We came to Venice by train, easy connection by vaporetto from the station to the San Zaccaria pier, only a 15-minute walk to the hotel. The hotel is a well maintained typical old Venetian hotel. The staff was friendly. We had a room with a balcony on the top floor. Nice courtyard view over the roofs. The room was large and decorated in an old-fashioned way. Everything was clean and intact, style preserved. The bed was good and the storage facilities are sufficient. The bathroom is a bit old-fashioned, but functional. The breakfast was varied enough, not outstanding. Nice breakfast terrace in the courtyard. From the hotel, it's a short walk to everywhere, shopping, restaurants, coffee, attractions and the airport ferry (san Zaccaria pier / 15,-/ person / purchase via ablikation) about 15 min on foot.
The hotel has a lobby and a bar. The premises are decorated in a special way. The furniture has been placed in such a way that the beautiful space and atmosphere was ruined. The breakfast room was dark and decorated like a workplace canteen. The furniture was beautiful, suited the atmosphere, but the placement was unsuccessful. The staff in the breakfast room were a little rude, and above all they talked loudly, and sighed obnoxiously. Did they give the impression that the customers were a disturbance?

The reception we received on our arrival was very welcoming and friendly . We were allowed to leave our luggage as the room was not yet available but we had arrived before 3 pm . Our accommodation was amazingly spacious . We booked a family quad room but got a loft suite which was wonderful for a family with adult children. Breakfast was excellent. Fresh and plentiful . Staff were very busy but so polite and helpful. Location was perfect for us . Pre arrival advice with information on how to arrive at the hotel was great .
There is nothing we did not like about our stay !

I had previously booked this hotel in 2020 and 2021, but it was third time lucky this year and we finally made it to Venice and the Bisanzio Hotel. The hotel is opposite the San Zaccaria A stop, there's a tiled sign on the floor to the entrance of the street and it's directly ahead. (Unless you get a private water taxi and they drop you off on a side street of the hotel. Warm and friendly welcome (enjoyed our chats with Marco) We stayed in room 101 (a standard double I think) and it was plenty big enough for the 2 of us. Separate walk-in wardrobe area and a cute little seating area. The bed was comfortable. We didn't check the air conditioning as we stayed in March and although it was warmer than usual, it wasn't needed. Breakfast was fab, selection of pastries, cereals, cheeses etc, what you'd expect from a continental buffet breakfast, it certainly set us up for our days of exploring. We loved this hotel and would happily stay here again.

A great typical Italian "boutique style" hotel located off a quiet walkway 100m from the water front and no more than 5 minutes walk from St Marks square and 12 minutes to Rialto Bridge. Room was airy and comfortable, breakfast comprehensive and staff exceptionally attentive and helpful.
Sleeping with windows and shutters open at night, you will hear the periodic chatter and noise of suitcase wheels from the walkway below albeit the location itself is very quiet for such a major tourist area.

The location is excellent. It is slightly off the really high traffic areas (such as, for example, immediately around San Marco Square or Rialto Bridge), but it is an easy 5 minute walk to those areas and to shopping and restaurants. Since it is slightly off the high traffic areas, it is relatively quiet in the evening and early morning (when there might be a lot of activity of people going to and from their hotels and restaurants). Breakfast is included, and we thoroughly enjoyed the variety of breakfast offerings, but, in particular, the breakfast staff were truly lovely and warm ladies who made us feel this was our home while in Venice. From the moment they delivered my first americano with warm milk I was in heaven!
In the area of constructive criticism, the wifi could be somewhat improved, particularly for some business I had to do on my lap top from my room, with some drop offs and very low signal strength occurring at times, but in all fairness it must be extremely difficult with solid 18 inch masonry walls to distribute wifi in an older building such as this. Overall, I was able to get my work done. Secondly, since we were there in late September, it was not as hot and humid as I understand Venice can be, but if it had been hot and humid, the A/C unit in the room may not have been able to cope. It could use an upgrade (with a quieter, newer unit).

First room we were given was not in the main hotel building and was extremely noisy because of paper thin walls so we asked to be moved plus we needed coats on in the morning to walk to breakfast. We were then given a room in the main hotel building which was more of what we expected for the money we paid and we were much happier. The room was very clean, the breakfast was very good everything was well catered for and plenty of choice. The staff were brilliant but the main person who stood out was Gabriel he is the person who gives this hotel its 4 star rating his customer service is second to none.
Being put in a room away from the main hotel the room is just too noisy but we dont like the idea of having to put coats on and walk to the main hotel building for everything not a great experience.

Basically, everything was good. Loved the style and the antique-type furniture. WiFi connectivity and speed was OK too. The breakfast selection was also good (many options - and very tasty ones, too). The staff was friendly and helpful and spoke good English. This was already the second time we've stayed here and quite possibly this will be our choice in the future as well. All in all, can only recommend.
I thought we'll be getting a double bed. Instead, it was two single beds. We pushed them together, but they kept sliding apart. (However, it may well be that this was stated in the room's description and I just didn't notice it when I selected it.)

The gentlemen at the front desk were freindly, informative, and arrange many small requests within the hotel. The hotel library had many great books about Venice. The breakfast staff were available, helped with special requests, and kept the buffet well stocked. A wonderful cake smell wafted into our hallway each morning🤣
Both my room and that of my travel partner were unpleasantly warm,(in December) so our windows needed to be left open at night to sleep.
