Hotel was in perfect location, 2 minute walk from from water taxi rank Zaccaria on a side street, and just around the corner from Basilica di San Marco. Hotel room was clean and comfortable beds. Toiletries in bathroom included and free safe just pay a deposit when you arrive and you get it back when you leave also has electric kettle and tea coffee . All Hotel staff were friendly helpful and informative, I asked Paolo on reception if he could recommend a restaurant for dinner, he went a step further and phoned up and booked it for us as restaurant is always busy and needs to be booked. Restaurant is called Al Giardinetto it was excellent beautiful outside garden setting when you enter the building and food lovely. Breakfast at hotel was continental perfect lots to eat to suit all and also catered for gluten free. Right in the middle of everything but also on a quiet street we would definitely stay again if visiting Venice.` We would like to thank all the hotel staff for all being so helpful informative and polite during our stay.

The location is perfect! Very close to S. Marco square, vaporetto and lots of restaurants or bars nearby. The hotel provides high speed internet and has a lift. Basic breakfast is also included. Staff are friendly.

When we booked we asked for a double bed( means whole bed with 1 matrass) but got 2 single matrasses put together instead and easily shifted while sleeping and created a big gap in the middle of the bed. Bed spreads ( kind of made of wool material is old and ugly. Found some hairs in bed spreads. Made us wonder how often is the bed spread being washed or cleaned? Pillows are flat and uncomfortable. I think this is the time this hotel has to invest in a good matrasses, pillows and better bed spreads.

This apartment is amazing value for the money and comes with a separate loft bedroom that has its own full bathroom! Downstairs is big, open and airy with lots of windows. I slept on the sleeper sofa and had my own full bathroom too. The AC worked great. There are a lot of steps to access the unit (probably why it's so cheap). There are some apartments on lower floors. We were in the Casanova apartment. You can't have a better location than this. Steps to the S. Zaccaria vaporetto stop. Most boats stop there including a direct one to the airport. The Doge's Palace is just steps away.

Location was excellent. The breakfast was excellent.

The rooms at the front of the hotel are a bit noisy due to the proximity of a small bar that played loud music. However, the music did cease by approx 10pm.

Every single staff member went over and above in service in every way to make sure they could help in whatever way they could to help make our stay everything it could be to be the best! I would stay there again and recommend it to anyone. They were comparable in price and affordable. A great location! Had an outstanding breakfast leaving nothing out! Rooms were clean and comfortable; lots of hot water and air conditioner worked! Great location and close to everything, but not in a noisy area. And again, I can’t say enough good things about how hospitable, welcoming and accommodating the staff are!! Enjoy!

Perfect location, a 3 minute walk from the Zaccaria Vaparetto stop - which is the best way to come to Venice from the airport. For less than 30 euro per person (return ticket) you sail to Venice. The room was spacious and comfortable, had a suitcase stand, a cupboard, 2 single beds put together, space to put your coat, a fridge with good priced items, a desk, 2 chairs and coffee/tea making facilities. The bathroom was small but big enough for all you need. We came in February so no need for the Airco (but it is there). We were on the 3rd floor, but there is a lift. Really a very good place to stay when in Venice. And although all staff were friendly and helpful, Paolo stood out for us, he was just going the extra mile and we thoroughly liked him being on shift.

The breakfast was good, however I would have liked a bit more fresh fruit (there were just apples & oranges and tinned fruit). The pastries were ok, however they could have been a bit more fresh. And missed the good Italian coffee... When the hotel is full the breakfast room is quite small and has a high turnover but staff is friendly and food is good. Just making a comment as I feel it could be improved, not complaining as we had enough to choose from and could boil our own eggs.... And just around the corner is a bakery and loads of bars and restaurants, so not a problem to find good food and drinks :)

The location is perfect!

The receptionist was unfriendly and very slow. Instead of giving us the keys right away, he hold us for about 15 minutes, giving us different receipts. Instead of managing everything on the spot, he first gave us receipt from booking.com's reservation. Then, he requested our IDs. Then, gave us the keys. Right, when we thought that we are finally going to our room, he told us about the city tax. We paid it and we had to wait another minutes for him, to give us a new receipt. The breakfast was also pretty poor. When we left the hotel for a short walk after breakfast on the day we had to check-out, the receptionist told us again very unfriendly that the check-out is till 11 o'clock like we are not aware of this.

Beautiful quaint hotel. The room wasn't huge but it had everything we needed... comfortable bed, great shower and super clean. Room was serviced every day. Front desk staff were friendly and welcoming, this is an old style hotel with actual keys on big key rings for the rooms, so you handed in the key when you went out which kept them safe. Breakfast was the same each day but there was enough variety for it not to get repetitive. As far as location goes, it was literally 5 minutes to St Mark's Square and 3 minutes from the dock where the blue line boat from the airport stops. Also there is a small bar next door which was frequented by lots of gondoliers and there was a good number of eateries close by. Would definitely stay again.

The interior of the room was exceptional - the room was clean and quiet, the location is great - a few minutes away from St.Marco square, the breakfast was very good - especially the cappuccino.

We weren't provided with a single large bed as we requested when booking the room. After I went to reception and raised this issue, the personal seemingly understood the issue and said that it will be solved, yet instead of providing a single large mattress between two seperate beds we were provided with a single large sheet which did not exactly solve the problem. Perhaps the issue was a miscommunication yet caused a bit of discomfort.

Easy Check in and out. Very good attentive staff. Room fine though very warm (Early March) needed to keep opening the windows. Beds very comfortable. Room size fine and very clean, also towels changed everyday, Free safe (Deposit paid and returned at the end) Toiletries included and the bed made up each day. Breakfast included for the price which was more than adequate, again the staff were very attentive. Position of the hotel cannot be faulted just a very short walk to St. Marks square and also the Vaporetto services to go anywhere. The hotel is particularly suited to those visiting Venice for the first time as its very very easy to find the hotel, ideally taking the Ali Laguna boat service from the Airport (Blue Line) approx 1 hour to St. Marks ( San Zaccaria B) puts you just a two minute walk to the Hotel.

The only minor negatives were the lack of plug sockets to charge our devices and we would have preferred a larger safe that could hold a I Pad/Tablet. I feel staff should mention at check in there will be a city tax to pay when leaving, as a regular visitor to Venice we knew to expect this so it wasn't a problem for us.
