Convenient location for public transport & plenty of shops & restaurants. Good access to the hotel as the nearby water bus stops are convenient for the water buses to and from the train station & airport. Very clean & comfortable room & bathroom. The room & bathroom were on the small side but manageable and functional and having the balcony added to our comfort. The shower area was big but the shower head was very high up on the wall though it was detachable for those of us that are short and there were also good toiletries provided. Good tea/coffee making facilities & the bed was very comfortable & the location quiet so we slept well. The staff were friendly & helpful - providing info about the water bus strike & we also needed information about the French air traffic control strike & our flight situation that the receptionist helped us with. On the day of departure there was heavy rain and the receptionist kindly gave us an umbrella which we greatly appreciated (we passed it on to an arriving passenger at the airport to use for their stay in Venice!). We liked the hotel & the location and we had a very enjoyable stay in Venice.

No milk provided with the tea/coffee. They could be more generous with the provision of toilet paper! The lead for the kettle was short so we had to put it on the floor to boil as that seemed the only accessible socket. One of the bedside lamps was not plugged in and didn't have an obvious socket to access. These are all minor though and we enjoyed our stay and liked the hotel and the location.

We had a problem with my registration documents which was very kindly sorted out for us by the gentleman at the front desk. Our room was beautifully decorated with high ceiling and original beams restored. We had a good sized patio with table and chairs also sun lounger! This is not very common for most hotels in Venice and we really enjoyed having it. Extremely clean room with comfortable bed and good bathroom. We loved everything about our stay . Easy to find on a small street just 2 minutes from getting off the ferry at Piazza St. Marco . Fabulous cafe/sandwich/beer pub on the same street just steps away was great for breakfast. Plenty of restaurants too and all the main sites just around the corner . We would recommend for everyone 😀The value for money was exceptional.

Famous "location-location-location" is the best expression to describe this Hotel. It is right located on the main tourist spot and probably only 200m from the main attraction - Piazza San Marco. At the same time the good thing - that it is not on the main strip, but like 100m away, inside the town on one of multiple tight and tiny streets. away from heat, crowds and noise. I have many nice and positive things to underline and point about this place, and here are just few of these; Very friendly and helpful nice guys in the reception, who helped with all question regarding transports, excursions, shopping, etc. They let you leave your luggage and do all possible to check you in earlier, I managed to get into my room an hour earlier. Realiable internet connection all over the Hotel; Powerful and absolutely indispensable provate airconditioner in the room. Nice set of toilettries, like soaps, shampoos, body cream, etc. I have asked and immediately received in reception a dental kit as ran out of tooth-paste, so everything I needed was there. I highly reccomend this Hotel and will be looking forward to visit it again in future. THANK YOU for your availability and hospitality all the way through.

Let me start by saying this is not my first, nor my second time visiting Venice. I believe is at least fifth if not sixth time. It is the first time at this hotel, which I booked via Booking.com. Next time will check their direct page. The location is optimal, within 2-5 min of leisure walk to Piazza San Marco. (And you can see the Ponte dei Sospiri on the way there). The people working at the concierge desk were incredible, always accommodating and very welcoming. I had a standard triple room, no terrace, with a view of an alley, Which frankly is best in my opinion. Canal views often means smells and mosquitoes in my experience. The air conditioning was great, cooling the room, which we sorely needed in the heat wave we are experiencing world wide. The room was spacious, appeared newly renovated with parquet flooring, and this is a HUGE bonus, as with most Venice places, the old carpets and fabrics can be musty smelling. The whole hotel is Incredibly clean, the cleaning staff you could tell was taking pride in a job very well done. The whole place is spotless: stairs, windows, elevator! The room also has a small refrigerator, and a flat screen TV with Italian regional channels and a few international news ones. (C’mon, you are in Venice, who cares what’s on TV??) The bathroom was soo much larger than anticipated! The room had a shower, quite large, a bidet, toilet and of course sink. All amenities were in the room and refreshed daily (towels, toiletries) Yes, there is a flight of stairs to the concierge and elevator which can take you to upper floors. Please keep in mind this is Venice. City build on water, buildings that have stood the testament of time. Somehow they manage to make this hotel modern, yet not disturb original architecture. I cannot stress enough how much my family and I loved this place! They do offer breakfast, which we frankly never tried, as we are simply not breakfast people. It did smell good in the morning though!

All was good - location was excellent - and so, so close to St Marks Square and the Vaporetta station. Bars and restaurants in the street and at the little piazza at the top of the street. Very helpful staff and 24 hour front desk. Room was small - but most are in Venice. Very clean bathroom and room, and from the balcony I could just see the lagoon- worth the extra cost if only for the space. Adjustable aircon - AND IT WORKED. Great outdoor but internal terrace as well for guest use.

Breakfast not being included in the cost - it was extra and paid for in cash/card. However, it was worth the extra €9/guest. Ask for a proper coffee - not the percolated stuff - otherwise standard continental breakfast. Pillows a little thin and in the current heat why add to the bedding with a decorative cover and throw. Whilst a kettle in the room - very limited tea/coffee - and no milk! The entrance steps are killer for anyone with mobility issues - but again this seems normal for most hotels in Venice - and we then found the same in Florence as well. Once inside, there is no issue. There is a wheelchair lift that is beautifully polished!

Very good location and you have all the basics within a minute's walk (bakery, food, bar, water transport, pharmacy..) Staff is super friendly and value for money is great for what i paid! There is also an elevator.

The wifi is not very reliable and it's frustrating since I was there for work. For some weird reason it only connected at the reception/stairs and then you can go back to your room and use it. From the room it kept going back to the login page. They said they were changing the whole wifi system soon, so I hope people don't have this problem.

Great hotel, easy to find, just a few minutes from the vaporetto stop and St. Mark's Square. Although the hotel is close to attractions, restaurants and main tourist streets, the room was quiet and peaceful. We lived in a room with a terrace with a direct view of the Doge's Palace. The room is cozy, clean with a comfortable double bed. The size of the room is comfortable for two people. Very kind and helpful staff - although we didn't ask, the room was cleaned and supplemented with shower accessories. The hotel was booked without breakfast, but upon arrival it can be done very easily for the desired period - it is not necessary to book for all the days of the stay. Light Italian breakfast: cappuccino, tea, ham, salami, cheese, fresh pastries, etc. - a very good start to the day. Although there are many restaurants around, it is better to eat breakfast at the hotel - it is tastier!

I have absolutely nothing negative to say. Everything suited us.

Great location, friendly and helpful reception staff, comfortable room, great breakfast served by very friendly staff. Everyone seemed happy and cheerful. Reception even boiled the kettle to help with me wanting a hot coffee. Quiet at night didn’t notice too much noise even though positioned not very far from the water front.

location EXCEPTIONAL, lovely room with nice bathroom, blackout shutters. comfortable mattress, closet, safe, fridge, central AC, TV, wifi, staff available helpful friendly 24/7, seconds from water bus stop & minutes from harbor for tours, steps from St. Mark’s Square/Basilica/Doge’s palace, tons of bars cafes bakeries restaurants gelato shops, quiet & secure even with central location, appreciate the front desk requires & keeps room key while on outings

The hotel was great in everything, location, clean,service,staffs and the rooms are big enough. You just note that you must carry your own stuffs walking up stairs to check-in, which we didn’t have the problem since we suffered from last time visiting coming with big luggage 😅We traveled in five so we booked one triple rooms for kids and my sister and the Dogale suite for ourselves. Highly recommend you book this room type if you are a couple because you can see the Dogale from your rooms balcony!! We paid 12 euros each for the breakfast instead of going out to somewhere and the breakfast was buffet with quite various choices and the lady there treat us well. From the location you are 3 minutes walk to arrive Saint Marco!
