Wonderful stay! Hotel is down a quiet street just off the main path. Less than a 5 minute walk to St Mark's Square and other main sights. The room was beautiful, Venetian style and a great size. Nice continental selection for breakfast. Staff are helpful and very friendly, offered to provide some recommendations for our trip and could overhear them helping some other guests plan their days and things to do. A really great hotel, exceeded expectations. If you arrive by plane, you can take the Alilaguna boat (blue line) from the airport to the San Marco (Giardinetti) stop and it is a 5 minute walk from there.

Best location!! It is right across from the stop of the water taxi, and it is basically around the corner from St. Mark’s Square! I would stay there again just because of the location! The lady at the front desk, I’m so sorry I forgot her name, but after Venice we visited so many places:); she is one of the friendliest people I met during our whole trip!

Nothing really…I didn’t read that there are stairs, so that was a bit difficult for us, but it should not be a problem for any able person.

The guesthouse was extremely convenient as it was so close to San Marco. The breakfast was wonderful with a great variety of delicious food. The staff was very welcoming and made sure we started our day with delicious coffees.

The lighting was a bit tricky to figure out and the door to our room was difficult to open.

The location is great. The lady that did our check in was very nice and she explained how to reach all main attractions

View from the room as it facing other windows in front and you have to keep window closed! Breakfast is poor, croissants dry and limited choice. The staff at breakfast using the phone all time, talking loudly with another colleague moaning about her job and not coming to take hot drinks orders.A little bit of courtesy here would have been well received. There is no toilet facilities at the reception/lobby so we couldn’t change before going to the airport or using the restroom. The pillow is very thin.

Perfect location to walk everywhere. The staff was wonderful. Rooms were very clean.

The beds were very firm and not very comfortable. Would of been nice to put a topper over the mattress to make it softer and more comfortable. Also the air conditioning does not work in the rooms. They did give us a fan that did help keep us cool at night sleeping.

Excellent location. Just a stone's throw away from Piazza San Marco. So perfectly located for Venice. The staff were very kind and helpful. Good breakfast. The room was big, pretty and clean. Wifi was fast and working well. It felt secure. There was a safe that was mounted and secured.

Very expensive, but understandable for the location. Also there were some mould signs above the bathroom window, at this price range I would expect it to be taken care of, but it was not a problem.

OK!Тhe breakfast was varied, sufficient in quantity, tasty! The location is more than perfect, in the very center of Venice - for us St. Mark's Square. Just like for our needs - for one afternoon to touch everything important, to feel the atmosphere, without wasting time to drag suitcases (4) with children (2)!!!

There was one mistake which, had we not been born under a lucky star, would have resulted in a great loss of time. The reservation made for the transfer from Marco Polo Airport to the hotel was wrong - instead of 24.06.22 for 24.07.22! Only the flexibility and personal contribution of LORENA from Venezia Service saved the situation. Thank you from the bottom of my heart and on your behalf.

The hotel’s location was great. We could go back freshen up a few times during the day.

fantastic location. staff helped arrange a water taxi & met us canal side on arrival. warm, friendly welcome. Air con in rooms. More selection at breakfast than anticipated. Even made hot chocolate for the kids. staff very helpful in making sure we got the most out of our time in Venice. sorry we didn’t get everybody’s name but thank you! Also, they went out of their way (on their day off), to post items that I had left behind. So grateful.

our room was a little dark but next time we would simply ask for a room at the front of the hotel. Not a big deal.

Fantastic location for first visit to Venice, and surprisingly quiet considering its central location. Decor and cleanliness were excellent. Staff were friendly and helpful, and gave us good recommendations for restaurants and travelling. Thank you for the lovely cioccolata calda you made us at breakfast each morning.

It would have been good to have had tea and coffee-making facilities available throughout the day, perhaps in the breakfast room. Fresh fruit would've been a nice addition for breakfast.
