The location is a bit difficult to find (also I found the instructions on how to reach that apartment complex very confusing) - but a fair point is that on my multiple visits to Venice, pretty much everything around p-zza San Marco may be tricky in navigation. Otherwise, it's a nice if not outright iconic part of town, of course. We liked the cafés and restaurants around. The reception is not available for 24 hours, but is relatively efficient. I appreciated the very polite gentleman at the reception arranging us a taxi boat to Murano, and walking us to that boat too. That was for sure a nice bonus to this trip. The rooms were fine but one was much nicer and spacier than the other, and only one of them had a shower, though both had WC. The slight street noise was there, expectedly at that location, but nothing dramatic. The WiFi and pretty much everything else worked well. Regarding the instructions, I found it easier and faster to reach the apartment complex from Rialto bridge instead of making the whole long ride ferry ride to the further (from Santa Lucia) station indicated in the apartment instructions we've received.

The kitchen was empty with everything, including even tiny basics like salt, pepper or sugar, not to mention coffee. This was certainly not a drama for us, but an aspect to consider if you expect a rented apartment with a kitchen to cook something during your stay or to have a coffee breakfast home exploring the town. Several cafés around this apartment complex did an awesome job, to compensate for this.

location is great, very central in San Marco, just a few minutes away Piazza San Marco. bedroom was good, spacious, bed was comfortable. we had free coffee machine and beverage available in the mini fridge. we received a code so we could go in and out the building and the bedroom easily at any time.

- i missed having at least one staff or doormen on site. - no amenities at all. - the building is very old, which i was kind of scared when i first got there and the hallways smelled old. - shower is really really small and uncomfortable. - there is no elevator and our room was in the 3rd floor. stair steps are very steep.

Location was fantastic and very central to everything we wanted to experience in Venice. As you would expect in Venice, plenty of old warm charm in the apartments and internal courtyards that provide plenty of light. Air conditioning was more than sufficient and provided us with some respite during a hot August. So many restaurant options nearby and we made full use of them. Our host directed us on how to get to the apartment and was very helpful. We also had the breakfast option which I highly recommend … it is close by in another hotel managed by the same company.

Nothing of significance.

Lovely big room with a very comfortable bed. Quiet building, we couldn't hear any neighbours or other rooms at all. Check in was very easy with instructions sent via WhatsApp. It was very easy to contact the staff with queries over WhatsApp and they were quick to respond. We had a small issue with the air con machine which was sorted out very quickly. Bottled water was left in the fridge for us. On our last day after checking out we had breakfast at the sister hotel which was delicious with great gluten free options. We also stored our luggage there free of charge. Great location too, really central and a short walk to St Mark's Square and the Rialto Bridge.

The shower was too small and uncomfortable to use. This wouldn't stop us from staying here again though.

We love our stay. The location and staff is perfect. Very good contact with the nice, helpful and patient owner. Clean and well equipped apartment. We will definitely come back this year

Great location, close to St Mark’s Square, but you can walk to other parts very easily, for example the Peggy Guggenheim collection. Good facilities in the room, fridge, dishwasher, cutlery, oven and hob. Air conditioning There are restaurants, cafes all around. Close to designer shops and ice cream parlours!

The air conditioning in our initial room wasn’t working so they moved us to a larger apartment with the above facilities. They do say about not all rooms are the same, but the staff were really helpful and sorted everything very quickly.

Everything was perfect. Nice host, beautiful spacious room with high ceilings, perfect location, full lenght mirror, clean bathroom…

The apartment is surprisingly very big, very tall ceiling, well designed clean and comfortable. The linens, the bath equipment was better than you expected. The apartment is also equipped in espresso machine, water heater, glass glass cups and plates also equipped with dishwasher.

Beside the fact, it’s Megan comfortable and well design apartment it is in the middle and central of the touristic area of Venice between all the canals and five minute walk from Saint Marco Square

Residence La Fenice was perfect for our family of five! The entire apartment was quaint and clean-I loved the tall beamed ceilings. The apartment was spotless and the bedrooms were extremely comfortable. My absolute favorite thing about this apartment was how quiet it was. I never heard a sound at night when I went to bed. I loved the location- right off a little square and you could walk quickly to any area. I would stay here again in a heartbeat!

There is a variety of room sizes. The family room is big and beautiful. There is an excellent and well-equipped kitchen with all the necessary appliances. Excellent dining table. Excellent room for a couple. The location is excellent. Close to San Marco and all the shops and restaurants. The employees of the place are pleasant people, welcoming and very helpful. The location is excellent, only that it is far from the parking lot for those arriving by car. Half an hour's walk from the parking lot. including ferry ride.
