Comfortable bed, spacious rooms, very clean!!! Good location in regards to it being right next to Roma terminal train station. You can get anywhere very easily! Fredrica is really nice and super helpful, but do remember to contact her prior when you’re arriving because she needs to know when you’re there to check you in as there’s no way to access the B&B prior.

The street it is on is a little rough outside with locals drinking all day outside it gets quite dirty. ‘Breakfast included’ consists of 1 pastry and coffee… We’re where told juice was included but we’re charged €14 extra… not sure why but we just had breakfast elsewhere after this.

The breakfast was in a bar in the nearby, unfortunately I was in a harry and I couldn't enjoy it but it was a nice place. The room was clean and comfortable and the person who welcome me was helpful and courteus.

Unfortunately the location is not so good. The train station nearby is not so welcoming expecially in the evening. It is convenient to rech all places and very central but you do not feel so safe walking around alone in the evening. The price was high but it was anyway the lowest I could find for those days in Rome, since the city is too expensive in general.

The room was excellent, we thank Federica's team as the cleanliness of the room was impeccable. Very good and energetic breakfast. Federica's only problem is not the location, but that the streets are very dirty, with garbage of all kinds in the streets. Which does not help Federica, since the first impression is one of anguish. As the days go by you realize that it is a safe place, but very dirty. My opinion is that Federica and the other hotels, restaurants, shops ask the city council of Rome to mitigate the problem of dirt, which affects the image of the services of the Termini station neighborhood. The rest was excellent, I thank Federica and her team, always attentive to all our needs, we hope to return, thank you very much.

Cleaning the streets.

Our room was very clean, the cleaning lady did an amazing job daily, the staff was super nice and helpful to us. The beds were comfortable and its not a noisy neighbourhood so we had a good night sleep all three nights. The bar we had to go for breakfast was also clean and the food was nice, the staff there was also very friendly. It was overall a good experience.

At first where the guest house is located could seem a little scary but everything was alright. No one disturbed us, they were friendly even when we entered their shops to buy some things.

A/C worked fine. The room was very clean. Breakfast was OK. The bed was comfortable and had extra pillows and blankets in the wardrobe. It had a small safe for valuable things or documents. The windows had this extra frame to prevent the light come in to the room + thick curtains, that gave you the impression that it's dark outside and extended the good night sleep :) The room is renovated and looks great. The restroom looks modern and has everything what is needed (E.g. hairdryer for the ladies). The place is very close to train-, bus- and metro station + the shuttle bus stop is literally around the corner. In the train station are lot of brand shops for clothing. The staff is friendly and helpful (in our case: we had to check-out but had time for the plain, so we could leave our luggage as long as we wanted).

When you step out to the hallway, then it's like a total change of worlds: it smells, it's dirty and the street feels unsafe (like ghetto). But it only lasts for 200 or 300 meters and then the night life begins. The price and location/quality ratio is good. It's definitely worth it.

The property was really close to termini and easy to access. The road where it was located didn’t look very good but the place it’s safe. The lady who helped us was really nice and helpful. The property was clean and comfortable. We had breakfast included and it was way more than expected, delicious!!!

It was really a pleasant surprise stay at Federica's house. The room was cosy, perfectly clean and well taken off and I appreciate a lot kindness of lady that made my check-in, she was nice and helpful.

The only disadvantage is a zone which might make you have an unpleasant impression but once you enter the guesthouse you will be sattisfied for having chosen this accommodation.

- close to Termini Station; - the mattress; - it was quiet at night, no noises from the outside that could interrupt your sleep; - amiable lady at the reception, ready to accommodate our needs; - an extraordinary restaurant nearby (Cucina Pepe)

- the neighbourhood; - the size of the room; - the heat worked only until midnight; - really thin walls, thank God the other guests were not noisy.

Access was not very obvious and better instructions needed. If it wasn't for a person opening streetwise door we may not have accessed, then it was not obvious which floor room on

The host very nice. The room is like real hotel. It is like 2 minutes walking from train, after coming from airport is the best.

It's feels like a hard neighbourhood. A homeless sitting under the door hotel. Not leaving for 3 days. Really loud some hours. Drinking outside. Not a family environment.
