Rooms were very clean although not in very good condition, but still fresh clean towels, sheets & bedding. Everything in our room was working just fine (shower, air conditioning, Wi-Fi, etc..). Staff was kind and helpful, we could leave our luggage at the hotel before and after check in and check out. Breakfast was good, nothing special but good for 1-2 day stay. Buss stop is infront of hotel.

Hotel and rooms should be maintained better but still it has charme of Venice and looks nice even in current condition and it didn't bother us.

The coziness and ancient style of the hotel create an inexpressible atmosphere, you are immersed in the depth of centuries. The location in the vicinity of the railway station is very convenient. You can also see nearby attractions, such as Bassano dėl Grappa, an incredibly beautiful town. This wonderful atmosphere of kindness is created by the people working there, their warmth makes the breakfast tastier, the clean linen more pleasant to sleep on and Venice sparkles with different colors. We stayed in the superior double room. The room was great with excellent location and easy access to the boat, just right in front of the hotel. The room and linen was very clean. Comfortable bed and clean room.

The only thing i think they can improve on is to provide bathroom footwear, kettle & body cream in the room. They can also provide a bottle of water in the room

Breakfast was quite poor - just rolls and packaged jams, nothing fresh, but at the time of Italian standard breakfast.

I think is the best choice to stay in venice. The perfect combination between antique authentic ambiance and modern renovated and spacious for venice standards. The rooms were nicely air conditioned on arrival, as the system is not related to the light activated cards. Nice Italian breakfast & friendly staff. The hotel is located 3 min walk from the tre archi Alilaguna's waterbus/traghetto station from the airport. Compared to other properties that are old and run down it's nice and renovated. All the rooms have private bathrooms (not for granted in venice). There is an hydraulic (bit slow) lift to reach higher floors (again above standard for Venice). Next to the property there are nice restaurants by the canal.

Not super close to major sightseeing, on the other hand the perfect excuse to explore the little authentic alleys of Venice.

Great style, easy to access from the transportation. Bigger than it looked from outside. The room was adequate, the beds were comfy and the room was clean. Breakfast looked great when we dropped our bags on arrival (they offer luggage storage). Unfortunately we were only there a night and left too easy to enjoy it their food.

The elevator was slow and felt like it was not going to make it to our floor. The HVAC wouldn't switch to air conditioning but the windows opened and it was a beautiful night so it worked out.

I liked that the location was close to water boat terminals. the area is nice and quiet which is wonderful. it is about 30min away from all the main attractions.

the room wasn’t as nice as expected or even in the same building as the main entrance.

we got room 113 great view , no noice from the streets reached the room very nice room, we were amazed as we had a second floor in our room. staff was friendly easy check in and check out good breakfast location very good - so close to everything in the evening there is a sun set and the street has all their restaurants open, and I. the morning fresh fish is being sold near the bridge. Definitely when traveling back to Venice we will choose to stay in the same hotel

the fan mounted to the wall even working max fixing cool down the room, however the usual electric fan helped a lot!

Breakfast was very good, and the garden was a really lovely surprise. We did prefer the main building to the new addition, but enjoyed staying in both. The location is amazing for transpirtation. The local area of Cannaregio is vibrant and fun.

The power outlets were "fuori servizio" and hard to locate and/or not situated well. USB ports would we a welcome improvement, because I had to purchase a charger.

The room was lovely, very Venetian . Really easy to walk everywhere. The room was very hot for my daughter and I but other people may like that !

The room was too hot , we opened the window the first night but had a mosquito visitor ! Breakfast was included , self service and in a spacious area. There were too many sugary options , cereal , yogurt , cake, croissants , jam . Lots of tea, coffee & orange juice .
