An instant luxury feeling here! The room was just as you want it to be in the middle of the city center of Venice. Fancy mirrors, golden frames, paitings on the walls, pattenrned golden wallpapers.. it was VERY special, like having a part of a museum or a theatre just for yourself.. :) The "whirlpool" bathtub was a nice surprise, awsome to relax there after the whole day of tourism, with a lot of bubblefoam and a glass of prosecco!

The breakfast could be a bit more generous, but still okay.

Faced with completely controversial comments about hotel, made a booking with great question mark. Reality is that hotel is indeed located in several buildings in cca 50m radius, which is not a problem at all. Building does not have elevator, stairs are steep and narrow, but Hey! It is medieval Venice! Canal odor you can smell few minutes per day, but again, you are in Venice, it is not hotel fault. Location of the hotel is excellent, just few steps from S. Zaccaria waterbus stops and S. Marco square. Quiet side street, still enough day light. Room is completely newly renovated, rich (bit kitschy, but cute) decorated, with good amenities and good size. Room cleaning and towels exchange on daily basis were exceptional. Bed mattress and pillows were harder, thus perfect for me. A/C works well and can be adjusted in each room. Very pleasant reception staff.

Breakfast is complete shame, and for hotel reputation would be better not to offer ''breakfast'' at all, or to significantly improve offer and selection. Considering that not all rooms are in the same building, kettle and espresso machines in the rooms would be nice addition, for complete Italian feeling.

We had read a lot of negative reviews about this hotel but it appeared much better than we expected (or we were super lucky with a room). The hotel is super central - just a block from the Doge's palace, actually we could see it from our patio. Our room was decorated in Venetian style with crimson textile wallpapers. It's not what I would prefer at home but in the heart of Venice it had its charm. The small size of the room was compensated with a patio on the roof (we lived on the fourth floor). It was great to sit there in the evenings.

One should be aware that there is no elevator. For us it was not a big deal but for other could be. Of course, a minibar and kettle would be a nice addition.

The room was in a separate building a short walk from the reception desk, this is not unusual for Venice. The room was well done and a recent refurbishment with the hallways still underway. Nice spot and we had glimpses of a canal from our balcony which was a pleasant surprise. Close to Marko square and a lot of foot traffic in the area, but the double glazed window were great.

Stairs, 3 flights of stairs with 18' ceiling floors (so close to a normal 4-5 floors) . Can't complain as the room was worth the effort.

The hotel is well located in a discreet street between the back of San Marco Basilica and San Zaccaria, and close to many restaurants and shops. The rooms are small but this is common in Europe and in Venice. The room and bathroom was clean. The reception is open 24 hours a day.

The breakfast room is really cramped and in some moments customers have to wait outside. Zero healthy options are offered: just sugary options like croissants, jam, sweet yogurt and more bread. The reception is on the first floor and the rooms start from the second up to the fourth floor, there is no elevator so be mindful. The rooms have a bathtub area, instead of just the shower, but they do the job.

Excellent location. All important water buses start from St Zakaria and the hotel was 1 Minute far. Downstairs 1-2 bars with the best breakfasts in Venice. Rooms like at a palace. My son was amazed. The bed was comfortable and clean. Every day room service, though was not that necessary. Clean towels and linen.

The light was not bright enough at the bathroom. It took time until the water got warm at the shower. Once we learnt it, we let it run for 5 minutes or so. Wecould hear the neighbours but those who know Venice, know that it is very normal.

When we arrived turned out that we will stay in different building. When hotel representative came down to show us where yo go he didn't bother to offer to help with moving luggage from one location to another. So I asked him about it.

Breakfast that was included in price practically was :not adequate,, consisted of of cup of coffee, croissant ( half size) and nothing else like cheese ,eggs, meat was not available. Or fruit. Yogurt( no cereals). So guests would come in look at it and leave

Location is absolutely perfect!In the heart of Venice. We had a room that was 50 meters from the reception location, but very nice anyways. The hotel had just everything we needed. Only thing to adjust would be the size of the breakfast area, which serves maybe up to 10 people, which means you need in line to sit sometimes. But that was just a slight inconvenient. All in it was a great experience

Gorgeous room right in the centre of Venice. Fantastic location for exploring the city, was also near the waterbus stop and had plenty of bars and restaurants close by. The staff were friendly, the room kept spotlessly clean and the breakfast was simple but just what you needed to start the day. Would definitely recommend to others and would return ourselves if ever in Venice again!

We would have appreciated a kettle and maybe a small fridge in the room so that we could make our own drinks in the morning/evening.
