The location is ideal for not only accessing all the sites of Florence but also to capture some of the peaceful charm of the city with its views across to Santo Spirito and a small garden. The rooms are pretty and well maintained. The staff were helpful in answering all our questions on arrival, including directions to the nearest laundromat and grocery stores. We found the easy access to the train station, just across the bridge, came in handy when doing day trips from our base in Florence.

The bells of the nearby church may ring out a little on the early side for some, though they are a nice reminder of the ongoing sense of community.

The view from the terrace was simply spectacular looking at Santo Spirito church and dome. During the day Santo Spirito is quiet and charming AND is within 10 -15 minute walk of all major attractions and sights in Firenze. Nightime in Santo Spirito is lively and a couple of nights there was some late night (i.e. 2 am) noise but overall...fantastic

Air conditioner in the bedroom/living room area was not working properly from Day One. By Day 5 it was suffocating at night ; mechanical problem was finally identified but was unable to be repaired before we left. opening the windows created a mosquito problem and the anti-Mosquito adapters that plugged into electric sockets required a YouTube video to figure out!

The location, quiet side street, the garden view!

We booked a studio but the one we got is not pictured in any of the pictures on bookings.com. The pictures of all the studios looked nicer than the one we were in. It was fine, but not as “cute” as what is pictured …no wood ceilings or niches…extremely bright green walls and no headboard or wall to lean up against behind the bed. There was a bookshelf structure behind the bed which was nice for storage but impossible to lean your head back on comfortably even with pillows.

The location could not be better. We wanted to be just removed enough from the crowded city center. The apartment was comfortable and clean. Our view of the gardens and church was unexpected and very lovely.

We found out at 2:30am and 3:00am that any passerby on the street can ring the telephone in your room using the outdoor pin pad. Staff was apologetic the next morning and showed us how to turn the phone off. The walls and floors are thin, so we heard loud retching and people throwing up every morning between 7am-10am in the rooms above us, neighbors getting ready to go out for the night and return to the building around 2-3am. We visited in May, so maybe the winter months might attract less partiers.

Overall a great 3 night stay. Check in was nice and easy. The hosts Luca and Stefania were informative and very helpful, even booking us a taxi on the morning of our very early check out to catch a 7am train! Stayed in room 11, a top/4th floor studio with lift access (a godsend with heavy luggage although you do still need to navigate a few steps) which had a lovely church and garden views from its balcony. The studio was well appointed, very spacious with a large comfy bed and modern and the espresso machine with capsules provided was a nice touch if you like a coffee in the morning. The apartments are located just south of the river which was ideal, close enough to be walking easy distance to the city centre without being right in the thick of it. The area itself was charming with plenty of local antique shops and restaurants close by which provided a lively enough atmosphere in the evenings.

The air con unit didn't seem to really cool the room that much but luckily we had a balcony door we could leave open for a while. The rooms aren't entirely sound proofed so if you like total peace and quiet perhaps not the best but not a problem for us since we spent more time out of the apartment then in. There was no cleaning service or replacement of towels during our stay and given its not the cheapest of places to stay think perhaps maybe every other day would have been nice.

There is too much to mention :) The hosts were lovely. Lovely greeting and so helpful. Location is perfect from everything. so peaceful and then a short walk to everything. The apartment itself was WOW. Incredible. Its peaceful. Even the bells opposite were lovely. Incredible views and balcony. The room was big. The bed, pillows and duvet were so comfortable. the bathroom is BIG and a bath and shower. Great lighting all round. High quality and so clean Cannot fault it in any way and we had a lovely stay and will eb back

We wanted to stay longer but had to go back to normal boring life :(

it’s very well located to enjoy Florence. we liked the building and it was very quiet. our apartment was facing the garden and we were not disturbed by noise at all. the apartment is well equipped and comfy.

we had asked for a baby bed which is 10€ extra per night but our baby never slept for more than 2-3h in it because the mattress was way too soft for him. we had been told that we might not need the baby bed as the baby could sleep with us in the bed, which is what he ended up doing. however the bed is not one big mattress but 2 mattresses together so there’s a gap in the middle, which means the baby cannot be in the middle of the bed. he slept with me on my side of the bed and that was quite uncomfortable for me as there wasn’t much space left for me.

close to main attractions, reasonably priced. very modern inside, clean and functional. staff were lovely and friendly and very helpful

noisy day and night, although that applies to a lot of Florence, if you like a rock hard bed and pillow then this is your dream ! no kettle, water for tea from a coffee machine is not the same !

Lovely clean, spacious apartment, south of the Arno. Two bathrooms; one with shower and one with bath. Perfect way to relax after walking around Florence to see all the Art. Comfortable bed. Stayed a week and had towels and bed linen changed mid-week. Liked having access to reception; good to have facilities of 'hotel' but self catering option. A hybrid style that suits our preference for independence and option to cook for ourselves.

Nothing. Would have liked a kettle, but apart from that we had everything we needed.

Location excellent. Good kitchen. Great staff. Lots of places to eat and drink and also buy food nearby. All of Florence within walking distance.

Some of the pillows were lumpy. No overhead shower rose, only handheld wand. Seemed expensive for the facilities, but maybe this is just Florence. No drawers or shelves so had to live out of suitcase. Only upright chairs.
