B. As it was a week day, we had the whole wonderfully renovated house to ourselves. It was warm, well located by the clarence river and across the road from the well known Ulmurra hotel. Living area was spacious and comfortable as was the dining area. Practically everything had been thought of in the kitchen, and food for our choice of breakfast was supplied. Eggs, cereals, milks, and more. A beautifully restored heritage building.

There was a little noise from the hotel early on in the evening which seeped through the living area and some of the bedrooms. It seemed to finish early though.

The house was in a great position, the bedroom and the lounge kitchen diner was really nice, the breakfast choices good, though I would have like real milk, the whole house was really lovely. The pub across the road is really very nice and did a great dinner.

I was surprised that the room was not ensuite. However the shared bathroom was lovely, the shower excellent, and the family who were there at the same time as us, considerate.

Great location in a quirky village. Well equipped kitchen. We stayed in the one room that has an ensuite. The room was very comfortable and the communal kitchen and lounge areas were spacious and comfortably furnished. We would definitely stay there again. We'd like to go back and spend more time in the area.

Not a criticism of the property itself, but the meals in the pub across the road were just so-so.

The breakfast that was provided was very good

There were no hangers or hanging space but the Owner provided hangers on request which was appreciated Not quite enough window furnishings to keep cold out Would suggest perhaps a couple more Blinds on lounge and dining room window to try and keep warmth in

Location - lovely little village with a great pub just a few steps away. Only 10 mins from Grafton. Beautifully renovated - Love that you've kept the old well. The host - was easy to communicate with and very helpful.

Wifi and heating yet to be installed, however as they have just opened, I imagine it's on the to-do list

Beautifully restored, fabulous location! Every whim was catered for by thoughtful hosts. Walked across road to the Ulmarra Hotel for a super-satisfying dinner.

The only disappointment was twin bed size. Stated bed size was King Single but they were only Long Single, so too narrow for a restless (very large) adult.

Only had a short stay. However excellent position, very clean, breakfast very good. Fortunately we did not get the opportunity to walk around or visit your local crafts and arts. If we get the opportunity again we will definitely return.

I have never stayed at a B&B before and truly enjoyed it. Loved the historical decor especially the glass covered feature in the living room /kitchen.

Not having someone to lay out a choice of breakfast foods. As a break from preparing meals. :)

Great location by the river. Loads of breakfast option and great kitchen facilities. The shared bathroom was also well stocked and very good. Also the pub over the road serves great food.

Just need some Chux or similar in the kitchen

Beautifully restored heritage home. Very clean and comfortable. Beautiful river views.

The breakfast was fantastic buy not keen on the UHT milk. That's just me being fussy though.
