I have lived in Pinellas County for over 45 yrs and the Dunedin area for over twenty. This location is on the Dunedin/Clearwater border facing St Joseph Sound (part of the Gulf). It is beautiful!! My room didn’t face the water, but I took several walks daily along the water and through the wonderful neighborhoods that flank the hotel. The staff was wonderful particularly the agent who checked me in. My dog was over their weight limit (I was not aware during my booking that this existed), but she didn’t turn me away. My dog is well behaved (shy) but the staff greeted him and welcomed my cat too. My dog loved his walks. Nice pet fee too—they did not gouge me. The room was large and clean. Very quiet even with construction going on next door.

Breakfast was good. Little more $ per night, but I love this area! You really are paying for the location. Only issue was weak shower spray. Didn’t affect my stay. I would stay again.

The room was incredible. Very clean and modern ... and spacious. Also, the beds were so comfortable. I got a great night sleep. Also, there is a very nice sidewalk across the street, which follows the shoreline of the Gulf of Mexico. You can walk down to Dunedin if you want. It was such a beautiful walk. The hotel staff (behind the counter) were incredible. Very nice and helpful. And the breakfast was very good. I think the price is fair for that area.

The worker, who was taking care of breakfast, placed the eating utensils with the eating end outword (in the round utensil containers), which is a hygiene issue, since anyone and everyone, who grabs a fork/knife/spoon is going to touch the other ones. I showed her this, and she got the message and fixed it, despite the language barrier. English was clearly not her first language; she could barely speak English.

staff was really friendly, location was perfect for the price point, complimentary breakfast was decent, overall satisfied with the stay.

no smart TV for Netflix at night when going to bed so had to buy a Roku (not a big deal), couldn't use the hotel's wifi for the Roku so had to burn through mobile hotspot, bathroom was outdated, shower head was old and stained, tub had mildew stains along outside bottom edge, and there was no liner so water just got everywhere, toilet bowl was possessed.

We were allocated one of the recently renovated room was has been completed to a high standard with excellent views across the water. Although there was still renovation working being done this did not impact on us at all and disruption was kept to a minimum. All of the staff were very friendly and helpful. Tea and coffee available in reception and breakfast had everything we needed. The location is great for touring in the car, if you wanted a drink we recommend using the shore front trolley that that run till late into Dunedin itself. The bike rental store in Dunedin is a great way to get around and the hotel has bike storage if needed.

We liked the location. it was in a quiet neighborhood across from the marina where you could go for a nice walk. And it was 10 minutes from the beach. There was a trolley stop not too far down so you could take the trolley around. Also there’s a Family Dollar and Dollar General just a short drive down the road so you could get what you need. The hotel provides breakfast which was good. And the staff are very friendly.

There’s only one elevator and it’s slow. the washer/dryer run on coins. I brought quarters with me luckily but I wish they also had a card reader as not everyone carries a bunch of quarters on them.

The room was spacious and clean, staff are very helpful and attentive. Breakfast was an awesome start to the day everyday and we loved that it changed. We will definitely be returning. The location is fantastic. A hidden gem.

The front desk staff were beyond amazing when assistance was needed!! They were amazing!

The beds are very hard and you can feel the springs in the mattresses. The lady that was doing breakfast Monday morning wouldn't let my children get a Waffle when my husband was still at the table eating. She advised me that breakfast was over and she was sorry that she couldnt let me make them a Waffle so that was disheartening. Also the A/C in our room wouldn't keep the room cool. We turned it down as low as it would go and the room was still warm.

Location, location, location - close to Clearwater but in between our north/south itinerary plans, immediately across from the water, love Dunedin. Friendly staff, outside pool, price. Everything. Perfect.

While the plus is a hot breakfast buffet, they need healthy choices - scrambled eggs were all butter - couldn’t taste the egg, so better chef. Need to expand the gym and upgrade bathroom, but I love the property as is!

Everything! ( It does not look like the pics as they have remodeled and looks like a dream at night ) I had stayed elsewhere two nights prior down the road and decided to stay another day and was blessed in manifesting this stay because from the instant we arrived til we left it was pure bliss and joyful energies from Ashlyn in the fro to desk to the manager. My family felt at home and we are all HSPs and creatives with a Boston Terrier Pup and even the dog enjoyed the walks and views. We come yearly but now found this place and this is where we are staying when visiting til we make a move to Clearwater Final.

There’s construction across but it’s out of the hotels control and only mentioning for others reference as this didn’t impact or bother our stay

The location is amazing, walk out the front door and you have a beautiful view of the ocean. The rooms are clean and comfortable. Huge Tv and plenty of space so you're stepping on each other. The breaksfast was great. Due to covid it was all pre-packaged but that ok. Open gym all night and ice machine. The pool was great, even had laundry facilites. I did have to ask for towels and a trash bag, but thats ok, that was just my boys being messy and lazy lol the General Manager was amazing, he was so polite and made sure we were all taken care of. I feel like he went above and beyond to make our stay welcoming. I will gladly come back to this hotel for our next vacation

The Ac wasnt the greatest, but it is in the high 90s so either way it was going to be hot.
